Clint has the best corner store in the middle of nowhere. This guy made us the most amazing breakfast. A positive attitude and the picnic tables are a great place to eat it.

Son bought chicken sandwhich went to eat it and was rubber texture when I called up there she said we'll is it pink i said no then she proceeded to tell me that she can't refund it and with my attitude she isnt going to make it right all was said is well are you going to eat a chicken sandwhich thats not done

Heard about this place for about 2 years before I decided to try it tonight.
The most negative thing I could say is that the okra was a little salty. Not too hard, not too soft, not full of oil... nothing, just a little salty.
The burger was as good as I expected from the other reviews, no disappointment.
The smoked chicken salad sandwich.....as someone who doesn't enjoy chicken salad much, this blew me away. I had a bite of my GFs, and it ruined my burger review. Im getting my own tomorrow

That was a dang good burger. She was sweet and gave me a to go menu. can't wait to try the other stuff on it.... those beans are bomb!!!

This might be the crown jewel of Frankston.
I ordered a mushroom and Swiss burger and a pound of brisket, side of onion rings. Meant to get potato salad but forgot.
The burger is hands down the BEST flavor, size and quality in a 75 mile radius. Don't waste any more time on fast food chains if you're looking for an amazing burger at an awesome price.
The brisket was exceptional. I like my brisket with nice dark flavorful crust/burnt ends, a little on the fatty side (meaning not over trimmed before smoking) and a pull apart texture. Easily the best smoke flavoring in the area and possibly the top 5 brisket I've had in East Texas. Definitely in the top ten. Especially at the price!
I love that they have both a vinegar based sauce and a thicker, sweeter sauce. I'm convinced both are made on site. The sweet is similar to a made on site. The sweet is similar to a sweet baby Ray's hickory and brown sugar.
I LITERALLY can not wait to come back for ribs and smoked chicken!!

Great BBQ and very friendly service. I can always count on Ms. Rebecca to take care of us. This is the best place to eat in the area. I just wish they had indoor seating for the cold days.

Hey Clint, I just have to say that your burgers, its just something else. They are ALWAYS on point. Everything there is on point.Tonight, Christina made my Burger with cheese ?. Jk Cheese burger. All fun aside, best damn burger I have had in months! Its weird though, they keep getting better, every single one I get, its just so good lol.Thanks!C&D

The food made in the kitchen is reasonably priced and exceptionally well made. The staff is friendly. A would-be hidden gem, and extremely convenient shop in a community where stores aren't exactly found around the corner. Unfortunately it's hard to find products in this store that didn't expire long ago. The hotdog and hamburger buns sold here are caked in a layer of mold. I understand that they might not sell enough to maintain inventory but the lack of maintenance makes people in the community question how well maintained other aspects of the store are such as the cleanliness of the drink machines or age of the food served in the kitchen. People don't shop here because the shop is full of expired foods and faded labels.

Rude unprofessional behavior. Don’t honor any of your business. Just overall rude! And I’d call but it wouldn’t do anything. Be sure to check your receipt for all purchases. I’ve been over charged so many times and a few times without my refund. Payed for folks lunches bc they left it on the screen and just ran my card over that orde. It’s happened several times. Not to mention handling money with the same gloves they’re making your food with back and forth. Fed up never using this place again!! Should be called the rip off corner bc that’s all they do. Again I’d call but the owner seems confrontational and just rude. One day he even almost hit me in the parking lot driving like a jerk in his big boy truck. I’ll drive up the road for better prices and service no problem.

We made the 30 min drive over to Cottons Corner. To say it was worth the trip would be an understatement. Amazing Burgers, the burnt ends were great, smoked potato salad….oh my! This is a hidden gem in the middle of the countryside. Go hang out on their covered patio, watch a game, scoot a boot, etc. It’s worth your time and our dogs were even welcome on the patio!
