I love the Everly so much!! The clubhouse is so nice, and I can’t help but sit in the back and eat lunch sometimes. The community is so cute— it looks like a neighborhood more than an apartment complex. And I’m so excited for it to get warm out so that I can use the pool!!

I’ve held off but feel it’s necessary to review my experience at the Everly. I loved the apartment, but the office made living there awful. From the beginning, they were unpleasant. They said they sent me all the contracts/info.. they didn’t. I’d nicely ask for them to send it, only to be met with “well we already sent it”. Not helpful, especially because it wasn’t in my emails/spam/attached. They made it seem like I was bothering them when I was simply asking them to send contracts which were necessary for the move in.. I didn’t think I’d have to deal with them after the initial set up because I’m a quiet tenant, live alone, no pets, but I was wrong. I got a floor length mirror sent to me, and they delivered it on the 1st floor. I was on the 3rd and didn’t know anyone in the area. I was googling movers to see if someone could come move it, when hours after it was delivered I got a nasty call from Brenda. She spoke down to me, practically yelling at me that I had to move it asap because it’s a fire hazard. I understand the fire issue, but I was at work. What could I do? She was so rude and condescending, telling me I have other small packages in the hallway and I better get them when I get home from work. When I get home, there were no packages to be found. I went in to the office, she tried to ignore me. I asked where my packages were and she said “how would I know?”. The packages were never found. I had my AirPod case stolen from the gym after being left to there for 30 mins. To move out, the contract states you have to give 30 days notice when your lease is up. That is it. I emailed them giving my notice. They said I had to go in to sign a form. I asked them to email it to me as I was out of state. They said because I wasn’t in person, I had to get it notarized which ended up costing $15 for me to run around on the day of a wedding. (Again, this is NOT in the contract!) they will make your life stressful over very small things. Don’t live here, your peace is worth it

Lived at The Everly for a year. At first it seemed pretty good. Rent rates at the time were reasonable for the quality of the unit. However, as we lived there for a while, lots of problems became more obvious. I'll make a Pros and Cons list to keep it simple.PROS -- The actual overall unit itself was a bit dated, but for the price we payed it was good.- Multiple grill stations and pool area were very nice! The option to cook outside during the summer was great.- Maintenence was pretty quick to resolve issues and were usually able to fix problems.- Noise didn't travel much between the walls.- The clubhouse was nice. Fitness center was decent although small.- Lots of free parking spaces.- Never had to deal with pest issues besides ants.- Had a washer and dryer in unit for laundry.CONS -Where do I start.This wasn't the worst place I've lived at but...- Appliances were very outdated. Dishwasher was a barely a dishwasher and would constantly get dirty, not drain properly, and stink like rotten eggs. Stove took a very long time to heat up and was clearly old.- Upkeep of the complex's amenities was very spotty. The dumpster would frequently overflow and not be emptied for a while. The dog poop bag dispensers would also regularly be overflowing. The dog park was covered in weeds and was very buggy. Nobody ever used it and I now understand why.- Management of the complex was very poor. We constantly had routine apartment fees that we needed to pay and had no problem paying, but management would frequently forget to add them to our portal so we weren't able to pay them. Specifically, we didn't realize that we weren't being charged our pet deposit fees at first for our dog. 6 months into the lease, we got hit with a $500 charge immediately when they realized THEIR mistake. There was no offer to make the payments in increments for something that wasn't our fault at all, which felt wrong.- Management also weren't great at protecting resident parking from event traffic in downtown Franklin. During the Pilgrimage Festival, for example, there was absolutely no parking in the complex to the point where it was obvious people attending the festival were parking in resident spots. The complex had issued parking permits to residents, but what good does this do if nobody is there to enforce them? I was lucky to even find a spot to park that night and had to bring my groceries in from all the way across the complex. The office had to have known this event was going on and did nothing to prevent this.- Management was not easy to work with sometimes and were not forgiving or understanding to certain situations. Even if a reported issue was their fault, it was going to be handled their way or the highway.- Move out was a very tedious and annoying process. We were hit way several small cleaning fees that were absolutely ridiculous. The pet cleaning fees especially were ridiculous as we had already paid a $350 pet deposit. We were told that deposit covered Maintenence of the pet amenities aka the weed and bug infested dog park and overflowing poop bag stations.There was the option to get our own cleaning services, but there was always the chance the office would claim the cleaning wasn't up to their standards and still charge us to re-clean it themselves.This is all on top of the fact that the unit wasn't even clean when we moved in. The floorboards were coming up and the shower was stained. Management said they would re-finish the shower, never did, and then had to audacity to take a photo of the shower during the move out inspection like it was something we did.- Speaking of the move out inspection, we wanted to be there for fear of added charges. But we were told that they only did move out inspections weekdays during working hours. This made it impossible for us to be present for them, which felt like it was by design.Overall, the complex is decent but overpriced. Every complex has its problems, but there's some things you shouldn't have to deal with for the price. There'

Moving from SC to TN and we had a lease (site unseen) at another complex that touted renovated units. After arriving it was not what was expected. We had one day to find another complex! We contacted Nikki at the Everly and she along with Jacki, worked tirelessly for 4 hours getting approval. With less than 10 seconds before all outlets closed, we had an apartment! I can't say enough about the incredible kindness and determination of the leasing office. Maintenance has been very responsive after our quick move in, which is very much appreciated. The complex is beautiful, quiet, and the units stylish.

