The property is always clean and well-maintained, and we never had any major issues. The management team is incredibly friendly and responsive — any small requests we had were resolved the same day.

The apartments are spacious and modern, the pool is clean, the gym is well-equipped, and the garage parking is super convenient. The neighborhood is quiet and pleasant. We also had a few friends living here and they share the same positive opinion.

We only moved out because of personal circumstances, but we truly miss living at DWELL. Highly recommend this place to anyone looking for a great, hassle-free living experience!”

“After weeks and weeks of searching, this place couldn’t be more perfect. We recently moved into our new apartment and we couldn’t be more pleased with the entire experience. We were informed that the community is under new management, and it truly shows. We worked through this process with Keishla, and from day one, she was absolutely phenomenal to work with. Responsive, professional, and genuinely kind. She made the entire leasing process smooth and stress free, taking the time to answer every question with patience and clarity.
But it doesn’t stop there…The ENTIRE leasing staff has been just as impressive. SOOO welcoming, helpful, and clearly dedicated to not only creating a positive experience for residents, but also truly getting to know them as well. They care, and majority of leasing places don’t. Maintenance is also prompt, courteous, and efficient, always addressing requests quickly and thoroughly. It's honestly rare to find such a well run team across the board.

The community itself has exceeded all expectations. It’s clean, safe, and beautifully maintained, with a warm and inviting atmosphere that instantly made me feel at home. It’s clear that everyone here from management to maintenance takes pride in what they do, and it genuinely shows.

Aside from everything the community offers, the location is incredibly convenient. It's situated right next to a plaza with food options, grocery store, and other essentials all just a short walk away. It’s one of those things that makes daily life that much easier and more enjoyable.

“Early this summer I had a tour with Anthony. He took great care of me. He was welcoming , warm and super professional. He took his time to understand my needs and provided matching solutions. He made me feel like family. He assisted me throughout the process and every step of the way. He went above and beyond and for that I’ll be forever grateful . I was not ready to move in to a place just yet but promise to be back and reapply because of how I was treated. The community is also beautiful, I may add. “I honestly have a hard time believing the negative reviews that are on here. Also it feels weird to give an apartment complex a bad rating if you’ve never lived there? I’ve had nothing short of an amazing experience since day one. From first contact with the leasing office, setting up a tour, scheduling a separate second tour for my wife, going through the application process, getting their help with processing our ESAs, moving in, and now living here, it’s all been so smooth. HUGE kudos to Sid, who has been our champion from day one and made sure everything has gone off without a hitch. Maybe the people who left bad reviews could learn to catch more flies with honey. Coming from our last apartment with AC issues and an awful landlord who never took our concerns seriously, The Parker at Maitland Station is a godsend. I could go on about the community events which are so cute and fun, the amenities, the great location, or a ton of other great things, but I want to say one thing in particular. We had an issue with our AC about two months in (it was a super easy fix but I’m no HVAC technician), and we put in an after hours (around 9:00pm) emergency maintenance request because my wife is pregnant in her third trimester and she was worried about having no AC in the apartment. Maintenance came over in under 20 minutes, completely fixed it, explained it all to us, taught us what to do if it happened again, used a temperature gun to make sure it was blowing cold air, and had up and running and good to go all in about 15 minutes—ON LABOR DAY. I don’t care what the other reviews say, we were floored. Amazing service here, super friendly residents and staff. We can’t wait to have our baby shower here in the club room. I could go on but please take my word for it, it’s great here. Don’t let the grumps with the one star reviews fool you!”

“I’ve lived here for 2 years and find it difficult to even consider moving. The location is convenient, buildings and grounds are well kept, neighbors are great, and the staff are professional and considerate. Darlene has been wonderful to my kids and I from the beginning. She goes above and beyond anytime I had issues or concerns and I’m glad the new owners brought her back. The recent community events have also been awesome to enjoy and hope to see more this year!”

“We decided Sabal Club was right he for us, and couldn’t be happier with that decision. The leasing office staff made sure our move-in process smooth and easy. Their assistance was invaluable, and they truly made us feel welcome. The location is a dream. We’re right next to Wekiva state park, which means scenic nature views, fresh air, and plenty of outdoor activities. Our apartment was in excellent condition when we moved in. Clean, well-maintained, and ready for us to settle in comfortably. The full gym is a game-changer. The pool area is inviting, and the tennis courts are a great option too. The leasing office staff deserves a special mention. They are incredibly friendly, approachable, and always willing to assist. Whether it’s answering questions or addressing any concerns, they have definitely made us feel valued. Highly recommended!”

“The staff are absolutely phenomenal, and the pricing is quite fair for the size of the apartments. The only critique I’d give is that clothes have been given a burnt smell from all the dryers for the past year without any replacement machines. There are talks about getting this updated within the next few months, but I remain sceptical given how long the issue has been ongoing. I’d recommend spending the extra money on a fourth-party laundromat service for the foreseeable future. The apartment itself has no issues, but the laundry service is less than adequate.

Update July 8th 2025:

CSC will be updating the machines on the 9th of July 2025. I have moved my rating from 4 stars to 5 stars in anticipation of this great upgrade!”

“I've been at nine 12 Gateway going on my second year. I love it here. It's very clean, quiet and well kept up inside and outside grounds are alway kept clean. Security here is safe, you never know whose watching but they are. The office management Lynn and Sophia along with maintenance are great they are alway available for you when you need there help. I almost lost the opportunity to renew but Sophia kept me updated on what was coming available for what I needed. . This is a great team and a wonderful place to live. The picture you see on there website is just what this place look like and better.
They even have food truck come even when you don't feel like cooking. Chanelle is great very nice representative. I love speaking with Sophia she alway has the answer you need and will make sure you are ok.

