The roads and pads are great. They have a pond and washer / dryer room and a small clubhouse. No trees, you will have to plant your own trees and grass. Parking spaces are small, a 4dr 2500hd would hang over the parking spot. The lots are zero lot lines. It is a nice location but the ammonites are lacking.

My sister and I traveled to The Waters to look around because we had heard so many wonderful things about it. We were able to drive around and look at all the amenities and were very impressed! Paved roads, street lamps, a pond, bridge and an awesome club house for entertaining and gathering with friends! I love this place, check it out! You will love it too!

A nice community. Marshall the owner has invested heavily into establishing a clean, quiet and serene place to call home. The pond attracts wildlife and I enjoy feeding the ducks and geese and the occasional squirrel. Fishing is another enjoyable activity available. Catch and release. There are also activities at the community center. Mid month ...Women's gathering...Wine and snacking are encouraged. Toward the end of the month is game night. Assorted card games, dominoes and board games. Once again drinks and snacking encouraged. The Community Center is quite nice and is available to the residents. If your looking for a nice tiny home community here we are..Come take a look..Cheers

My husband and I love the community. We like that it is a 55+ community, that it has the secure gates. I enjoy walking and like that we have the concrete streets or the trail around the pond to walk on. It's a great community to live in!

I visited this community in June 2020 with my older mom, inquiring about placing a tiny home there. The managers, Lynn & Kay (a married couple who live on-site in RV), were very friendly & informative. Only 3 lots of 130+ were on hold.We chose not to live here for several reasons:1. This is a RV park that's being converted to a Tiny Home Community - with supposedly a Grand Opening July 1st (yet the outside says Spring 2022). However, the pavement isn't even poured yet! plus no electricity at the new lots. I doubt this will be livable for Tinys before 2023.2. Although the current RVs are of higher quality, we were told they're being allowed to live there until they choose not to. I understand the new owner wants that revenue coming in while the other 80% of the future community is being built BUT then don't label & promote this as a Tiny community. This will be a MIXED community for at minimum 2 years and maybe indefinitely (per the managers).3. The Waters is way out from where we wanted to be. It's in a super rural area on a farm road with almost nothing close by. Yes Lake Lavon is nearby but there's no view & you wouldn't even know you were near a lake.4. Exorbitant lot pricing - as of June, they are wanting $775/mo for pond view and $725 for regular lots. This price is the highest I've heard of in DFW and it's tied with Village Farm in East Austin but that is on an organic farm, super near Urban area, & a TRUE Tiny Home Community. The Waters at most should be $500/mo for the minimal amenities they have planned (dog park, pond w/walk trails, community center with fire pits & laundry).

I called to get some information on a survey that I'm doing as an intern for my Development Company, and the receptionist was extremely helpful and sweet! She let me know of wonderful developments that this park will be constructing starting in Mid-May, I highly recommend checking this RV RESORT out this coming summer! (There will be BBQ, a Clubhouse, Shower Facilities, a Laundromat, and a Dog Park!)
