We parked the car at the hotel on Saturday afternoon and drove home on Monday morning, and in between we walked, to the Cliff Walk, to The Breakers, to the Audrain Auto Museum, to a variety of restaurants and a few events, so the hotel was well located for our purposes. Breakfast was unusual, varied, thoughtful, and scrumptious, especially the spicy corn muffin on Monday.

Just had the most comfortable and enjoyable stay at Attwater!! Decor is awesome and everything is super clean! Peter is so much fun to talk with. Breakfast was most definitely one of the very best I’ve had. All home made, FRESH fruit, everything was delicious! Presentation was perfect! So very well done Attwater!!!!! See you again very soon ❤️Rooms: Clean!!!! Decor is very well done. Very comfortable.Nearby activities: Great restaurants within walking distance. (Pasta Beach ??⭐️)Newport Museum of Art entry is complimentary when staying here. Very interesting.Noteworthy details: Peter is an excellent host. Fun to talk with. Very accommodating.

I booked the Attwater totally on a lark ??- and what a wonderful Inn! Location is perfect, right off of Bellevue and walkable to stores, restaurants, Spring/Thames St too. On-site parking too. They graciously upgraded us to a 1 bedroom suite which was perfect. King bed, separate living room with/sofa and fireplace, nice bath - tons of natural light and very charming decor. Staff was super nice and there’s a great breakfast in the AM - lots of homemade breads, pastries, frittata, yogurt, etc. - complementary for guests! Great little common areas at the Inn to relax too. It’s perfect and honestly less $$ than the Newport Marriott or other larger hotels - with tons more unique charm and comfort! So glad I chose the Attwater - made for a perfect Newport getaway. I’ll be checking out their other properties first the future!Rooms: Charming and beautiful, unique decor! Very comfortable..Walkability: Easy stroll to Bellevue Ave shops/restaurants as well as ‘downtown’ Newport.

My family and I had a lovely stay at the Attwater. The rooms were comfortable and quiet, and the common areas were perfect to read and relax in. The staff were extremely generous and approachable. I especially appreciate being allowed to stay well past check-out time when my plans changed.

Great boutique hotel away from the hustle & bustle of Thames street. Peter checked us in, gave great recommendations, provided excellent service & really made our stay exceptional! Rooms are cozy with beautiful design for the layout. Definitely recommend a stay here!

The stay was absolutely terrible. Overpriced and Underserved. The room we were given had a musty-chemical smell throughout from the minute we walked in until we departed the following morning. The room had no closets or anywhere to place your clothing. The wet bar was empty and the refrigerator was turned off and sitting in the corner of the room. The bathroom toilet was unstable and rocked back and forth when you sat on it. The toilet paper was rougher than roof shingles. There were no robes which were expected for the price we paid, more than $500/night. The hot water in the shower took forever to get warm. There were no instructions on how to use the TV and streaming services. When we got the streaming service to work, it continued to buffer in and out of service. The breakfast food and coffee were sub-par as well. The friendliness of the staff was non-existent. Although we received an after-stay email thanking us for our visit, no one on sight asked us how our stay was and I struggled to find someone even to return our key to checkout. The furniture in many locations was cheap and uncomfortable. DO NOT RECOMMEND

The service was incredible from the time we called until we left! Great experience, the laid back nature was great and homey can’t wait to stay again.Rooms: The rooms were great and cozy.Nearby activities: The waterfront is a 10 minute walk front the door. And Broadway isn’t much further.Walkability: You can walk to any amenity within 8-18 minutes everything’s close by.

This is basically a bed and breakfast hotel. The rooms are nice and they do make the effort to make the place comfortable. The location is pretty good too. Parking at the back of the hotel is tight. You’re better off parking at the art museum and getting a tag from the front desk.The breakfast is ok. It’s what you would expect from a bed and breakfast. The homemade granola was delicious though.The list a gym as an amenity which in all honesty they should take down. It’s in the basement next door and consists of a couple of bike machines and some weights. It’s a nice try but doesn’t do the rest of the place any justice.Honestly, this is probably going to be one of the better hotels in the area if you’re looking for a good ambiance.

Beautiful modern & boutique hotel rooms; this property is actually two old houses transformed into individual hotel rooms. Each room is decorated lovely, and has its own perspective bathroom. Location is great, 10 minute walk to downtown Newport, along with several shops and restaurants. Hotel staff was warm and welcoming. Large secluded deck out back, plenty of seating available, as well as a lobby with chairs inside. We didn't get around to trying the breakfast, but it is offered, as well as breakfast bars at the hotel entrance (24/7).Couple of downsides to this hotel. One is there is a sliding "barn door" on the bathroom, which leads to lack of privacy. The shower also had a small leak in it, so the stream of water would spray out into the bathroom. Another one is the mattress was too soft, and I woke up pretty sore after our 2nd and 3rd night there. The biggest negative is the noise; walls and ceilings are paper thin. You can hear everything- from footsteps in the hallway, to the tv left on upstairs, to people talking next door. If you're a light sleeper, or looking for peace and quiet, this may not be the place for you.

Our favorite place to stay in one of our favorite cities to visit! The downtown/wharf area is within walking distance of the hotel, but it's far enough away that the noise from any late-night shenanigans is not a problem. It is more of a small inn than a B&B: the property is comprised of two completely modernized houses which have been divided into guest suites. The bathrooms are above average with modern fixtures & attractive tile work. The rooms and common areas share a clean, bright, airy, and upbeat decor. The property is meticulously maintained, and the rooms are second to none in terms of cleanliness. Like anything though, it's the people that make the difference, and so many of my post-covid reviews recognize the damage done to the service culture of almost every establishment since the pandemic. But not here! The front desk staff has consistently been top-notch both pre and post pandemic: the initial welcome, recommendations for dining and activities, and all of our other questions were handled with a friendly, personal interaction usually only found with concierge-level service these days.We've stayed at the sister property, Gilded, which is also great, but The Attwater is the best value in terms of room quality & service. Highly recommend!

Nice location near Bellevue avenue. Rooms are well appointed, clean and quiet. We had no problems checking in after regular hours. We also enjoyed using the common area. Recommend!

Loved everything. Great room. Great service. We stay in Newport often and this place is by far the best.