“I’m changing this review to 5 stars because this is a fantastic complex. I have heard so many horror stories from people who live in other apartments (broken appliances, unresponsive maintenance, mold, bugs, etc). I’ve had zero of these problems. My first review mentioned maintenance being a little slow to respond, but let’s be honest a broken ice maker is not a big deal. Other maintenance requests I’ve submitted have been responded to within reason based on the level of urgency. Sure, some of the interior stuff is on the cheaper side, but it’s not like it’s falling apart. It’s still good stuff and it all works. You could probably find a place with fancier amenities, but you’ll pay for it. This complex is affordable and actually has good staff, which makes a world of difference, plus a nice pool and gym (and heck yes I use them). I stand by what I said about the A/C being inefficient. My best guess is that it was poorly installed and/or has a poor duct design. I said it before and I’ll say it again, YOU CANNOT BEAT THIS LOCATION. I’m leaving my original review below for reference.

Original review: I was debating between putting 3 or 4 stars, but decided to go with 4 because overall this is a pretty good place to live. The units themselves are decent. Nothing overly impressive but they’re nice. The best parts for me are the ample storage space, full laundry room, square footage (big bedrooms, big bathrooms, big closets), and the walls must be good because I quite literally never hear my neighbors. The negatives include below average appliances, less than ideal A/C efficiency, and you can kind of tell how cheap a lot of the interior stuff is (countertops, cabinets, fixtures, etc.). My favorite thing about living here is how relaxed it is. The office generally stays out of your business, which is awesome for the most part, but it results in things like people not picking up their dog’s poop. They’ll get involved if they have to. For example, I’m pretty sure the people next to me got evicted for smoking weed, which I was relieved about because I really don’t like the smell (I wasn’t the one who complained but I’m grateful for whoever did). So you can’t do whatever you want, but you can live your life without the office being up your butt. Maintenance is a bit slow to respond (I’m going on week 3 of my ice maker not working), but they’re really nice guys and they do good work when they eventually get around to your service request. The most frustrating thing about living here, for me, is that the office seems to be closed more than it’s open. I can’t count the number of times I’ve stopped by for something just to find a closed sign on the door. If you have something urgent going on, you might be out of luck. At the end of the day, I’m happy here. You might be able to find a bit of a nicer complex in the same price range, but you can’t beat this location, which I feel like is primarily what you’re paying for. Seriously, I could write a whole review on just the reasons the location of this complex is incredible. That alone makes it worth it to live here. I just renewed my lease so if anything happens in the next 15 months or so, I’ll update this review, but as of now I’d recommend this complex.”

“Me,my mom,and my brother live here,I love the park between apt 41( mi Hogar)(Spanish look it up on google)and apt 60 and i like the office lady carol she's very nice , i didn't like my old apartment 26 cause every morning I would wake up with scratches down my back so we look up the history and they say every apartment was a hotel room for the navy so after that we moved to another apartment in the neighborhood and now it has been a good lifeThank youTo you”

“Love the layout of the neighborhood, the speed bumps coming in are horrendous, but it’s a beautiful place. The office is nice when they finally get back to you.

I’m currently on the waitlist with no place to stay at the moment so hopefully they get back to me soon, but overall better vibes than most places in the area”

“Been here now for 6 months. I love it here! It’s conveniently located near shopping and easy access to expressways. The units are very spacious and completely upgraded. The area is very clean and quiet. I do wish there was more things such as a play area and/or basketball court and picnic area for bbq grills to have a place to enjoy when family and friends visit. They do have monthly events for the residents with games, food vendors etc. There is a pool and gym and multiple lakes to view ducks, turtles and fish. Tanya is the best! She helped us relocate from 3 hours away. She made everything smooth, easy and convenient.”

“So Far, So Good!! I just recently moved into TMW & from the very start till now, the process has been seamless & the staff has been excellent! Starting w/the exceptional tour & information provided by Jocelyn, to updates & assistance with Savannah & last, but not least, the awesome maintenance staff. The property is neat & clean with accessible entry points with Indoor mail/parcel area. And, if you don’t wanna cook or leave the premises …. There’s always a variety of food trucks on the property almost daily!! I love the layout of my new apartment. I read some reviews of “thin walls”, prior to selecting TMW - but I’ve not had this experience, at least not up to this point & well, there is a reasonable expectation when living in an apartment :) . I am looking forward to enjoying my new home! And again BIG KUDOS to Jocelyn for her very welcoming personality, as well as to Savannah for her kindness & professionalism shown & As I mentioned before , the Maintenance Team has been Amazing as well - going above & beyond to assist during my move in!”

“I've lived here over,3 years and; although it may not be the,most up to date with fancy ameities like an espresso bar, the features that are here are most useful and almost impossible fo find elsewhhere. For instance, no one has another tenat living above,or below them., Th 2 stories are the 2/2 units. Other than that, there are no steps at all to hike groceries up or other heavy items. i personally have had very good results and benefits from the trash pick up. i used to hate sticking a bag of trash in my car to lug to the dumpster. Not here- the trash pick up is extremely convenient and more sanitary. Last; but certainly NOT least, tbe staff here earns the 5 stars!! Just today actually, Junior fixed my A/ C before I would have suffered with the heat over the weekwnd He was sweet, kind, professional and like most staff here, really wanto help and enjoy your home. That ia priceless!”
