The office staff and maintenance team truly go above and beyond—they’re friendly, responsive, and genuinely care about the residents. One of my favorite amenities is the well-kept dog park at the top of the attached parking deck. It’s also incredibly convenient to have visitors since the connected parking deck offers up to 8 hours of free parking.
One of the biggest perks of living here is everything that’s right in the building. Having a full bar, a food hall with so many great dining options, and a movie theater just steps from my apartment is hard to beat. It’s perfect for grabbing dinner, meeting up with friends, or catching a movie without ever having to leave the building.
Overall, it’s been a wonderful place to live. The combination of great amenities, excellent service, and a welcoming community makes this an easy five-star place to call home. I highly recommend it!”

“Overall I have had a very positive experience renting from Landing while avoiding the messiest phases of a home renovation. The apartment is in an excellent location and nicely appointed with comfortable furniture, an impressive array of kitchen equipment (pots, pans, utensils, etc.), solid tech (smart TV and wifi), soft linens, and even basic cleaning supplies. To increase the odds that you’ll have a good experience, I’d recommend the following:
1) Be prepared to communicate primarily by text and the app. Though Landing lists a phone number and email address on their web-site, I only had luck when reaching out via text and the app.
2) Search the interwebs for Landing coupons. When I first joined Landing, it was easy to find an online coupon that more than covered the first annual membership fee.
3) Only rent apartments that have actual photos available on Landing’s web-site, so you can be confident that your preferred unit is actually “live” within Landing’s system. This approach also ensures that you have a clear sense of the furnishings and, perhaps more importantly, the view, which can vary from brick wall to parking lot to skyline.
4) Research apartment complexes of interest through Google reviews, yelp, etc. No complex is perfect, but some are better than others, and you can dodge some sketchy options with a little extra leg work.
5) Double-check the math. Landing’s business model is incredibly complicated, as taxes and fees vary by duration of stay (the longer you stay, the less it costs per month), apartment complex (some charge parking fees or pet rent, others don’t), municipality (taxes and lodging fees), etc. Though the mistakes were minor relative to the entire cost of my rental, I did save some money by catching billing errors, and the Landing staff was gracious when made aware of glitches in their system.
6) Plan to arrive during weekday business hours. Landing has a knack for losing keys. You’ll increase the likelihood of a smooth check-in if scheduled at a time when the apartment complex staff will be on-site and can provide a spare key if Landing has misplaced keys to your unit, as they did with mine.
Despite a few quirks, Landing offers an innovative and valuable service, facilitating all-inclusive (wifi, utilities, etc.) rentals of nicely furnished apartments. Yes, they charge significantly more than you would pay for renting on your own, but for some folks, the ease of being able to show up with just a suitcase is worth the extra cost!”

They always ask for permission regarding entering property for repair and able to make accommodations regarding rent as well. I have no complaints.”

“I have absolutely loved living here , parking kinda sucks but I know there is nothing they can do. They staff is extremely friendly the manager is great. I had had little to no issues in our apartment. Our neighbors are friendly and the walls must be really thick because I have never even heard our neighbors. It’s like a family living here. 10/10 . “I have lived here almost 7 years and love most everything. My only complaint is how the rent went up, but that isnt a reflection on management, that is set by owners. Everyone in the office is extremely helpful, willing to help out, and makes sure your needs are supplied. Maintenance is quick to respond as well. The property is so pretty. Thank you all.”

When I first checked my apartment near the lake it just felt right. The office personnel have been very dear friends. Their maintenance people have just been wonderful. “First let me start off by saying Jasmine & Simone are the best at what they do. They answer all requests promptly, friendly and always professional. I have been a tenant for 7 months now. The application process was seamless Jasmine address all questions I had she ensured all of my non-negotiable’s were met. She stayed late some days to accommodate my work schedule thank you so much for that. The maintenance crew is top notch any work ordered entered it’s completed in a timely manner the grounds are well maintained. They keep the dumpster area clean even when tenants are careless about making sure the trash makes it into the dumpster. I know I made the best decision by moving here. Thank you to this amazing team for always putting the tenants first.”
“The Crowne has been one of the best apartments I’ve lived in while in Birmingham. Leasing office throws lots of events and food trucks come through a lot. Staff and maintenance are quick to respond and helpful! No parking trouble, no loud neighbors, overall it was a quiet community. Only issue I’ve had were with gnats early on that were taken of.”

“I recently toured Village at Grants Mill, and I had such a great experience from start to finish! The staff made me feel genuinely welcomed the moment I walked in.
Macie and Cody were both incredibly friendly, knowledgeable, and patient. They took the time to answer all of my questions, explained everything thoroughly, and made the entire tour feel comfortable and stress-free. Their professionalism and positive attitudes really stood out.
I also had the opportunity to meet Dashawn, the Maintenance Supervisor, and Mark, one of the maintenance technicians. They were both so pleasant and welcoming, and it was great to see how friendly and approachable the maintenance team is as well.
It’s obvious that everyone at Village at Grants Mill takes pride in providing excellent customer service. If you’re looking for an apartment community with a team that truly cares and goes above and beyond, I would definitely recommend checking them out!”
