Josh was an amazing lender to work with during our first home purchase! We worked closely with Josh from initial pre-approval, running net sheets on multiple properties at various price points, to ultimately closing on our loan 1 week earlier than the originally planned closing date! Josh took the time every little question I had throughout the process and proved to be instrumental in us closing on time with no hiccups. Josh was able to get us reduced fees, match competitive market rates, monitor the mortgage market and offer advice on locking a rate versus floating, and offer favorable refinance terms! His knowledge of the industry is incredible and I highly recommend working with him!

There'a reason for all the 5 star reviews here. Highly recommend Josh for your mortgage needs. Be it matching rates, giving incentives, answering questions - he is excellent. I noticed not everyone had a 5 star positive experience with guaranteed rate in general, but my experience with guaranteed rate throughout my closing process has been nothing short of great. 5/5 would do business with them again.

My wife and I recently retired from the East Coast to the Austin Texas area, we sold our home of twenty-eight years and were not really in the market for another home just yet. Josh Hanly is not just a lender! He is one of the best people in the business that will guide you!These days, I always feel that most people slack at their jobs. Not Josh! He is not only the best at what he does, but he is a real authentic person. He made the home buying experience the smoothest transition possible. He put me first, not him! He picked up the pieces of other people not doing their jobs correctly. My closing day almost didn't happen and would have been delayed when Josh found out something wasn't correct with my realtor the day before. He redid the underwriting so that everything would go through when planned. You know, when you take time off for your closing day, that's when you want it to happen. If it wasn't for Josh, it wouldn't have and I received documents at 12:01 AM on my closing day to sign.I wish my doctor and their staff, my dentist and their staff, my banker, and my preacher and whoever handles aspects of my life was as conscientious as Josh Hanly. Back in 2017, we worked with Josh to purchase our current home and the process was super smooth. We said that we would contact him if we ever decided to move again. Well, we worked with Josh and his team once again to purchase our "forever" home. Even though we had an extremely long closing process due to the builder not having everything ready on time, Josh and his team kept pushing and got everything completed.
