Lightbox is an apartment building in Seattle's University District. The experience for residents is mixed, with significant pros and cons noted across multiple reviews. The location is highly praised for being extremely walkable and convenient, with fantastic access to the light rail, highway, and many great restaurants and grocery options like a nearby Trader Joe's. The rooftop offers amazing views of the area. The building itself is relatively new and units are in decent condition. The leasing office staff and certain maintenance individuals are described as nice, professional, and willing to help, with some going above and beyond to resolve issues. There are short-term leasing options and a cheap deposit. However, numerous consistent drawbacks are reported. The leasing and renewal process can be frustrating, disorganized, and inefficient, with poor communication between teams and a problematic application system. Safety and security are major concerns, with reports of homelessness and crime, including unhoused individuals sneaking into the building and cars frequently being broken into inside the parking garage. There is no security guard, only some cameras. The rooftop, while having great views, is poorly maintained, with broken amenities and issues like pet waste. Renting it is considered ridiculously expensive. Apartments lack natural light, trap heat requiring portable AC units, and can be very noisy from highway traffic, alley garbage trucks, car alarms, and people. Maintenance is slow to respond due to being very understaffed, and communication about repairs is poor. Amenities are not well-maintained. There are also complaints about faulty in-unit laundry, expensive parking, a lack of community events, and an insecure package system that charges a monthly fee for safety. Management is often seen as unhelpful in addressing ongoing issues, with a sense that the larger owning corporation does not truly care. Overall, Lightbox offers a convenient location and good views but struggles with significant operational, maintenance, and safety problems that impact resident satisfaction.
I am sorry this place has a roach problem. They have sprayed place multiple times and they still have not clean it up.. They never followed up with pest control. You will be living with roaches entire time you live here..

Scheduled a tour a couple days ago, arrive today for my tour just to not be able to get in. Used the call box, called, no one answered. Parking is atrocious as well. Just avoid.

The guided tour was very poorly setup. Very confusing and little instruction.
