The Waters Tiny Home Community is an adult only, 55+ community located east of Dallas near Lake Lavon. It is a private, gated, and secure lock-and-leave community with paved concrete streets and street lamps. The community is set on 18 acres of manicured land with a 500-foot private lake, a pond, a bridge, and a trail. The area is lined with trees, perfect for walking, relaxing, or fishing on a catch-and-release basis. The lake and pond attract wildlife like ducks, geese, and squirrels. The community features a quite nice club house or community center for entertaining, gathering with friends, and resident activities. These include a women's gathering and a game night with card games, dominoes, and board games. It is described as a clean, quiet, serene, and great community to live in, rebuilt from the ground up by the owners. It offers secure and affordable living.

We rode out there in Oct. 2025. This Tiny Home Park is so beautiful. It’s definitely worth checking out for yourself. I like that it is 55+ and has common areas for gatherings. Every home here is beautiful and well kept. The owner and staff was wonderful and very informative.
