Edit: My original 2 star review has been changed to 5 stars and it is all because of the new community manager, Suzannah Kizer. Words can’t express how great of a manager she is. She has been so helpful and accommodating with us during a very unpredictable time. I have never had a community manager like her in all of my years renting. I have been at this complex now for 3 years (when it was first Lenox Clear Lake) and the first two years was full of transition and poor management and I had so many things to complain about. Things have been relatively stable for the past few months under Suzannah’s management and I have had no complaints.

Stayed here 6 months and it’s a nice to place to live. Enjoyed all the giveaways the office had and the staff was always helpful. The maintenance guys do a great job with keeping up with the community.

I’ve lived here for near 2 years, I have experienced transition from Greystar to Embrey management… Where to start? The community is massive and maintained by the cheapest lawn care around, no new landscaping has been maintained/ replaced since Embry took over. It was covered in nice brush and flowers when I first lived here (many plants and flowers were lost in a freeze last year). Trash. Yeah it’s pretty much a guaranteed bet you’ll find a mattress/ couch or pile the size of a car any given evening. Catch it on a Sunday and you may get rabies due to proximity to wildlife nearby. Worst of all is the manner that they present violations on hear-say. No photo, no anything. Really scary for tenant’s BEWARE... Wild West. Just turn a description in and your set. No proof needed. At any point your name could be turned in and nothing more needed than that;even if it’s false you stand no chance. Embry management seems to find grudge complaints true. Try going up the chain to a know it all “District manager” in San Antonio, I did. No proof but she doesn’t care. She would rather offer you excuses and explanations for the way the property is kept. Got a dog? Beware… no conformity in signage. In fact many are faded. Again another example of poor housekeeping. Want to go to dog park? Forget about it, rotten trees in whole area. Dog park is literally a swamp and they are aware; but they’ll walk you by it on a dry day. Not to mention last time I called maintenance for my washer machine I had to fix it myself after maintenance man brought other guys in to watch me fix it after I you-tubed the problem “so they could learn”. Then one came knocking next day insisting he left his wallet behind my washing machine. For the price, lack of security/ broke gate, constant trash, lousy management I’d recommend looking elsewhere. Once my lease expires I’m out. On a lighter note just walk right in there’s probably a broken gate and a futon by the dumpster for you to sleep on if you need somewhere to take a nap?♂️?I will continue to edit and share photos of trash mounds for any prospective tenants here.

I’ve been here for close to a year and I have to say it’s been the best apartment complex I’ve ever lived in Houston. I’ve lived in 4 different ones here. I have zero complaints. Linda and everyone in the leasing office has helped with everything I’ve ever needed. Zero noise problems. No break ins super safe. Can’t say enough good things about this place. Neighbors are all very respectful and nice. Pool and gym are also very nice. Seriously an amazing experience living here.

Everything went smoothly with the application and move-in process. Staff is responsive and welcoming. Had a few move-in items that needed to be address during my walk thru that were quickly resolved. Have had no issues to report.

I have had a great experience living here. This place is serene & is located in a great location to visit family & friends. The maintenance here is done timely & the common areas are amazing. The management is simply reliable. I would recommend to my friends & family.

I’ve waited a year and a half to write this to ensure I got my money back. I moved out July ‘22 and it’s now Dec ‘23 and I finally got my deposit back. It took plenty of opportunities of in person talks and phone calls made. The moment I contacted corporate (three days ago) my check was delivered, “we had fedex bring it”. Oddly enough the moment you talk to corporate and explain the circles the office put you through the check appears, who woulda known.Ryan…. What a joke. Outside of the lost face he will give you, everything coming out of his mouth is an absolute lie. I dealt with him for the entire time, remaining calm and civil. His answer to everything was “I sent an email”, yet wouldn’t show he did. Zero responsibility on his end. Not sure how this dude keeps a job… fake it until you make it… as an assistant at that.As far as the rest of the personal goes, the front desk ladies and maintenance were always on top of their game. Professional, helpful, and always understanding. As I didn’t live there for long after the management change but I have worked with them for over a year to get my deposit back.Mind you this complex switched management companies mid 2022 so I would nullify any reviews made before that.

This place is awesome and in a good location. Mandi is great! I would recommend this property because of the location and great amenities. Also, the appliances are up to date

The entire team at the Atwater saved me! I left my phone in an Uber. They helped me sidestep a very costly replacement. Thank you Mandie and Ryan!!!

A big shout out to the Maintenance Crew at The Atwater. Always helpful and responsive Juan and Jose but a special appreciation for Jorge. He’s basically on-call 24-7 and does it all! Again, thanks to you gentlemen for all you do here!!

Linda is amazing! After being in a house for 6 years I have had to downsize and with two babies, needless to say, I was not thrilled about moving to an apartment. Linda, however, has made this transition so much easier. Her hospitality and helpfulness was exactly what I needed to make me feel more comfortable and “at home” during this move.

So far so good. everyone was so helpful in the office. it is quiet. and there was a food truck Friday night which was cool. The pool area is fantastic great collaboration rooms and workout area as well.
