“I needed a 3 month lease in between leases back in summer of 2020 and they actually had one immediately available on the top floor for an incredibly reasonable monthly rent, seemed too good to be true because almost all require a full year. Super beautiful pool I unfortunately never used. Apartment was fantastic and maintenance was needed only once and they were stellar and swift. Probably the best experience I’ve had with an apartment complex in Richmond!”

“I didn’t want to like this building, but I did. The management team + maintenance really do bend over backwards to resolve issues. The residents sway towards a younger crowd, but everyone is respectful and very, very friendly. Lots of dogs+ enclosed park. Easy to walk around to the other SA attractions. Parking sometimes slightly inconvenient, but for city living it’s kinda expected. The leases are flexible and most reasonably priced for the area. Honestly there are too many pros to list under one review.. but cons include difficult food delivery system (the drivers get lost always), thinner wall structure, occasionally missing packages due to no 24/7 front desk. Oh - also kinda hard to move large items into certain parts of the building. Overall, I would live here again!”

“Ive been living here for 3 months and so far my move went really smooth, Jaleesa and other staff have been the sweetest to work with, maintenance handles everything on time, very responsive, the sky lounge can get alittle crazy after hours, but management does the best they can to keep the place safe for everybody.”

“Villas of Oakwood when I moved in years ago was a dream community of condos to one who wanted to move in and start off renting then eventually end up buying.As many negative comments as I heard about the current property manager Patricia Gill, they are false. She is the only reason I decided to stay although my home was sold actually to a friend, therefore, I ended up staying while currently being private owned with a great home owner partnership.However, the previous property manager (Crystal Hawk) prior to the return of Patricia Gill allowed rats to come into our home as well as racist residents who has a problem living next to people of color. Because of this it made me not want to buy a condo here and actually give up my 9+ years of living here, however, I have to give credit to Patricia Gill for helping as much as she could to ease the tension of my next door neighbor as much as she could. My private owner was made aware and gave me full autonomy to provide security for my home and lowered my rent to make me stay.Villas of Oakwood overall is a great place to live. Property Manager Patricia Gill was wonderful from day one working to ensure everyone enjoys their rental and happy as well as work with you when you experience several personal problems. I'm a witness and been here for over 9 years because of her. If it wasn't for her and a developed business relationship, I would've been like everyone else and bailed a long time ago.The thin walls cause a lot of problems and I believe that's the only real problem with this place because you have no privacy which causes problems and tensions among neighbors because you can hear everything no matter where you are in your home. If the owners or homeowners association could rectify this problem, I believe it will make a MAJOR difference in the way people live and bring the turnover rate down tremendously.Food for thought and a MAJOR tip met to be taken into consideration....Thin Walls is the problem, everything else is perfect here!!!”

“Everything was awesome except the price, for a 2 bedroom I definitely think my roommate had stars in his eyes because we moved here from a 4 bedroom house that was $1,100 a month and I wish we didn’t. But the service at the Estates was great, just be aware and cautious of their tow service because I remember getting a rental car while getting my car fixed and they towed the rental from my designated reserved spot at 2am, before they even started moving the rental I saw the flashing yellow lights and heard the beeping of the tow truck in reverse and ran outside to try to negotiate and explained to them it’s a rental car and I live in the townhouse and it’s my parking space and they weren’t having any of it, I offered them 300 cash to leave it alone and let me parallel park in the street because they didn’t even start the process yet and they wouldn’t take it. It was about $500 plus a bunch fees adding on another couple hundred and a couple days to get the rental car back, obviously it wasn’t from a complaint because it was MY reserved spot for MY townhouse they just saw me as prey and an opportunity with my rental because my normal car with the parking sticker had broke down, the tow company is absolutely ruthless and evil”

“Lachell is always very kind and helpful! She has a great attitude and always looks nice. She has been a huge help from the first day I walked into the office all the way through the move-in process. Every minor issue has been quickly resolved, and I love my new home and my little dog does too. All of the office staff is very nice and helpful. Thank you all so much!”

