The Arbors of Denton is a decent looking apartment complex with nice landscaping and good amenities for pets. My unit faced a lot of particular issues such as light fixtures going out, electrical outlets malfunctioning, washer and dryer issues and gnat infestation. The office personnel were quick and amazing to resolve these issues firsthand. Just be aware that alot of apt unit fixtures might have issues. If you’re moving out, please be AWARE that the last months rent isn’t prorated and have a housing solution for the other half of the month. I do feel that the apartment complex manager Mrs. Brown should be reevaluated with her management skills because the way she treats her tenants is awful.
Update- downgraded the review from a 3 star to a 2 star. After move out, I am being charged for NEW paint for the bedroom and bathroom when the bed and bath walls have been left immaculate. Terrible management and always mulling poor college students for their money.

Just wanted to share, we just moved my daughter into her apartment today, and I wanted to say the staff did great, signing all of these new residents in! It was hot out, and they braved the heat to get us processed as quick as possible. Everyone was friendly! The apartment is great and we are excited for the upcoming year! So far everything is great!

After 3 years here, Arbors is a 7/10, but for Heather I'll leave 4 stars-
The TL;DR - Mixed bag of good and not so good apartments (constant maintenance requests), mixed bag of management (but shout out to Heather), good maintenance, and a safe community walking distance to UNT.
The long version:
Heather really helped me and my family out by recognizing the mistake that was made with my lease agreement, so for that I am truly grateful. If you ever have any questions, ask for Heather. She'll be the most straight with you.
My story - I lived in two different units which I leased by myself for me and my family through out my 3 years here. The 2 bedroom unit had a lot less problems than the 3 bedroom, and I would have preferred to stay in that unit looking back. Just off the bed space and quality of unit alone - my 2 bedroom gets a 9/10 and my 3 bedroom gets a 6.5/10
There have been many managerial changes in the past 3 years, which made the sense of community Arbor tries to create fleeting. In 6 months you probably won't recognize most of the faces in the front office because there is a high employee churn rate. This can be frustrating because when there's a problem, new faces are just doing their best to answer a question they don't really understand.
It really sets the tone of a community when you see how management handles situations. I have mixed reviews with how things have been handled over the years through 5 major events
1. Had my car towed when parked in its authorized spot
2. Had my father in laws car towed 10 minutes after he parked and properly registered it within the app
3. Apartment flooding
4. Overcharged on monthly base rent
5. AC unit breaking.
The first 3 events I felt weren't handled with as much care, consideration, or empathy as they should have been. I felt in each of those first three situations the complex could have handled things more tactfully and empathetically.
If you're wrong, you're wrong, admit it and move forward. Try to do your best to take care of your residents rather than exploit the rules of the complex for money.
They have deals with tow lots, so get ready to pay if you park incorrectly and get towed.
With the last two situations (4&5) , I saw a lot of compassion and professionalism when handling these situation -shout out to heather and the maintenance team. I received an apology from upper management and an acknowledgement that I would receive a credit on my account for the overcharged $140 each month, and maintenance was quick to intall 2 seperate window AC units to keep my family cool in the Texas heat. These are the real OG's
They have community driven activities, but it comes across phoney, because the end goal of a lot of these events is to promote renewals or to get people to leave Instagram comments, likes, posts, in some raffle event. I love marketing, but I feel like this approach is a little cold and ingenuine.
I will miss my neighbors and getting to walk to Quick Trip and UNT from Arbors everyday.

The Arbors has a great location (on several bus routes that get you to campus in minutes), friendly front desk staff (Teddy, Evan, and Ethan were always engaging and helpful), and quick responses to maintenance requests. The units are also well laid out, but there can be a decent amount of wear and tear based on the unit you are assigned.
However, the biggest and most recurring issue I had with this complex was with management. While the front desk student workers are happy to help and address issues, almost every experience I have had with management involved some level of frustration. For example, when I moved in, we were assigned a check-in window over which we had no input—even if it was very inconvenient for those coming to Denton from out of town. And, when I requested a more convenient window, I was notified that, although we did not select our window, we were also not allowed to change it. Additionally, the night before the move-in day designated on the lease, we were told that our unit would not be ready until four days after the original agreed-upon date. We were able to move in on the correct day, but our apartment did not have AC for the first few days afterward. In fact, we had several issues with our AC for the first month after moving in until an issue with our unit was fixed. And, while moving out, management did a very poor job of answering questions via email and did not provide any helpful explanations, no matter how quick they would be.
To reiterate, this is not a bad complex to live in—the location is great, the units are decent, and the student workers are personable. Just be aware that management can be unhelpful at best and unprofessional at worst, which can make big processes like moving in and moving out very frustrating. It can also be difficult to reach staff when you're off site, as the listed number is automated and emails can go days without a response or be ignored entirely. The best bet is to call the office number itself and speak to one of the student workers. I had some good experiences at this complex, and I don't regret choosing it. However, I can't say I'll miss being under and interacting with its management.

Loved living at this apartment. If we were not going to different schools, we would be renewing here.
The apartments are clean, decently updated, and have a very accommodating staff. The maintenance men: Dennis and Roger were so great while living here. Every work order, or request we needed they were there within 24 hours. One time, while putting in a request for my sink, Roger noticed my dryer squeaking and completely replaced it.
They also were very accommodating with issues and resolving problems. We especially had a great time with Teddy who was our leasing agent and main contact while communicating.
The only negative this place has is a shady towing company who preys on vehicles to make a quick buck. They are extremely annoying and very difficult to deal with so make sure to register your vehicles to avoid being towed. That being said, Arbors helped with this towing company when we did have a problem and we were so grateful.
Very great place to live and good apartment.

Teddy and Heather at the front desk have been beyond helpful in helping me with my requests. I have gotten personal help from both of them for some issues that have arisen and they have been so helpful in my transfer process. They both genuinely care about the tenants here and always find solutions for any problems I have had.

I recently toured the Arbors and the staff was very friendly and helpful! My tour guide was Evan and they were so lovely and made my mom and I feel welcome and informed!

The staff was friendly, welcoming, and hospitable! The property was also clean and well-maintained. There’s a resort-style swimming pool, Community Center, and Fitness Center, just to name a few. The huge dog park/greenbelt was spacious and serene. The location is perfect and is close to colleges, stores, and restaurants. There’s also a bus stop by the property. The rent is competitive and affordable and appliances are available. Thank you for the awesome experience, Arbors of Denton Staff!

I love this place! the application and approval process was smooth. We are already moved in and we love the place already! Staff is very, very nice! I absolutely love it here and I absolutely love the staff here! The place looks nice and I love the community and neighborhood we live in. It is very peaceful and beautiful. If you are a student in college or a university, I highly recommend you live here! They also have a GIANT dog park! If you have dogs, they'll love it, too!

Great dog park, its absolutely huge and my dog loves it, we try to go once a week. My dog loves all the smells and being able to run around after being inside all day. I genuinely like arbors of Denton, I think it is a nice place to live with spacious apartments.

Negligence led to my apartment flooding and I got left homeless for a week, they illegally towed my car once, outright refused to fix a roach infestation, one of the office staff basically kicked me out of my temporary apartment I got after the flood and got told I would be able to move out of at my convenience. They’re run by incompetent fools, but they asked me to leave a review to win a box so here you go

Staff is very friendly and my unit has remained clean and bug-free. I do wish there was more reserved spots per unit as opposed to just one, as finding parking can be difficult during certain times of the day.
