Mold. Uneven floors, even in the refurbished models. Leases designed to make tenants captive with no recourse for problems. Priced like nicer places, which disguises that it's a slum. They actually have leaking/ flooding problems on 3rd and 4th floors from rain. That is a fundamental design problem.

An absolute dump. I was lucky enough to be spared the (very common!) flooding during winter and mold outbreaks, and I still hated my time living here. Water shutoffs are regular. Rooms are tiny.

This college apartment is beautiful and up to par. I wish them luck on preparing it for the upcoming school year. Living here would be great and promotes physical activity with everything being so close by. The new renovated single bedroom units are a dream come true.

Unbelievably disgusting and disappointing. DO NOT LIVE HERE. These people are slumlords.My roommates and I moved into the complex in late August, and in early November were asked to transfer units due to water damage(aka mold) in our unit. After having noisy dehumidifiers in our rooms for about a month, and random visits from staff with no warning. Early in the morning or late at night, essentially whenever they pleased. It was an inconvenience, but given reviews we have read since living here we were happy they were actually doing something. When we moved into the new unit, all of us audibly laughed because of how much of a joke it was. The unit we moved into was not only an immense downgrade, it was FILTHY. It looked like someone had moved out and they never even bothered to clean it. There was men's facial hair in the bathroom cabinets, trash scattered throughout the apartment, grease covering the kitchen cabinets and every surface surrounding, a literal dish still in the dishwasher from a previous tenant, a fingernail on the coffee table and if all of that isn't bad enough we discovered black mold under our sink. So, they moved us from a unit with mold in it to a different unit in the building that had the same issue. Not sure where the logic in that was. We spoke to management and the issues were “resolved”. They sent a cleaner up to clean the unit before we moved any of our belongings. We were told by the manager, Dylan, that he would walk the unit with the cleaner when he was done so that nothing was missed. We waited for the cleaner to come, when he arrived we left to give him the space he needed to get the job done. We went back about 2 hours later and came to the realization that all he did was sweep and mop, everything else remained exactly how it was before. Extremely frustrated we decided to just clean the unit ourselves, being that everyone who works in this building seems to be useless.A few days later we attempted to use the dishwasher, only to find out it didn't work and our kitchen sink did not drain. We put in a maintenance request and hoped for the best. 2 weeks had gone by and we were all infuriated. Broken dishwasher and a sink that doesn't drain = no dishes being washed. It took them 6 WEEKS to fix our dishwasher and sink. We spoke to someone in the leasing office about the situation almost every day. In order to get anything fixed here you have to badger the employees, and sometimes that doesn’t even work. We scheduled a meeting with Dylan to speak about our issues to just be dodged and have the meeting pawned off on his minion, Morgen, the day of. We were lied to and neglected for a month and a half, and were extremely upset. The dishwasher was our biggest maintenance issue, but in our previous unit we were left with beeping smoke alarms for 3.5 weeks. A beeping smoke alarm is enough to make anyone go insane.My car has been broken into in their “locked” parking garage. The garage door seems to be broken every other weekend, allowing anyone from the streets of Minneapolis to have access to the building. The garage is DISGUSTING. There is trash everywhere and it is more likely that you will see mice/rats than you wont.The water damage in this building is so terrible that the flooring around the outside of the building in units literally warps up at the edges. Making it so cabinet wardrobe doors do not close and items in the room are at a tilt if they are against the wall on the outside of the building. The windows in the units do not open so there is zero ventilation. And no, the bathrooms do not have exhaust fans either, meaning that all the moisture from taking a shower stays in your unit.They make this building look amazing on the tour and they are very friendly, but all they want is your money and that is it. This building is a joke and I wish I would have listened to the reviews before signing here. Do not give these people your money. You are much better off in literally ANY other apartment in Minneapolis. If you have already signed here, good luck my friend.

I would give zero stars if I could but this apartment absolutely sucks. The rent is high and for the price, amenities and how the apartment looks is bad in itself. They keep raising prices and when they try to get new tenants, they purposely lower the rent to make an appeal. It's also incredibly predatory in my opinion to have a lease with a NO termination clause that DOES NOT allow a tenant to leave when they want unless they find someone to take over your lease, even for emergency situations. For me personally, I started to have financial issues due to school and they straight up said "unfortunately you are not able to get out of your lease unless someone takes over your lease", like that is the least of my issues. Because of that, I have to continue living here and I'm going to try my hardest to get someone to take over my lease in the summer because I genuinely cannot afford to live here. But given how bad this apartment is, I doubt anyone would even want to take over my lease. The windows in the rooms don't even open, meaning all the ventilation you get is through the room and apartment itself, which I think is disgusting. There are also multiple water shut offs and some come so suddenly and they notify you at the last second for those. And when they do tell you there is a shutoff, you don't know it's back on until you try the water out yourself. I'm only living here as a last resort otherwise I wouldn't be able to attend college and I honestly wish I never would've signed to live in this apartment.

I Was looking around town for apartments to move into and I took a tour at the Quad the other day, during which one of the employees named Bhaiyon showed me and my aunt around. I was very happy with the tour and how well it went. I brought my aunt who is deaf and often in the past the guide would talk too fast for her to read their lips, or would simply not look at us while explaining, but this time our guide did a great job at explaining things clearly and not rushing us from room to room. Bhaiyon was very friendly and even gave us complimentary drinks as well as challenged us to play shuffleboard lol, we had all our questions answered and got to see all the lovely amenities, staff, and other residents who stopped to talk. Overall great Tour experience, with lovely rooms. And an even better community. Can't wait to apply :)

It was the worst apartment I have ever lived in. Love here if you want random expensive fees, multiple water turnoffs, closed down gym and most amenities for 4 months (only fixed when new residents moved in), maintenance that takes forever to fix emergency things (in the hottest week of summer my AC broke and they completed the request since they called someone. Claimed they tried to get in but my roommates were waiting in the living room for them), a tow notice on my car on a spot I had paid for about 8 months, mold in my apartment with denial from maintenance (did my own test and it was mold), trashy elevators, oh you pay rent for 6 days of living there and much more! They will respond and say to call or email, but no resolution will ever be found. The Quad on Delaware is extremely unhelpful and honestly does not care. Never live here

Mold, water damage, unexpected water shutoffs, wifi often goes out, elevators often broken, no security (bikes and catalytic converters stolen, doors don't lock), sidewalks and stairs left icy during the winter, garage full of trash and dead rats, units entered without proper notice (once at 1am), front desk employees can't answer questions, poor communication from management, garage leaking, entrance ceiling leaking, do I need to go on?

The Quad is a great place to call home, if I ever have any issue, I just call Morgan in the office and it gets taken care of. If I could give more than 5 stars I would.
