“I've lived here for a year so far, and just resigned my lease. The front office is always helpful and easy to get ahold of if needed. The maintenance guys are also great, they've always been helpful but I've only had to put in 2 requests. The grounds are very pretty (love the pond and pool) and well kept, I think this apartment complex is a little hidden gem in Columbia. It is mostly young professionals and families that live here so its quiet and safe!”

“To all my renters if your looking to move into an amazing and beautiful place then come to the heron lakes apartment… When I said Johnathan is a great manager he will definitely go above and beyond helping u to secure a safe and luxurious home here at the heron lake … He is the overall best guy to work with … He’s very knowledgeable and there to answer any questions and concerns you may have … So with that said please call my guy Johnathan at the heron lake’s apartments I promise u will not regret it … So please head on out to the lakes and give Johnathan your time when securing a home .”

I have been here since Oct 2021 first on the siding (office side) then moved to the brick side oct 2025. I have been here before the current owner and when they brought Beverly on in the office things definitely got better me and previous manager didn’t see eye to eye and I tried avoiding her like the plague. I’ve had no issues with crime except once right after we moved in and my car door was left unlocked they apparently hit several other cars and the family of the teenager that did it moved out right after. Nothing has happened to me or anyone I know here since. All my neighbors have been polite and friendly.
There has been a few sad unfortunate incidents recently but with that said that can && will happen anywhere you live.
Yes there have been times maintenance has been a little slow to resolve non emergency issues but with having two maintenance techs retired at the same time and bringing in two new people that still have to learn the property it’s to be expected. When I did have an emergency with my ac they came right out and resolved the issue.
I’ve always found if I as calmly as possible went to the office as soon as an issue starts and address it with office staff it’s usually addressed quickly. They are only people and sometimes things get hectic and if you bring it up and remind them that the situation hasn’t been resolved, they usually get on it right away. I don’t think this is a bad place to live. I’ve enjoyed my time here

“This is truly a great apartment complex! It’s always quiet, the neighbors are friendly, and the community has been a wonderful place to call home.
The maintenance team is absolutely top-tier. They go above and beyond and have helped us with just about everything—from changing light fixtures and installing cabinets to mounting TVs. Their willingness to help has made living here such a great experience.

I’ve genuinely loved my time here, and I especially want to give a huge shoutout to the leasing office, specifically Sameera, for helping us find such an amazing apartment to call home for the last year and a half. She was incredibly helpful throughout the process, and we’re so grateful for her!

“I've been here 10 months now and I love it. The staff is extremely friendly and always eager to assist the tenants. DeLexus is the maintenance person here. She is polite and makes repairs quickly. I never have to call back for anything she works on. Jackie, the property manager is patient and will answer all of your questions. And last but not least Isaiah the assistant manager/ heart of the community is always helpful. These people along with my wonderful neighbors make this place feel like home.”

“I recently moved into the LandBank loft building, and let me tell you I honestly have enjoyed every minute of living here so far. Our amazing property manager Mario, was and is such a huge part of the amazing story we continue to have here. He went above and beyond for us during our application process while always answering the endless phone calls and questions from our end , while he always showed the upmost professionalism. He is running a one man office and you would never be able to tell. I also want to give the maintenance manager Terrance his flowers, he is always in a great mood around the property and is another example of the staff here going out of their way for you. I put in a maintenance order in a couple days ago and within thirty minutes both issues I had were resolved, I feel 1,000,000+% comfortable with maintenance coming in my apartment without me being home, because the level of care is always extraordinary. Aside from the staff, the living arrangements have proven themselves to be quite ideal. With a great central location, a gorgeous and clean property I could not be happier with my choice of the LandBank lofts.”

“Stayed here for almost 3 years and had nothing but great experiences. Miss Debbi and Briae have been amazing the entire time. Any issues I had they made sure to listen and act ! Highly recommend the carriage house. They take care of their people.”

“612 Whaley is a solid option for downtown-adjacent living, with cute units at a reasonable price point for how close it is to central Columbia 🏙

The biggest tradeoff is the surrounding traffic situation, especially during football season when the area can become extremely congested and frustrating for daily commuting. Parking can also be a consistent challenge for residents, which adds to the inconvenience.

Overall, it’s a convenient location with nice units, but the day-to-day logistics can take away from the appeal 👍”

Is the building old? Yes.
Is it luxury? No. But my apartment is clean, well-kept, and a really nice place to live.

But don’t come here expecting a million-dollar condo and then complain — that’s not what this place is. Its like everyone complaining are the ones that want caviar with a McDonalds budget. Let’s be real.

The location is great, it’s convenient, and they don’t discriminate against my pets, which matters more to me than having brand-new appliances.

They are making updates. The laundry room was recently repainted, and there are security cameras in the mailroom, laundry room, and outside.

And since people keep mentioning roaches — I’ve seen one or two. It’s an older building in the South, that happens. I have not seen anything close to an infestation. That’s why pest control exists, and it’s available when you request it.

Any time I’ve had a question, it gets handled. Jill and Nikki are always available and do what they can. They work long hours and support the residents.

If you want affordable, good location, and pet-friendly, this works. If you want luxury with a bellhop at your service, go pay for it — that’s not what this place is.”

“I’ve lived in GrandView for almost 5 years. It’s had its ups and downs, like everywhere.
It’s been on the ‘ups’ since Harbour brought in the maintenance supervisor, Terrell. He manages his techs really well and has no issues with bringing in a professional when it’s outside their scope.
It’s one of the most important things to us…speedy completed repairs and good communication.
He’s the best!
It’s a nice, friendly community, with screened porches/balconies, that is making many improvements since they took over from Greystar last year.”

From the start, everything just felt easy — the leasing process was simple, the move-in was smooth, and the staff was always helpful and friendly. Anytime I needed a repair or had a question, they responded quickly and took care of it without any hassle.

The apartment itself was clean, modern, and comfortable. Everything worked well, and any issues with appliances or utilities were resolved in a timely manner. I always felt safe here — which was super important to me. The common areas, like the gym and lounge, were well taken care of and always clean. I lived there for about 3 years.

Overall, I’d definitely recommend living at The Roseberry. It was a great place to call home.”

Long story short, my A/C stopped working months ago and I didn’t realize until recently because I got a unit installed a while back. I put in a work order today and the new maintenance technician Max came today and went above and beyond. He was very nice and helpful. That’s like my new friend now, lol 😂. 10/10 recommend, y’all need to KEEP THIS GUY REDPOINT! PERIOD.”