I enjoyed living at The Everly in Franklin TN. The staff is wonderful and helpful. The amenities are amazing and you can’t beat the location, just a short walk to the charming downtown Franklin area. I highly recommend!

Thank you for the new roof @theeverlyfranklin on the townhouse!!! Living at The Everly is just great! The Staff, location, and the aesthetics are top notch! Brenda Lee runs a great crew and the staff is always willing to go above and beyond to accommodate the residents. Their attention to the details of the property and maintaining the peaceful living environment does not go unnoticed. Keep it up!

I can relate to what have been written about this complex in the other reviews, but things got way none sense for charging me around $600 for replacing one curtain that is fabric and nothing fancy about it!!!! All high end brands curtains do not exceed $200 and they want $600 for their curtain!!!!

Renting at The Everly was great. It’s a big complex and there is a two person team working at the front desk and a great maintenance crew. They have a lot going on and they’re very busy and they do a good job. The pool is salt water and open year-round. it’s not heated. Our kids loved it. There’s a dog park that gets a lot of action and tons of really amazing residents. You can walk to the farmers market. The community has beautiful, mature, overgrown trees, and a walking path. It’s a really quiet neighborhood and beautiful to walk around. It just got new roofs. It’s wired for AT&T fiber. The only downside is it’s directly next to the train tracks, but that’s also a bonus because on the other side of that is the factory at Franklin within walking distance. The train rarely comes by during the day they honk before the crossing at 11 PM sometimes 1 AM and sometimes 4 AM. Some nights there’s no train, some nights there’s one train, and some nights there’s all three. If I didn’t have kids, I can say that you really do get used to it like the neighbors told me and just go back to sleep but with kids it’s a little bit tougher if they’re young, so I recommend a sound machine if this place is the one for you. We were here a year and we’ve truly enjoyed it. I also have a community garden, which is by the dog park and so awesome to see what other residents are growing. 5 min drive to Main St. downtown Franklin. Excellent location!

I have such mixed feelings about this place. I had fallen in love with the community 2 years back when I first saw and their reasonable rent was a cherry on top. I will drop the goods, the bads and the ugly below.Goods- Clean, safe, spacious parking lots, community garden opportunity, social events, prompt maintenance resolution, communicative leasing office, Saturday Franklin farmers market, walkable franklin downtown to enjoy all local events without parking hassles, beautiful to look at, high ceilingsThe bads-train track can be menace. I was further away and got used to it and it’s my bad not paying attention to railroad next to it.Sometimes too much maintenance going on. Pool or in apartments. It got noisy sometimes from construction or leaf blowers so working from home was challenge sometimes. Last year lots of apartment got water damaged around cold snap. And though they promptly had a workaround to cause minimal damage, there was flooding on some ground floor apartments. They cut open walls. They were still open when I left 6 months later.The UGLY - RENT INCREASE. My renewal offer was a laugh. It was so high I was getting 2 bedroom apartments other places for comparison. They did some useless renovation adding dog turfs in front of ground floor apartments. This is when they have a dog park, lots of open space to walk pets and the blessed Nashville weather. I shook my head and and said goodbye to it with heavy heart deciding to relocate. Also suddenly a lot of neighbors leaving in past year made sense. I related to lots of reviews that have been posted recently minus 12 months from mine. If some one could afford those rents they could also afford Taylor swift sized mortgages.I hope they come back to their senses and go back to what I had enjoyed about it beginning of 2021.

The Everly is a beautiful place to live! The pool and fitness amenities are better than I’ve seen anywhere, and I really enjoy the tree lined sidewalks and proximity to Harlinsdale Farm and downtown Franklin.

Been here a year now and it has been a great place to live. Excellent location - Franklin is lovely and close enough to Nashville. Quiet and good neighbors and staff.

Be very careful signing a lease here. Community is wonderful for the most part but they are much prouder of it than it's worth.I don't enjoy leaving negative reviews but wished somebody would have warned us before we moved in so here I am.Pros: Beautiful community, great location (farmer's market next door at the factory, can walk to downtown Franklin, etc.)Cons: You won't get what you paid for and will be disapointed.Specifically:1). Property manager is irrational, hypocritical, lacks any sort of understanding of proper grammar, lacks understanding of timely and neccessary communication (but by golly she can plan a party!), selectively enforces property rules, and cuts costs where she can so she can please her superiors (RAM Partners).2). All amenities are usually broken LOL - good luck using the pool or any grilles on the property.3). Office Staff are unrealiable - you can call, email, etc. about something and they will respond with understanding and a promise to take care of whatever you're calling about. Then it will never happen. If you pay $2k/mo.+ for rent, you ought to have to call/email once....4). Renewal offer was 140% of our current rent. Ridiculous. Obviously rental and housing markets have had intensive volatility over the past year however this was just ridiculous.Above are only a FEW of the issues that plague this property. In sum - the property manager is the worst part. She acts like a child and does NOT perform her job well in any capacity. I'm truly surprised that RAM Partners still employ her. My advice would be to stay far far away as most of our neighbors we spoke with towards the end of our stay had the same opinions and regrets we did.
