Update August 2025: things happen, but I have to give it to the Ashton manager Cory and the team. Cory is a action oriented manager that makes you want to hire him for your own company. I'm very grateful for keeping the Ashton vibrant. Thank you!
December 2021: The Ashton team is very responsive to tenants needs. Maintenance is super quick. There are a few events per month and those are a great way to get to know your neighbors and relax.

If you enjoy AC look elsewhere. This building has been having ongoing AC issues with it continually going out, for a year, without resolution.

After living here for five years, it's disheartening to write this review. The main reason I stayed for so long is that the units are much larger compared to other condos, but unfortunately, both management and maintenance have significantly declined.
Recently, my AC unit broke at 6:45 PM. If you’re familiar with Austin’s heat, you know how uncomfortable a broken AC can be, especially with a pet. When I reached out to maintenance, I was informed that it wasn’t considered an emergency since it was only 80 degrees outside, despite the humidity being at 90%. The maintenance representative stated they would not come out, and I heard nothing from management for hours, even though they suggested I could move to another unit. I shouldn’t be forced out of my home because maintenance is unwilling to do their job.
Additionally, reaching management after 5 PM is nearly impossible, despite their advertising as a 24-hour luxury building. This isn’t the first time I’ve faced an emergency and experienced their lack of response. I do not feel safe, supported, or comfortable, and given the price of these units, we should have full support in emergency situations. My storage unit has been broken into, there have been robberies on multiple floors (no key security, allowing access to any floor), my car has been vandalized, and I have been denied assistance for multiple emergency calls.
I even managed to reach HR for Greystar, and she could not believe the situation was being handled this way. I do want to acknowledge a few great front desk staff members and express my gratitude to them. Even when issues arise, they are just as shocked by the handling of situations as I am.
I highly recommend finding a place that prioritizes safety and provides support for its residents.
Update to my review based on Ashton Austin’s response: To date, no one has reached out to me to discuss this incident, yet they have chosen to publicly respond to my review instead. Additionally, this incident did not occur on a holiday; it was on July 3rd, and my first call was made around 6:45 PM. The maintenance worker remarked, “It’s 80 degrees outside; that doesn’t qualify as an emergency.” Furthermore, no new air conditioning unit was installed, which is a completely false statement. Lastly, when the AC unit was opened, it was filled with dust and was in a grotesque state. I will be attaching photos to support my claims. If customer service were truly a top priority for Ashton Austin, they would have reached out to me directly first instead of disregarding the situation entirely.

Our experience at Ashton Austin has been stellar. The leasing and move-in process was smooth and easy, and was facilitated by friendly, professional members of the Ashton team. We found a floor plan we love with a spectacular view, and we couldn't be happier.

Thank you Liz for accommodating my schedule for a tour on such short notice. It is a beautiful property and the amenities are top notch. I very much appreciated the conference rooms, community activities, dry cleaning services, gym, pool, and wine lockers!? Great job and thank you.

If you have $3-7K a month to light on fire, boy do I have the perfect place for you!
Welcome to the Ashton, a place that:
- Has won an award for having one of the worst elevator problems anywhere in the city (2 elevators were broken down for almost 10 months! Forcing the entire community on 1 elevator with avg wait times of 5-15 minutes each way). They had recently fixed them, only to have another broken, so they’re down to 2, sorry! Don’t worry, there will be plenty of random parties in the lobby where they’ll spend thousands of your hard earned money on low quality catering and cheap wine!
- is home to some of the most uncaring front desk and office staff (Michelle you’re excluded you’re amazing). Avg wait time is anywhere from 3-10 business days for phone/email returns related to any and all problems (Elizabeth)
- the new spot for crime (there were several break-ins, an entire floor got ransacked and people lost all of their jewelry, wedding bands etc) there was no communication from management or solutions put in place. My partner was also chased in the parking lot by another resident -- resulting in filing a police report and raising alerts from fellow neighbors
- a wastewater facility with flooding, knocking out several floors; the fact that some of these reviews below are somehow happy with the way everything was handled is very bizarre and is most likely a fake review
- decided to use an app to access the entire building which only works 40% of the time, so you could possibly get stuck waiting for minutes to access floors or doors. They used to have key fobs once upon a time and decided to completely ban them.
- Took Ashton over 14 months to evict a tenant who was throwing massive parties 3-4X a week upstairs until 5AM and shouting on the balcony, being an absolute menace to dozens of tenants causing a massive, massive problem. If there was an HOA or any sort of responsible party in charge this would have been resolved in days, not years.
We truly had no idea what we were getting ourselves into for the last 2.5 years but it turned out to be nothing short of an absolute nightmare.
Greystar could have one of the best properties in the planet with the location, and instead picked quite possibly one of the worst community management team on the planet to lead the charge.
This is a real review from a former resident who just moved out. I promise you this review will get a lot of thumbs up after posting because current residents are scared to post while living there in fear of retaliation from management.
Please do not savor the fake reviews below, and look elsewhere.
If you can afford to live here, you can afford to live elsewhere. You deserve better for yourself, your family, your wallet, and your sanity.
If you look at my other reviews, I enjoy staying at some of the top resorts in the world -- this place is very comparable to a 3 star hotel. If you can afford to live here, odds are you don't enjoy staying at places like that -- don't make your home one!
Also, upon move-out, we were hit with a $1500 bill for repairing holes from hanging pictures up, although I had repaired these myself. (Pictures for proof below) For reference also, we were also paying for the most expensive floorplan outside of the penthouses, so we weren't some 1bd new college kids complaining :)
Every resident here cannot wait to leave. Don’t join the list, lease elsewhere today!

Ashton is the place to live in Downtown Austin! Elizabeth, the Assistant Manager, is quite possibly the warmest, most informed Manager I have ever worked with!

I recently toured the Ashton Austin and was very impressed with the property. The building was well-maintained, and the apartments were spacious and modern. The staff was friendly and helpful, and they answered all of my questions about the apartments and the community.
One of the things that I loved most about the building was the location. It was right by the river, but it was also close to shopping, restaurants, and public transportation. This made it easy for me to get around without having to rely on my car.
Another thing that I appreciated about the building was the amenities. There was a fitness center, a swimming pool, and a rooftop deck with stunning views of the city. These amenities were great for residents to enjoy and relax.
Overall, I was very impressed with the apartment building. If I were looking for a new place to live, I would definitely consider this property.
The tour guide's name was Elizabeth, and she was very knowledgeable about the building and the community. She answered all of my questions and provided me with a lot of information that helped me make an informed decision about whether or not to move in.

Beautiful building with an excellent location. Ash was super helpful and responsive with the lease application process, and I was well taken care of. Looking forward to living there!
