Seamless Move-In Experience.“Ernesto” - Leasing team management member.I recently moved into here and the experience has been nothing short of exceptional. From the moment I signed my lease to the day I received my keys, the entire move-in process has been smooth and hassle-free.The leasing team members ‘Ernesto’ deserves commendation for his professionalism and prompt communication. He was readily available to answer all my questions, provide necessary information, and guide me through the application process. This level of attentiveness really put me at ease during what can often be a stressful time.

My son just moved out of there.He moved in in August of ‘22.They were updating the apartment and had not quite finished it.They hadn’t finished it when he moved out in May ‘23They changed owners 3 times in 9 months.The return for the A/C is almost the entire ceiling of the guest bath. Very noisy!!!There is a 6” hole in the wall that goes to now where in the master bathroom.They painted(or had a very bad refinishing job done on the baths/showers).When you clean the tiles the surface peals off in chunks. PictureBehind the toilet along the wall they never replaced baseboards or removed the old moldy ones. PictureCaulking was all over the toilet in chunks.PictureThe pool was closed and not opened that hot season.There was a person shot and killed around the other side of the building next to his.More violent domestic disputes than he cared for.I tree was uprooted by one of the winter storms, which Ed caused it to fall over part way. It was approximately 3.5 feet from the bottom of the stairs he had to walk up and down. When you walk by on the sidewalk you have to duck or hit the tree.Moving out passed it was quite a challenge.Enough negative.The bedrooms and closets are very large.Linen closet is in Master bedroom only.Kitchen is perfect size for a couple or students.Stove/oven worked great as did the refrigerator.Bathrooms are great size plenty of cupboard space under sink.There is a really nice dog play yard, sand volleyball court, trash dumpsters are away from building which means no smell. NiceThe pool was opened this summer.They installed great looking new fences and gates, it’s always clean, plenty of furniture to sit or lay out on.For the most part the neighbors were nice and sociable.The parking lot always had spaces open and didn’t have any theft during his stay.In was away from train noises or heavy traffic.Across the street from Tyler University.Stores are within a couple miles.Great location!!!Office staff when we were checking out was nice.

Topanga, Rhonda, and Brittany very unprofessional customer service. Pictures are false advertisement.roach infested apartmentsMaintenance is very slow to fix "simple" issues. Also when texting maintenance it's "off-site" so nobody is actually in the office. Pest major issue. A/C major issue. Frequently shut off the water for the majority of the day. "Gated community" gates do not even work

THE FOUNDRY APARTMENTS WILL ENTER YOUR HOME WITHOUT YOU THERE!!!So please be mindful of that before moving in.With that being said investigating in a ring camera,and also cameras for inside of your apartment is your best best to be safe!!!Furthermore I have been seeing ROACHES IN MY APARTMENT!How disgusting,but they continue to go up on rent.Keep the roaches down or the rent down!Not only is it disgusting it is even more embarrassing to have guest over and have roaches crawling on your kitchen counters no matter how clean you keep your apartment!DO NOT MOVE HERE

Also when texting maintenance it's “off-site” so nobody is actually in the office. Pest major issue. A/C major issue. Frequently shut off the water for the majority of the day. “Gated community” gates do not work properly. Very high management turnover. Glad to be away from this complex!

The maintenance team responds promptly and ensures that all your work orders are taken care of. Been staying here for 3 years it’s a good place to be. Grateful for the new management.

The Foundry Apartments are under new management and new staff and what a difference. Thank you! The units are remodeled and beautiful. The common areas are in great condition and the entire complex looks great. I love the location too.

Extremely unprofessional and difficult staff (except Rhonda). I'm not one to leave reviews but this one's 100% necessary. When moving in a $200 deposit of mine was literally just lost. As in no record of it. The person I gave it to didn't work there anymore by the time I realized. My move-in day was delayed three times. I was told I would be able to move in in May of 2022 and it wasn't until almost July when I actually got in. Since they had a lot of my money already at that point couldn't do all that much. The facility itself is average but the staff make everything God awful. It's not malicious but it's as if everyone who works there has never had a job before/it's their first day on the job. Impossible to get a hold of anyone if you're ever told that someone will get back in touch with you it will very probably not happen. When applying I asked for a 6 month lease and the drafted papers for a 12 month. I take responsibility for this but my signature was not required in any sections showing the lease term and since I was sitting across for the agent and openly discussing my move out date I didn't think it was necessary to double check. After I found out I was told I could either stay an extra 60 days and move out early in compliance with my lease or pay a fee of 80% rent. I stayed the 60 days and they still required the fee. I'm sure it was in the policy but the agents just had no idea how their own system worked so I wasn't able to make informed decisions. I've been out for 2 months and have still not received my deposit. I've tried for 2 weeks and can't even get anyone via phone or email. They even charged my roommate's card for another rent payment after we moved out and he has not gotten it back. There are many better options for the price. It's impossible to know how many ways they can screw you beforehand.

Update 2/24/23The hot water is back on. Thank you for looking into it and getting it fixed. I hope next time it doesn't take the tenant to write a review for a response from the complex. A notification or something about what is going on would be appreciated if this does happen again.

The new mangment team is great. They answer most calls and try to solve each problem as quickly as possible. I had few problems with my apt due to the old mangment but once I move in they was resolved by qualified maintenance staff.

I went to this place on 26th December, and I hardly stepped in their apartment area, two dogs (who are NOT on leash) from the apartment complex attacked me. They were coming after me for more than 2 minutes, I was shouting in pain, but dog owners were not present. Overall poorly managed place. You don't allow dogs to attack someone who wants to see your apartment complex

Very good place just in front of the UT Tyler north gate. Specially the guys who are from ECE, ME or CE department this is the best place because it is near their classroom and lab. I personally enjoyed very much. The office all guys are not good enough but some are good enough like Sharla, she helped us a lot for solving issues.

I only wish I could leave 0 stars. AC broke last summer and still not fixed. Apartment has flooded twice from lack of maintenance. Door busted since the day we moved in. Door knob stop working Dec. We put a maintenance order in again NEVER fixed. We ended up coming out of pocket and put a new door knob on our selves in June 6 months after we told them it would not close the door properly. Manager got a complete attitude demanding we supply her with a key to it right then. No issues with that at all our issue was we shouldn't have to take care of your property problems constantly. Don't even get me started on the fact everyone pays a fee for the pools, volley ball area and gazebo that we aren't even able to freaking use. Everything you call to ask about an update on when the pools would open I have received a different reason as to why it's closed as well as flat out rudeness and being told its none of our business. The manager who just recently left was absolutely appalling to speak with and acted as if she was beneath helping anyone.the complex is literally falling apart . I would not suggest this facility to anyone certainly not with someone with kids.

Closest residence available to university of Texas at Tyler. Most of their tenants are university students with a few exceptions. Not recommended for families to live here. Staff is ashtrays occupied and not courteous enough. You will have to struggle for your contractual rights. Good luck staying here.

It’s really a shame. The new owner Ed is trying very hard to make the Foundry a lovely place for people to live. It’s just an awful shame that the people he has entrusted to do just that, are taking him to the cleaners. I pray that God will allow him to see the true intensions of the people around him.