“I lived here for a little over two years and absolutely loved it. The apartment building itself is really nice and is well-kept. My studio apartment was great, and the large balcony was such a huge bonus! I also loved having garage parking. Location is also perfect. I didn't have much interaction with management, but Bill was very responsive and helpful when I was in the process of moving out. I definitely recommend this place!”

“It's a community of Retired Veterans and citizens with one goal to be stable and safety alert. The property owners renovate and fix up daily. I'm happy because someone cares for me to. Im a Veteran.”

“I have been living here at 3600 west broad street since July of 2022 and so far it's been a relieving experience. The first couple of places I have lived in Richmond have been unsavory experiences. As of right now the rent is comparatively affordable (I pray that's still the case upon renewal). The ladies in the main office are very pleasant and do everything they can to assist and support. The amenities are excellent and every maintenance order I have put in had been handled quickly and efficiently. The home itself is lovely not to mention the location. Everything is happening over here. Again I hope it remains affordable for me because I will continue to give them my coins.”

“It’s not a bad apartment. I’ve been here for 5 months now. The only downsides are 1). you can hear literally everything your neighbors do which is kinda crazy for the price. I mean I hear her alarm EVERY morning, getting ready for work, phone calls word for word, her dog, her shower, music, or her breath too hard. 2). The parking lot situation. I’m not sure who designed it but we’re almost hitting each other everyday coming in and out and the do not enter way should have been an exit. And 3). Put a TV in the lounge please. Otherwise, maintenance is great and responsive, very clean, there’s socials every month, good scenery, walking, and things to do nearby.”

“I recently moved into the Lofty and my experience has been actually perfect. It is clean, peaceful, all appliances work, lots of storage, great sized bedrooms, and we even got July rent for free during their move-in special. This place was a steal!We also got lucky enough to have Estela Fuentes as our leasing agent. Not only is she outgoing, but she's very professional, on time and has SUPERB Communication! She's even checked in on us after moving in to make sure we love the place. Thank you!”

“I LOVE The Edge! But more importantly, the staff here is INCREDIBLE. In particular, Amber, Clay, and Sandy have made my stay here an absolute dream. Amber and Clay have both gone out of their way to help me day and night with multiple things and have always been supportive of me as a resident. Amber is not only an incredible person to have on the staff, but just an overall amazing individual that I'm always excited to interact with whenever I see her around the building. Clay is another incredible staff member who is down to earth, humble, and always down for a good dad joke or story. I have never stayed at an apartment complex that has felt like home, and goodness, this place finally makes me feel like I'm at home! And it certainly would not be the same without the staff. As for maintenance, they are on top of their game and get things done within 24 hours. I put in a few maintenance request when I first moved into my unit and was greeted by the maintenance crew who took care of everything quickly and happily. They too go above and beyond, being kind enough to even hang up my stringed porch lights. How cool?! I cannot recommend The Edge enough. From the community, amenities, AMAZING staff and maintenance team, you really get it all here. Don't let the older reviews scare you away. Things at The Edge have completely changed since the change of staff. I have been here through the staff rotation and I am so glad I have stayed because it is a dream living here!”

“I had my apartment tour yesterday and this place is so cute! The property manger, Karen, has been nothing but respectful and so so SO sweet oh my goodness. She is a person who does not like to beat around the bush or try to sell you something just to make money. She is honest, upfront (in a respectful way), and transparent. I’ve heard from a lot of upper class-men (I’m a freshmen) that this place is not good and only good for the price. Well in my opinion, this place has character! I like that old historic Richmond look. Also the fact it’s right in the middle of everything….. amazing! Not going to lie even if I don’t live here I’m still going to go to Karen’s office cause I love talking to her ?”

“The Edison is one of the finest apartments I've had the pleasure of staying at while attending school here. It's kept very clean and is like 10 minutes walking distance from MCV campus. The best part about this location is the management. They will email you very promptly and accomodate you whenever possible. The staff team is really friendly and I've never had any issues during my stay here. I highly recommend this place especially if you're a graduate student.”
