If you value your safety, sanity, and money, do NOT move into Ladera.
This place is a nightmare disguised as “luxury living.” The grounds are filthy, trash and dog waste everywhere, dumpsters constantly overflowing, and valet trash pickup is inconsistent at best. The gates are broken 95% of the time, so anyone can wander in. I’ve seen homeless people, drunk men, and even strangers knocking on doors harassing women. Specifically drunk men walking up to the 3rd and 4th floors, Knocking on doors, asking to speak to the women inside or if the women can come to the door. Strangers pack the pool at night and leave once the party’s over, while “security” is nowhere to be found.
The so-called amenities are dangerous or useless. The dog park has no rules or enforcement, and my dog was attacked within the first month. The “dog wash” has broken stairs and no mats, making it unsafe. I was told it used to have a blow dryer, but then somebody stole it. Landscaping crews spray pesticides all over, leaving dead squirrels, birds, and mice scattered throughout the property. The gym was missing equipment for 6 months because somebody stole all the weights. Treadmills barely work, and the Peloton bikes they advertise have never worked once since I’ve been here.
Maintenance is severely understaffed. Requests take weeks or months, pest control for a massive wasp nest on my patio took an entire month.
Don’t be fooled by “easy I-35 access”. It takes 10 minutes just to leave the property and nearly an hour to get back in traffic. Don’t have a car or are you going out and don’t wanna drive? Be prepared to wait 10 to 15 minutes for an Uber if one even shows up.
On holidays, fireworks are set off in the complex, and management will tell you they’re looking into it and never follows up.
Noise complaints are met with “Well, we gave them a warning. There’s not much more we can do.” The only way to resolve the situation (break my lease no fee) was if I called the cops on them and reported them enough times. I’ve not had a proper night sleep in two months because my upstairs neighbors make excessive noise between the hours of 9 PM and 6 AM. I hear them stomping and screaming and what sounds like rearranging furniture.
I’ve never had a late payment, I’m positively involved in the community, and I’m generally a very understanding and patient person. In my 12 years of renting, I’ve never broken a lease until now. Ladera is unsafe, unsanitary, and completely mismanaged. Save yourself the headache and look elsewhere.

Walked in the first time was declined a tour because she stated she was having a meeting and said to come back. Went again and was told by Savannah Johnson to put my information into her own computer while she was on her phone I then tried my best to keep my cool and she just emailed me quotes I then asked if I could see them and she looked at me and said do you have an ID I stated yes and we started the tour no convo what so ever didn’t even show me the clubhouse pool gym nothing she just started walking fast in front of me. We get to the apartment and she turns on all the lights and stands on her phone didn’t tell me anything about the apartment I then proceeded to say I liked it and she said see everything you want to see and left back to her desk gave me my ID and walked straight out by far one of the RUDEST people as a leasing consultant I shouldn’t have even waisted my time worst tour ever and will definitely not recommend anyone there. Don’t waist your time if you’re going to be treated like that!! HORRIBLE CUSTOMER SERVICE maybe it’s because of my color

BUYER BEWARE!!! I gave my keys back and moved out 71 days ago. The law in TX is 30 days to give back the security deposit. I am now going to file a law suit to get my $248 back as they have still not paid me. I had many maintenance requests small and large that were completely ignored for so many months after I repeatedly went into the office, called, and emailed. If you stay here you have only yourself to blame. Do not blame the management when issues arise, I have clearly told you they do not care about your maintenance requests and you may have to sue them in order to get your security deposit back.

I’ve lived at Ladera Apartments for almost a year, and the overall quality of the community has noticeably declined.
After moving to a different unit within the same complex for a better rate, the office instructed me to transfer utilities but never mentioned the need to re-register my vehicle. Two months passed without any warning or reminder, yet this morning my car—already registered with the complex—was towed over an hour away. The most frustrating part is the complete lack of communication and support from the office, which has been dismissive and unwilling to help resolve the situation.

I love Ladera! The apartments are spacious with modern finishes like granite countertops and wood-style flooring. The amenities are top-notch—resort-style pool, fitness center, dog parks, and even a putting green.
The management team is professional and quick to respond to maintenance requests, which has made living here hassle-free. The location is super convenient, right off I-35, with easy access to downtown and Southpark Meadows for shopping and dining.
If you’re looking for a clean, well-maintained community with great amenities and a friendly staff, Ladera is a solid choice!

I have full confidence that the other reviews about being sent to Collections for fraudulent charges by them are real. Cause it happened to me too! I have never had any issue with any other apartments like this until Greystar. I emailed them proof of my final walkthrough & what I actually owed them and they told me that I could have just made the document myself. Why would I do that? Who has the time or energy? Be for real.
Be so so so so so meticulous with your documents and move-out finalization here! Make them email you EVERY conversation & agreement. Might as well get things notarized too if you can.
Furthermore, the one entrance/exit IS a nightmare. My friend was dropping me off & got rear ended one night. Such a dangerous area. These apartments aren't even that nice to live in and you pay premium pricing. While I lived here, I am pretty certain there was someone talking about their car being broken into at least once a week. If not more times due to lack of any actual security & the gate always being broken.
The Property Manager and Maintenance staff are generally nice to work with, but WOW does Greystar stink!

I've had a truly outstanding experience at Ladera Apartment Homes. From the moment I filled out my application, the level of support I received from Savannah and efficiency from the management and maintenance teams has exceeded my expectations. Anytime I’ve needed assistance—whether it’s a maintenance request or a general question—the staff has responded quickly and professionally.

