The community features a huge, spacious gym, a swimming pool, a hot tub, a big dog park, a clubhouse, billiards, and BBQ grills. Its location is convenient, near IH-35, Tech Ridge Center, Parmer Innovation Center, and major employers, with an HEB just five minutes away. Resident experiences vary. Many praise the very friendly, attentive office staff and the fantastic, responsive, and quick maintenance team, noting the community is clean and well-maintained. The apartments provide good space for an affordable price, and management has shown improvement, acting on resident feedback. However, some issues are reported. Noise from a nearby fire station, Parmer Lane, and general road traffic is frequent and can be disruptive. Building entrances and some apartment windows may lack proper sealing, affecting temperature and noise. Water pressure is often described as very meh, rarely hot or cold, just warm. Guest parking policies are inconvenient with strict towing, and gate malfunctions are common. While renovations are nice, some finishes can be sloppy. Initial issues like pests, package theft, or internet problems sometimes occur but are often resolved. Overall, it is considered a solid place to live, especially for the price, though potential residents should be aware of the noise and occasional inconsistencies.

Have lived all over the Austin area and i have to say… i have never had a better maintenance crew than at Settlers! Very knowledgable and courteous! Always have a good attitude and get things done the right way!
