I have been here since Oct 2021 first on the siding (office side) then moved to the brick side oct 2025. I have been here before the current owner and when they brought Beverly on in the office things definitely got better me and previous manager didn’t see eye to eye and I tried avoiding her like the plague. I’ve had no issues with crime except once right after we moved in and my car door was left unlocked they apparently hit several other cars and the family of the teenager that did it moved out right after. Nothing has happened to me or anyone I know here since. All my neighbors have been polite and friendly.
There has been a few sad unfortunate incidents recently but with that said that can && will happen anywhere you live.
Yes there have been times maintenance has been a little slow to resolve non emergency issues but with having two maintenance techs retired at the same time and bringing in two new people that still have to learn the property it’s to be expected. When I did have an emergency with my ac they came right out and resolved the issue.
I’ve always found if I as calmly as possible went to the office as soon as an issue starts and address it with office staff it’s usually addressed quickly. They are only people and sometimes things get hectic and if you bring it up and remind them that the situation hasn’t been resolved, they usually get on it right away. I don’t think this is a bad place to live. I’ve enjoyed my time here

“I've been here 10 months now and I love it. The staff is extremely friendly and always eager to assist the tenants. DeLexus is the maintenance person here. She is polite and makes repairs quickly. I never have to call back for anything she works on. Jackie, the property manager is patient and will answer all of your questions. And last but not least Isaiah the assistant manager/ heart of the community is always helpful. These people along with my wonderful neighbors make this place feel like home.”
“I lived at Huntington Place for a year and would have stayed longer if my roommate situation worked out or they offered one bedrooms. While living there I stayed in a 2x2 and never had any major issues with anything. There was a time when my dishwasher wasn't working properly. Maintenance tried to fix it twice then replaced it. After that I had no more issues with the dishwasher. Another concern is that I had wasp nests on the balcony but maintenance took care of it anytime we put in a request. Frankly, maintenance always responded in a timely manner, was nice, and actually fixed whatever the issue was so nothing felt like a big inconvenience. Fantastic maintenance team! They are all super kind and made me feel really comfortable. I personally never had to deal with the leasing agents beyond move in, move out, and picking up packages. Anytime I did deal with the leasing team they were always nice. The apartments are a bit older but they are still quality apartments. All of my appliciances worked fine besides the dishwasher incident. The apartments are really spacious and have plenty of storage space. I recommend purchasing curtains as the property lights are very bright at night (maintenance will hang up your curtains for you). The price point is really good for what is offered. I have not found another apartment with a similar price point. Out of all the places I have lived in Columbia, this was by far my favorite and easiest to live in. I would recommend Huntington Place to anyone!”

“I lived here for a year Oct. 2024 to Oct 2025, and it was one of the best apartment experiences I have had. Mantanience was fast, and I never had issuses with managment. I would still be living here had I not bought a house.”
“Stayed here for almost 3 years and had nothing but great experiences. Miss Debbi and Briae have been amazing the entire time. Any issues I had they made sure to listen and act ! Highly recommend the carriage house. They take care of their people.”

“I have lived here for the past six years and am honestly heartbroken that I have to move due to a job in a different state. This place is admittedly not without its minor inconveniences (parking can be kind of horrible and like a weird system you have to game (visitor's parking is basically always overcrowded, the parking lot can be pretty full at night after a certain time, people park in areas they really shouldn't that make the entire parking lot harder to navigate safely) pet owners don't clean up after their pets all the time, when there are home games during the football season traffic in the area is horrid to the point I don't leave the apartment since it is too much of a headache, the train systems that run nearby can be a real inconvenience since they block off roads, one of the two elevators seems to always be out of commission, package room can be a bit of a headache to find your items), but the positives FAR outweigh those negatives. The maintenance team deals with issues within apartments quickly and effectively, the place is pretty quiet, the rental team is kind and helpful (big shout out to Zachary), renters primarily keep to themselves but from my experience are pretty kind, the apartments are a great size with high ceilings, etc. I wrote down all the negatives I could think of above, and everything else has been absolutely wonderful. I don't write many reviews, but as I am searching for a new apartment at the moment I realize how vital these reviews are for others looking to rent, so I wanted to leave a review for this place I've called home for the past six years and I will miss very much.”
“I want to share my experience so far as someone who has physically toured the unit and building.
Jill, the property manager, has been nothing but kind, responsive, and incredibly helpful. I’ve emailed her nonstop over the last two months with questions and concerns, and she has consistently followed through on everything she said she would do. That honesty builds trust—and for me, that matters a lot.
I originally backed out of the lease after reading some negative reviews, and the move-in balance I had already paid was fully refunded, just as Jill promised. I ended up coming back to rent the unit again after a previous condo deal fell through, and once again, the process has been smooth and professional.
Yes, the building is older (built in the 1960s) and could use some cosmetic updates. But my unit was clean and in great condition, and honestly, the positive experience with the staff far outweighs the building’s age.
To be clear, I haven’t moved in yet—I’m scheduled to in a few weeks—but based on everything so far, I have zero complaints. If anything changes after I move in, I’ll update this review. But for now, I’m very happy with how everything has been handled.

“I’ve lived in GrandView for almost 5 years. It’s had its ups and downs, like everywhere.
It’s been on the ‘ups’ since Harbour brought in the maintenance supervisor, Terrell. He manages his techs really well and has no issues with bringing in a professional when it’s outside their scope.
It’s one of the most important things to us…speedy completed repairs and good communication.
He’s the best!
It’s a nice, friendly community, with screened porches/balconies, that is making many improvements since they took over from Greystar last year.”

Jamie the manager she is amazing looove her she moved super fast for us very loving. We put in a work order for our mail box to be fixed on Saturday we also asked for our sink to be fixed on Sunday and EVERYTHING was fixed with in 48 hours of our work order!!! New management rocks can’t wait to see all the amenities open this summer.”
“I had a really great experience living at The Roseberry. From the start, everything just felt easy — the leasing process was simple, the move-in was smooth, and the staff was always helpful and friendly. Anytime I needed a repair or had a question, they responded quickly and took care of it without any hassle.
The apartment itself was clean, modern, and comfortable. Everything worked well, and any issues with appliances or utilities were resolved in a timely manner. I always felt safe here — which was super important to me. The common areas, like the gym and lounge, were well taken care of and always clean. I lived there for about 3 years.
Overall, I’d definitely recommend living at The Roseberry. It was a great place to call home.”

Before taking the tour, I watched her address a residence's needs with care, reassurance, and urgency and that is what I look for in a leasing office.
