I lived in one of their apartments for just over a year. While living there we dealt with large cockroaches, ants, and all types of different bugs. The bugs had infested the whole building and would come through our pipes in the sinks in the kitchen and bathroom. They sent an exterminator out once and they said they would have to come back and never did. After that they kept telling us they would send a company out but never actually did. Once they claimed someone came when we weren't home but I stayed home all day and no pest control came. We had to buy plenty of different bug traps to leave around the apartment and still we dealt with bugs crawling on us at night, getting into our food, and infesting our dishwasher. Despite all of this we left the apartment spotless and much better than when we received it, and they still deducted a lot of money off our security deposit saying they wanted to repaint. The management office is hard to get on the phone and once you get through they usually have to transfer you to someone else. I'd highly recommend avoiding Monroe Properties if you can they are hard to work with and don't care about any problems you face in the apartment.

Monroe Properties is one of the few property management companies that I think actually cares about their tenants.
We have been working with Gabby Amarti, who has gone above and beyond… She’s been extremely friendly, personal, and fielded all our questions and requests, and is just a generally great person who I actually look forward to talking to when I need to. I think that sort of thing is rare and it’s uplifting to see.
We moved into our apartment at 1877 Lofts in September 2025. The apartment had some minor maintenance issues when we moved in. We haven’t put in the maintenance request yet, so can’t comment on how well that will be handled.
We also had some issues when we moved in: the lock for the door had a latch that was turned, so we thought our key didn’t work, there were also cleaning supplies left in the apartment. We called the company, got an answer and solutions immediately. In my opinion, that’s not an issue, mistakes happen, and they handled it really well.
We also had an issue with the front door to the building locking, which led to some security issues… again they are working on everything and I feel confident they are going to fix it.
We even wanted to switch to a different apartment in the building, and management was ok with us ending our lease and switching.
I should mention that management just took over our current building and so a lot of the issues seem to be them fixing things from the previous management.
I’ve had more bad experiences with landlords than good ones and I am very happy to say Monroe is one of the good ones. Haven’t dealt with anyone else in the company directly, but can say Gabby is a 5/5, she’s the best.

I moved into a Monroe Properties unit about 2 months ago and it’s been a smooth experience from start to finish. Gabby was incredibly helpful during the application and leasing process, she kept me informed every step of the way and made the whole transition stress-free. Since moving in, any small maintenance requests have been handled quickly and professionally, which I really appreciate. Overall, I feel well taken care of here and would definitely recommend Monroe Properties to others.

I have lived with Monroe Properties for just over a month now and so far so good. I had a great experience working with Gabby throughout the apartment shopping process. Who was very responsive and genuine with all communications regarding my current unit. My apartment building has been very quiet with genuinely no complaints. Maintenance has responded to my small issues with haste and professionalism. Overall great experience, can’t recommend Monroe Properties enough!

We reached out to Monroe Properties as they know the Manchester neighborhood so well. It was our good fortune they connected us with Will Hymes. Will did an exceptional job getting our property sold! There were many points of negotiation throughout the transaction that Will did a fantastic job overcoming and getting us to the settlement table. It was great knowing Will had our back! If you are in the market for an agent, definitely call Will Hymes - you will not be disappointed!

I just moved with my roommate to First st Appt and initially moving in there were so many issues that weren’t fixed with the household. Water damage in cabinets, dirty and maybe moldy air vents, ceiling and cracks in floors and windows, and just so much more. They didn’t set up our stove for us and we tried for hours to set it up ourselves and we got one to fit. My roommate said he felt super dizzy after attempting to cook off the stove and believed there was a carbon monoxide leak. I’m currently in the hospital typing this because their inspections were just non existent prior to us moving in. I started a maintenance job this past month and so it’s easy to tell when maintenance doesn’t give a shit when prepping for move in. I just can’t believe I’m paying the amount I have to a company that gave us an apartment in this condition. The pictures below aren’t even 50% of the damages prior to move in. I am going to their office tomorrow to see what they can do to remedy this and I’ll update this review later.
UPDATE: There is now a rat in our home and the dishwasher is broken and they will not fix it for over the total span of 3 weeks. Avoid Monroe.

I normally don’t leave reviews, but I feel it’s important to share my experience for anyone considering renting here.
When I signed my lease, it was with a different property management company, and the agreement clearly stated that I could buy out of my lease by paying double rent. After about six months, I realized this location just wasn’t working for me because of my work situation. I originally moved here in a desperate situation and chose this apartment because it offered affordable rent with some flexibility.
Unfortunately, since the property was taken over by new management, that flexibility has been completely disregarded. When I approached them about exercising the lease buyout clause that was part of the agreement I signed, they told me it was “not part of my lease” and refused to honor it.
This has left me feeling misled and trapped in a situation that I tried to handle responsibly and in good faith. A lease is a binding agreement, and tenants should be able to rely on the terms they signed—not have them ignored when management changes hands.
I cannot recommend this property under the current management, as they do not respect the lease terms or treat tenants fairly.

I really loved my apartment in the Villages at Staunton. I lived in the Brookedale Condominiums for about 3.5 years. The management is pet friendly and charges are very reasonable. The grounds and building were taken very good care of. My apartment was in excellent condition when I moved in, and maintenance was good. I would highly recommend to anyone wanting quiet and peaceful living in downtown Staunton.