My tour with Savannah was amazing! She showed me the small market they set up for residents to purchase household items and snacks in the clubhouse. The best part is the clubhouse is open 24/7 and only residents can access it with their phone app. I was already moving here because a friend recommended me but these are things I didn’t know until I actually toured. Other residents were in the clubhouse working on laptops and chatting while grabbing coffee from the coffee machine. I’m excited to live somewhere where there is a sense of community!

Absolutely the Worst Apartment Experience in Austin
Ladera Apartments has been hands down the most unprofessional and frustrating experience I’ve ever had with an apartment complex. From the beginning, their office staff has shown nothing but laziness and incompetence. Good luck getting someone to answer the phone—if you do get through, expect to be ignored or sent in circles. I left my number multiple times and never got a call back. I sent an email and got 30 fragmented replies instead of one clear response.
Other places I’ve lived had the same staff size and somehow managed to provide real service. Ladera? Just excuses. If it’s this difficult to get answers before even signing a lease, I can’t imagine the nightmare of actually living here.
Save yourself the stress. Poor management, poor communication, and zero accountability. There’s no way I’d trust these people with a year of my life or a dime of my paycheck.

The apartments and amenities are ok. I lived there for 2 years and wouldn't leave a glowing review, but it would have been a 3 to 3.5 out of 5. That was until today, when I found out my credit score went down 120 points, because they sent my move out charges to a collection agency. I would gladly have paid them if they weren't complete and utter nonsense.
I moved out on 2/21/24 and the manager said don't worry we'll take any damages out of your security deposit. Works for me unless you erroneously mark my move out as 3 days later and charge me rental fees at a ridiculous daily rate and added on a late fee to boot. When I called Greystar to dispute this, they said it would be looked into. No response, so I thought it was good to go. A year later Greystar sent me another bill for the same move out charges. I tried to call, but couldn't get a hold of anyone. I left messages and nothing. I've paid this BS collections amount today, because I'm tired of dealing with it.
I'd warn anyone moving out of Ladera in the future to not leave the office until they have sent you an email confirming you've dropped off the keys and/or take a video of the process. Otherwise they may try to tack on extra days to your move out date.

Beautiful community with nice amenities, nicely renovated apartments and washer and driers in the apartment.
Would love to give a better review but within a week of moving into the apartment complex my truck was broken into and all of my work tools stolen. Nobody saw anything, night watch didn't catch it, no cameras recorded it, nothing. Thousands of dollars gone. One of the front gates was broken for the first few weeks when this happened (appears to be repaired now).
Our AC broke on the second day of moving in but since it was a long weekend, nobody came to repair it for three days. In the last 6 weeks it broke another two times and is currently broken again. We were now provided with a spot cooler to help with the heat.
Both of the keys to our mailbox wouldn't work after moving in. We requested new ones two weeks ago but haven't gotten new ones yet.
We specifically asked about car parking before moving in and were told we could have three cars. One for the wife. One for me. And one for my work truck. After moving in we were asked to register our vehicles online to ensure they wouldn't get towed. Registration however is limited to two vehicles per apartment. Talking to Property Management we were told we can only have two cars and would need to rent parking for an additional charge.
Overall the community is nice. The apartment modern and renovated. The pool, gym and other amenities are great as well. But all-in-all other experiences surrounding the move-in and community so far have been subpar. Unfortunately.

I was recently contacted by a former neighbor from my time living at Ladera, and we realized we had both gone through similar situations. I wanted to share my experience to help warn others and hopefully prevent this from happening to someone else.
Issue #1:
When rent was due for my final month at Ladera, I noticed over $1,000 in unexplained charges on my account. I contacted the leasing office to ask about it, and they assured me they would take care of it. The charges were removed, and I thought the issue had been resolved.
However, nearly two months later, I received my move-out statement — this time with over $2,000 in charges for rent and re-letting fees. These were the same types of fees that had supposedly been removed. Based on the events that occurred after I questioned the original charges, I can’t help but feel this was retaliatory.
Issue #2:
During my initial conversation with management about the $1,000+ charges, I mentioned that although I was no longer staying at the apartment, I had not officially moved out and my lease was still active through September 18th. A few days later, the property manager, Zach, called to ask permission to enter my unit for a fire inspection. I agreed.
Two days later, I returned to the apartment and was shocked by what I found:
• My front door had been left open.
• My garage was locked — something I never did since I always entered through the garage using a remote.
• Boxes I had neatly packed were rummaged through.
• Coffee cups from the office and trash were scattered around.
• Items from my balcony storage were dragged out and opened.
• My TV and patio furniture were missing.
When I brought this to the office’s attention, they said they would arrange a meeting. During that meeting, they returned my TV — but not my patio furniture. The manager, Zach, was dismissive and unprofessional. Despite my clear explanation that my lease was still active, my rent was fully paid for the month, and I had not returned my keys, he refused to take accountability for their unauthorized entry and removal of my property.

I’ve been a resident of this apartment complex for roughly 5 months and I am thoroughly impressed. The dog areas are always well kept, maintenance requests are always completed within 2-3 days, it’s always quiet, which is very surprising since it located right next to the highway! I truly have no complaints. Savannah is always there to greet you with a smile and Elijah has definitely earned the title of problem solver when it comes to any issues that may arise. Definitely recommend
