I feel obligated to share my concerning experience with Cortland to help others make informed decisions. On my scheduled move-in day, my movers and I arrived to find two unauthorized individuals (Homeless couple) living in my leased apartment. The unit was damaged, unsanitary, and uninhabitable.
While Cortland staff agreed to cancel my lease (as they should), they have refused to reimburse me for the significant moving expenses I incurred. I had to pay movers twice - once to bring my belongings to what should have been my new home, and then again to return everything to storage after discovering the dangerous situation.
This experience raises serious concerns about:
1. Security protocols at the property
2. Inspection procedures between tenants
3. Management's unwillingness to take financial responsibility for their negligence
I understand that unexpected situations can occur, but a reputable property management company should take accountability when their failure to secure and properly prepare a unit results in financial harm to their tenants.
Despite multiple attempts to resolve this reasonably, management has declined to cover the moving costs their negligence directly caused.
While I appreciate that they canceled the lease without penalty, their refusal to fully make this situation right demonstrates a concerning lack of professional responsibility. I would strongly recommend potential residents thoroughly inspect units before signing and get all promises in writing.

I never leave reviews, much less bad ones. My husband and I lived at Cortland in 2021-2023 and for the most part really loved it, the last 6 months of our lease then, however, the fire alarm would go off all the time in the middle of the night. So much so that people stopped leaving their apartment because they knew it was just another false alarm. It was concerning because.. what if there actually was a fire? No one took it seriously. Fast forward to this January, we wanted to move back to this area and since we mostly loved this apartment and read other reviews that this faulty system they had at the time had been fixed, we decided to tour it again. On our tour, we specifically asked about the issue, and were told, now I'm assuming a lie, that a child was living here messing with it, which I felt was a lie from the start because what kid is outside at 3 am alone here? Well, we moved in since we were assured it was fixed, we've been here barely a month and it's happened 4 times already between 3 and 6am. I am regretting our decision and counting down the days until our lease is up again.

I scheduled a tour for this apartment and I drove in from Houston when I arrived the Hispanic guy was rude and didn’t want to show us the apartment he told us to go look by ourselves then gave us a key that didn’t work. Then when we came back he sent us to a apartment at the back of the apartment that we couldn’t find and the guy didn’t even want to help us so I couldn’t even tour the building. Would recommend based on that .

I have been without A/c or heat for 3 weeks going on 4. It’s been 80 degrees for the majority of the time in my apartment and I have reached out to the office many time and have documented each time. I have been told repeatedly “I don’t know” or “ I didn’t know” by management and maintenance team. If you plan on moving to this building make sure that the A/c and heat are up to date because this is not ok.

I only visited here. The hallways are concrete, and the apartment numbering system is not logical; i.e. , apartments on the 2nd floor start with 400.

I toured this complex on Monday, October 7, 2024. When I walked in the gentleman acted like I was disturbing him. I went out to grab my mother, and when I returned he got up to give us the tour. He asked if we "wanted" to see different amenities- that's not how you sell your property to someone. I earn well over 100k per year, but maybe he thought I couldn't afford to stay there. Even when he showed us the model apartment, he just stood there, never giving us any details of the space. Then at the end of the tour, he asked me to write my name, phone, and email on a post-it note. Really? Not very professional. And on top of that, I haven't received any contact from this property. Oh well... too late. I would NEVER stay here! Not impressed!

Can't get my deposit back starting from 05/05/2024 till now.
It is almost 4 month.
I received final account statement, and nothing after this.
They told that they sent the check several time, but it is never came up. It's not problems with other mails.

I recently moved out after living in the Cortland for 3 and a half years. The management is definitely better than the previous and the team is vey nice and pleasant. The area is convenient as it is in walking distance from Whole Foods, Target, the Movie Theater and other shopping centers.

I do not recommend this apartment. I moved out recently, but in my last month of the lease, my AC broke five times. I had to talk to the leasing office every week, but all they did were superficial fixes. The last time, they finally set up a portable AC(Super noisy) just for the main bedroom. I could not use the living room and the other room because it was almost 80 degrees there. After that, I asked for another portable AC, and they said yes, but it never happened until I moved out and AC was never fixed(It was supposed to be fixed before I moved out by 3rd party).
I asked for compensation because I was not able to use the living room and the other room, but they said no compensation. This is frustrating for a $2000 rent apartment.
And also two out of three elevators are out of order for 3months. Don’t live here.

It can be great apartment complex. But maintenance is very poor: garage gates broken for weeks - they can be just open and let everyone in, or opposite - just closed in the way that no one can drive in. As well as elevator broken for weeks. Shared areas like corridors and pool area are dirty. I invited my friends 2 times, each time pool area was closed, other barbeque area has broken amenities. Staff and management super friendly and easy going, but they can't fix problems for weeks by some reason.

Live here since January 2023. Pool is never cleaned, valet trash is missing all the time, not secured property, gates are broken 24/7, elevators are broken 24/7, fake fire alarms every month, club house isn’t working 24/7 how it was promised, waiting for maintenance team can take a month.All grills are broken, they deleted all the bad reviews on the google. Management all the time give you the same answer they didn’t know that something is not working.Think twice before applying for your new apartment here, you have much better choice in the same area.This community has a slack chat where you can find the real reviews from current residents.
