Let me start off by saying THANK YOUUUU to Miss GabrielaaaaađI finally had the pleasure of meeting her on my move-in day after MANY WEEKS of texting đand she was very welcoming and sweet. She gave me a smooth run-down and so thanks to her I had a very pleasant move-in experience.
Weeks before I moved in I read every almost single review I think and it kinda gave me mixed feelings as it would anyone else, but from what I can tell you my Golden rule is always: You get what ya pay forrr. Yea I did (and kinda do ) see roaches here and there but all it took was a $7 bottle of Combat Killer gel and a good deep cleaning to solve the issue. Iâll always keep my environment clean and thats all that matter so the rent is only a blessing from God! Iâve been here for almost three weeks and so far everything has cool, basically everything is close by and I donât really have to drive anywhere I can use the scooters to get around as well. Another Big thank you to Claudia for helping me get settled in:)

Horrible. It took 2 weeks to get rid of roaches. I haven't had a working refrigerator for 3 weeks now even after 3 work order requests they just cancel it or show it completed in the resident portal app.

So, I originally left a pretty nice reviewâbut that was before I moved out and realized this place is just a full-on disaster in slow motion. I lived at Avasta South Shore for two and a half years, and honestly? Itâs one of the most poorly managed properties Iâve ever encountered.
Letâs start with the growing crater in the parking lot (yes, photo attached, because I keep receipts). I brought it up to managementâbig mistake. The manager said they were going to âfill it with rocks and sand.â Um, excuse me? What is this, a playground? Spoiler alert: they didnât do a damn thing, and itâs still growing like itâs auditioning to be the next Grand Canyon.
But waitâit gets worse. The âgymâ (if you can call it that) had actual homeless people sleeping in it. Someone even broke the gym window. Oh, and did I mention there was a dead body found at the mailbox? I wish I were being dramatic, but sadly, this is real life. Then there was this guy who spent every day digging through the dumpsters collecting cansâlike sir, are you on the payroll?
Look, if youâre gonna give âghetto fabulous,â at least donât charge me nearly $1,300 to live in a shoebox. My unit was 400 square feet, and they had the audacity to price it like a luxury loft in downtown. I extended my lease to 15 months to line up with my move out of state, and thatâs when the real mess started. I was casually browsing their website (as one does when you're plotting your escape), and guess what I saw? My exact studio unit listed for $700. Naturally, I called the front office like, âHey besties, whatâs this about?â Their response? âOh, the website prices are wrong.â Wrong. Cute.
Fast-forward to just three months ago, and suddenly theyâre blowing up my phone, trying to convince me not to move to another property. And magically, they now have a one-bedroom for $800 with the first month free. Ohhh, now you have deals? I was like⌠be so serious. When I asked about prices before, I got shut down with âthatâs inaccurate.â But the second I say Iâm leaving? Youâre offering discounts like it's a clearance sale?
I was HEATED. Yes, rent goes up and downâbut I was locked into a 15-month lease paying nearly $1,300 for a studio, while they were practically giving away one-bedrooms just to keep people from bouncing. So letâs be real: I spent over a year wildly overpaying, and the only time they showed interest in working with me was when they realized I had options. Bold of them.
I wouldnât even be this pressed if they hadnât straight-up lied to me. Yes, I understand rent fluctuates, but for 15 months I was paying top dollar for bottom-tier living. What the actual hell?
This was my first apartment, and while Iâve got memories, most of them involve shaking my head. Donât let the website fool youâthis place looks affordable for Austin, but youâd be better off elsewhere. That said, let me shout out the only good thing about South Shore: Nelson the maintenance man. He was kind, reliable, and truly the MVP. When my neighbor decided to flush paper towels and it caused a whole plumbing explosionâlike, toilet, shower, AND the downstairs apartment flooding through the light fixturesâNelson came through and handled it like a pro. I truly hope theyâre paying him what heâs worth, because heâs the only one holding that place together.

I tried to transfer and talked to the manager how my apartment keeps flooding but she never did anything about it and sheâs hard to even talk to because shes never reachable I wish the manager couldâve been helpful but I was left with no choice but to moved out

This place is the worst to live in. it has rats and roaches and the manager doesnât care about her residents sheâs always in her office and never reaches out. Itâs not livable, there are plenty of better options out there! - past resident

I been happy to come back to South shore was greeted by alovely lady name Maxell and her boss I release that day. I was an old resident for 23 years, left and come back. But came to see if things were ok.
The girls were đ excellent was happy to be back,,..But I been very disappointed with the new manger customer service and being humble is missing avoids residents and not ever happy. But glad that with the service i received good maintenance so far..
