Free popcorn and smiles upon entrance often, friendly management and neighbors, and fast handling of maintenance issues. Plus the lovely architecture of the building and the downtown views. “Nice place to live. One bedroom apartment is efficient and is all I wanted. They are under new management and are efficient with taking care of issues that may arise. They are pet friendly which is wonderful. I posted pics of apartment prior to moving in and after moving in some months back. Handrails in bathroom is an additional plus for me as well.”

“Decent price, overall pleased, some annoyances.Pros:+ Good cost per square foot (~1.6-1.7 $/sqf)+ Clean interiors, simple design.+ Decently organized package room. Carts available.+ Two elevators+ Digital key to the building, physical keys to apartment.+ Sound isolation is good. I very rarely can hear an upstairs neighbor clomping around, and I can play my stereo up to 70-80 dBa without a single complaint issued.+ 2019 construction.+ Neighborhood is actively developing, decently safe, good foot traffic. We did have a car break in this summer, but no grand theft auto.+ Fiber internet, 1 gigabit for $75.Meh:= Parking is decent, $50-$75 assigned through Parkade, surface lot.= Choose between a view of the baseball field (with all the noise) or a view of the parking lot + radio tower (with no sound except the occasional train).= Club house with a view of the baseball field if you're a Dragon's fan.Bad:- Man, they don't take out garbage frequently enough. There is no chute, just one room per floor with large trash cans. These are supposed to be emptied at least 5 days per week, but there are days that you will smell the reek of rotting garbage. There's a vent in the garbage room but it doesn't negatively pressurize the room, so smell leaks out. I feel for the tenants located near the garbage room, it's unbearably foul smelling in the hallway half of the days of the week.- Drains for bathroom sinks are incorrectly designed. The PVC pipe is too narrow and the height between the drain opening and where the PVC meets the wall is not high enough to motivate drainage (potential energy = force of gravity * height). Consequently the bathroom sinks drain more slowly than they fill and you will have a nasty basin of toothpaste and whatever else you blow into the sink that will slowly drain and coat the sink. This is a design flaw and cannot be fixed without breaking open the wall.- No gym.- No pool.”

“Overall, this is a typical aging apartment complex. The Manager, Sandy, is great and tries to resolve issues quickly and she truly cares about her residents. The apartment is nice, but the outside of the buildings could use some fresh paint and siding repairs. With supply costs these days, I would expect a delay. Good place to live for your stepping stone to home ownership.”

Things to know:
-neighbors are all friendly
-freight elevator is not functional
-parking lot in the back is not secured, anyone can walk through, however I've never had issues getting a spot

“Nice place to live that keeps you close to the bus route and shopping. It is relatively quiet here and parking is good. Everyone gets a balcony, which is also nice. Office is proactive when it comes to correcting problems. I had a roach problem 3 months ago, which was due to a neighbor who wasn't keeping his apartment clean. They evicted the neighbor and my problems with roaches was solved to my satisfaction. If people park in the fire lanes here, the office does ticket them, and that is also a good thing. This makes my 3rd year of living here.”
