My partner lives here temporarily between living situations and I am constantly astonished by how bad this place is. Up until very recently, the front door didn’t even lock properly and anyone could access it. My partner’s unit wasn’t turned properly before she moved in and she had to hire an outside cleaner. There are constant problems with the plumbing and appliances in the unit, and maintenance is slow and inept and have entered her room without knocking before. She has also had to dispute monthly rent bills multiple times for double charges or extra fees put on. There is trash overflowing out of the exterior and garage garbage cans. The front patio and steps were recently repainted, but the job was done horridly, it looks uneven and has tons of brush marks and is already dirty and peeling. It’s so obvious that the bare minimum is the standard to milk tons of money from gullible students.

I love the Quads On Delaware. The staff is great and the amenities are amazing. It's extremely affordable and I would recommend it to any person not only students looking for a nice, fun place to live. I moved here from New York and couldn't have found a better place to start my journey in Minnesota

Currently having some issues, but I do want to say Roselyn working at the leasing office is amazing. She is very informative and was willing to answer many of my questions. I will change my review once issues are resolved.
Update: 10/06/2025 still having issues.

Really bad service. If you need a maintenance even a small one you have to wait for 3 weeks. But if you are late in rent for 2 days you are charged late fee

They overcharge, and constant water shutoffs are common
Knowing the conditions of the apartments and the mold that resides in the walls. They willingly rent to those in the blind community who are susceptible to this because they cannot see the mold growth.
DO NOT RENT HERE

I was excited to have my son move into such a nice safe building. He pays a $100 more for a parking space in the garage which we thought it would be safe. His vehicle keeps getting broke into. Trailer hitch anything they can is stolen off. There are no cameras for safety that I could see. Darkly lit very unsafe for someone alone. We observed individuals checking in vehicles. They Left quickly after being spotted. Black Mold in shower that we can’t get out. No way to get fresh air. Not sure if air vents are cleaned and clear of black mold. (Maybe have the city check on that) bought an air purifier . Something breaks it takes weekly daily asking to be fixed which takes weeks to months. Water gets backed up garbage disposal problems. No compensation for the inconvenience of having to eat out shower somewhere else or buy disposable utensils. On a positive note each bedroom has their own bathroom lock and key. There are washer and dryers with each apartment.
The court yard appears to be unkept. The different gatherings places appear to be clean surface level when I have visited. I am a single mom who has done cleaning for such places. I also have done remodeling taping mudding and small repairs on my own home. I do know a little about what I am noticing. You gave excellent tour showed them the best apartment then pressured them into signing quickly. The rent “deal” is only good for a very short time span. As a parent. I lived to far to do a safety check / contract overall. A $70 renewal start utility billing fee??? He isn’t a new tenant. He never moved out then moved back in. What is that all about???? I realize there are a lot worse. (I use to live in the cities) Good landlords are hard to find but so are good renters. You got a good renter you should do what you can to keep them. Just sayin’ I will be visiting again

Stayed here during the summer period and absolutely did not enjoy it - mould, dust, dirt, thin walls, periodic water cuts..I could go on, and to top it all up, never recieved my deposit refund after moving out, irrespective of sending a few follow-up emails.
Every single negetive review that you have read about this place, is accurate. Save yourself a heartache and seek a another rental. Do not recommend.

I had a really frustrating experience with The Quad on Delaware. My car was towed from my assigned parking spot (P25) even though the stall lines are so faded they’re basically invisible, and I had just switched to this spot. When I first brought it up, the staff member at the front desk (white lady with a nose ring) told me I would definitely be responsible for the fee and that the manager would say the same thing. That turned out to be completely false — when I spoke to the manager, she reviewed the situation and was able to get the fee waived.
While I’m glad it was resolved, it’s disappointing that staff would mislead me instead of helping. It caused me unnecessary stress and wasted my time when I rely on my car daily. The Quad needs to do a much better job training their employees and maintaining their parking lot (repainting lines, updating records, etc.). Residents shouldn’t have to fight this hard just to avoid being unfairly charged.
