“Overall its good apartments with reasonable rent prices. I like the free garage option with hassle free parking. Mails and packages can be picked up easily from mail room. Rooms are spacious. Has a nice dog park. There are community events organized regularly.

Some nitpicks:
- there tend to be a lot of homeless people outside the apartment due to the bustops and gas stations near the apartment. Not a big deal if you use car for commute and dont walk outside.
- the hot water is shared by the entire complex. So, sometimes, the water may be less hot (dint experience winter yet, so not sure how good it will be).
- apartments dont have smart locks, so have to use traditional keys for entrance.
- the fan switches use a bad design and its very hard to select fan speed.
- the construction is not solid. We can hear our upstairs neighbors sometimes and the wooden cabinets in kitchen feel too fragile
- there was some molding on the ice dispenser of our fridge when we moved in. We requested the maintenance crew to clean it but they asked us to to do it ourselves.
- we have a pool, but i wish we also had a pickle ball court.

Any apartment will have some or the other issues and I think ours is much better compared to others since all the issues I have are minor inconvenience and not deal breakers.”

“Eryn in the front office is amazing!! She is extremely helpful and made my move-in process so easy. The maintenance crew is also very quick to fix any issues you may have. I highly recommend renting here. The property is beautiful and very clean.”

“I just want to tell everyone about the wonderful experience I had at the Bridge at South Park landing the whole staff was friendly very inviting and professional and Rosy was awesome with this being my second apartment and my first experience being absolutely horrible I did a lot of research before making my next move and Rosy made this process so much more easier by helping me lock in a great deal ..The apartments are beautiful and spacious the grounds are well kept and the maintenance man was very personable and friendly ...I'm looking forward to becoming part of this great community ...thank you Rosy and the whole staff you are greatly appreciated”

“I've lived in several apartment complexes in Austin, and Gibson Flats is by far the most beautifully run and maintained. The apartment I rented itself is well outfitted with a great kitchen and appliance, stylish flooring and light fixtures, and special features like enclosed bike storage, electric car charging station, and a great walkable location. The gym is good for days when you feel like driving to your health club (although Life Time's 57,000-square-foot luxury gym is next door). Best yet is the leasing/management team of Zulema, Alec, and Julia who took care of every detail and made the moving in process a snap.”

“I’ve lived in some horrible apartments in Austin. This by far has been the most peaceful and pleasing experience. The staff is very helpful and informative, as well as being very quick to respond to any issue or concern you might have. The maintenance is top notch. They always come as soon as possible and don’t leave unless the job is completed. The community is clean, quiet and respectful. There is literally nothing negative to say about Cortland river place”

“I toured this property on 5/17/25. Sydnee was helpful, knowledgeable, and patient through all of my questions and concerns. While I didn't end up renting here (due to distance from my job), I highly recommend it. Great floor plans and very nice property overall.”

“From the moment I toured, to pre-move in, the staff has been so incredibly accommodating and friendly. Daniel worked with my schedule to find a time to tour that worked well for me and answered all of my questions, even afterwards through email.

Prior to moving in, I had packages delivered earlier than expected and Kate, Amanda, and Lane went above and beyond to make sure my things were safe.

Hands down, the best apartment complex with the best bang for your buck in the entire city. I transferred units and resigned and extended my lease 4 months in because of the experience I’ve had. Every one of my guests praises how much better everything here is compared to the rest of the building

The entire leasing and concierge staff is incredible, but I wanna make a special shoutout to William. William helped me with my original lease as well as a smooth transfer to my new unit, and is extremely pleasant to work with.

Amber, Dakota, and Chelsea in the leasing office are extremely helpful as well. A lot of leasing agents are more concerned with getting people leased, and they don’t care after, but they are the exact opposite here.

Last but not least, James from the concierge desk is hands down one of the best assets to this building. He makes everyone feel extremely welcome and one of the best guys out there.”

“My family walked into Palm Harbor- Round Rock with little hope and a desperate need to get into a bigger home asap, as my mother n law had a botched back surgery leaving her paralyzed from the waist down. We've been renting a house for 20 years and it just doesn't have the room. Shawn Jeffries took us under his wing and treated us like family, helping us navigate through this stressful process and getting us into a home we could afford. My daughter became his partner in crime instantly lol. She now has a Mountian Dew Code Red addiction ? but that's ok. We can't thank him enough for his hard work in helping us every step of the way. “This place is amazing! The over night receptionist is amazing always has a smile on her face when I come in as a dasher sometimes people aren’t as friendly around this time. The townhome itself is so cute and it's hard to believe someone lived here prior to me. Management definitely takes great care of the property. It's a great place to live... “My favorite place in the West Austin area. We’ve been living here for almost 3 years. It has a resort-style atmosphere. Sometimes there are noisy neighbors at night, so I’d recommend getting a top-floor apartment to avoid noise.

Sound insulation between apartments is not the best, so it’s also important to be considerate of your neighbors. It’s better to avoid jumping or making heavy noise, and rugs help a lot with sound reduction and maintaining good neighbor relationships. Also, maybe save late-night karaoke sessions for the weekend, even if you have an amazing voice or think you’re a superstar :)”

“Tramor at the Arboretum has been a dream to work with during my cross country move! I reached out the the complex one week ago and got a same day response from Madison. She sent information over about 5 different apartments. She worked through my objections, questions, hesitations and found me the PERFECT apartment to meet all my needs within a week! Madison's timely responses (to all 20+ of my emails), thoughtfulness, and commitment to making this move easy brings tears to my eyes. I wasn't able to see the apartment before signing the lease but they welcomed my boyfriend for a tour and he said the staff was nothing but kind and helpful. If you're looking to make a move to or around Austin, look no further than Madison and the team at Tramor at the Arboretum.”

“Lindsay is totally 5 stars along with the other staff members I meet. Great maintenance response. The location of my apartment in the complex is 5 stars. The 5 Star was only reduced to 4 because the apartment itself needs several upgrades. Example: remove sliding doors replace with French doors, upgrade all cabinets and change colors to white and light grey, keyless entry, better lighting, walk in showers in master bath, and better design closet space. Overall I am happy to call Bridge at Mesa Verde home in this peaceful setting.”

“We've had an excellent experience living here! Marlowe, Chelsea, and Christopher at the front office are amazing and make it feel homey. Great maintenance workers too! The apartments are a bit old but whenever there is a problem we know it will get fixed right away without any trouble. Makes me never want to buy a house of my own because you could never achieve that level of convenience. The pickleball courts and pool and gym are great amenities! Be aware, if you live in the building right next to the pickleball court like we do, it can be loud. But we've gotten used to it. Most of the buildings are a lot farther from the courts than ours though. And of course the location is top notch. Walking distance to Barton Springs, with a little pathway in the back that connects to the Barton Creek Greenbelt. Overall would highly recommend.”

“I never write reviews but Eleven deserves one! They have been absolutely amazing. I have lived at 3 other apartments and Eleven’s management team is truly unmatched! I had a maintenance issue and they had someone in my apartment within 15 minutes. I couldn’t find my package in the mail room & one of the workers personally delivered it to my door. I had problems with my application and they were so quick to respond & great at communicating. I could go on & on. I love the management team, amenities, location, etc. Not one thing I don’t like about this place! Big Windsor fan now!!!”
