“I’ve had a great experience living here! The property is beautiful, and the common areas are always clean and well maintained. The resident events are consistently fun and make it easy to feel part of the community.

The office staff and maintenance team truly go above and beyond—they’re friendly, responsive, and genuinely care about the residents. One of my favorite amenities is the well-kept dog park at the top of the attached parking deck. It’s also incredibly convenient to have visitors since the connected parking deck offers up to 8 hours of free parking.

One of the biggest perks of living here is everything that’s right in the building. Having a full bar, a food hall with so many great dining options, and a movie theater just steps from my apartment is hard to beat. It’s perfect for grabbing dinner, meeting up with friends, or catching a movie without ever having to leave the building.

Overall, it’s been a wonderful place to live. The combination of great amenities, excellent service, and a welcoming community makes this an easy five-star place to call home. I highly recommend it!”

“I currently live at this Location and we went through one of the most traumatic situations you could go through in a apartment. A fire broke out a burned a big portion of our building leaving 46 of us with a place to stay or any of our belongings. Our Rental Manager Jennifer Murray and Dominique came to our rescue like super heros and not only got us housed within the week but also took up what seems like unlimited donations. It was such a blessing. Not only that they provided us with gift cards as well as food and things for the kids. I mean toys, school supplies, clothes, shoes etc.... These 2 young ladies also stayed countless hours past their shift not getting much rest trying to make sure everyone is heard and everyone had resources. They went above and beyond. I mean my heart is so full from the love and care shown to us by these 2 ladies. I am so happy. Shout out to Jennifer Murray and Dominique, the world needs more people like you guys. I appreciate you ❤”

Zoned for Homewood City Schools where my son received a great education. Well maintained saltwater pool. Within 10 minute drive of downtown Birmingham, Mountain Brook, and Vestavia. Walking distance to Vulcan Statue and downtown Homewood.”

“MAA is a nice location. The leasing agents are great especially Ms. Zelda and Mrs. Ebonie. If you have issues in your apartment, maintenance fixes it quickly. I recommend, if you're looking for somewhere to stay. You will not be disappointed.”

“Overall I have had a very positive experience renting from Landing while avoiding the messiest phases of a home renovation. The apartment is in an excellent location and nicely appointed with comfortable furniture, an impressive array of kitchen equipment (pots, pans, utensils, etc.), solid tech (smart TV and wifi), soft linens, and even basic cleaning supplies. To increase the odds that you’ll have a good experience, I’d recommend the following:

1) Be prepared to communicate primarily by text and the app. Though Landing lists a phone number and email address on their web-site, I only had luck when reaching out via text and the app.

2) Search the interwebs for Landing coupons. When I first joined Landing, it was easy to find an online coupon that more than covered the first annual membership fee.

3) Only rent apartments that have actual photos available on Landing’s web-site, so you can be confident that your preferred unit is actually “live” within Landing’s system. This approach also ensures that you have a clear sense of the furnishings and, perhaps more importantly, the view, which can vary from brick wall to parking lot to skyline.

4) Research apartment complexes of interest through Google reviews, yelp, etc. No complex is perfect, but some are better than others, and you can dodge some sketchy options with a little extra leg work.

5) Double-check the math. Landing’s business model is incredibly complicated, as taxes and fees vary by duration of stay (the longer you stay, the less it costs per month), apartment complex (some charge parking fees or pet rent, others don’t), municipality (taxes and lodging fees), etc. Though the mistakes were minor relative to the entire cost of my rental, I did save some money by catching billing errors, and the Landing staff was gracious when made aware of glitches in their system.

6) Plan to arrive during weekday business hours. Landing has a knack for losing keys. You’ll increase the likelihood of a smooth check-in if scheduled at a time when the apartment complex staff will be on-site and can provide a spare key if Landing has misplaced keys to your unit, as they did with mine.

Despite a few quirks, Landing offers an innovative and valuable service, facilitating all-inclusive (wifi, utilities, etc.) rentals of nicely furnished apartments. Yes, they charge significantly more than you would pay for renting on your own, but for some folks, the ease of being able to show up with just a suitcase is worth the extra cost!”

“I just moved into an apartment here about a month ago and honestly, I have loved living here so far. The staff is so sweet and very helpful and more than happy to answer any questions. The pool area is nice and it’s so convenient to everything 280 has to offer. The parking kinda sucks but only at night once everybody’s come home from work. These apartments are genuinely very nice and for the location, the pricing is more than reasonable. Any time I have friends over they want to get an apartment here too. I couldn’t be happier and I’m glad I chose this place to call home when I was looking at apartments on 280.”

“I lived here for two years…

Honestly it’s a great location. You’re basically 15-20 minutes away from hotspots and major hangouts in the city. It’s very convenient and a genuinely a good spot.

It’s very close to UAB campus. It took me 7-8 minutes to walk to school everyday. You should never have to drive to car to school. Unless you genuinely hate walking.

Bring your own furniture. Anything they “offer” you in the package, will be broken. Useless. Ineffective. Even if it’s not. They will certainly charge you for it. My biggest complaint in my time living here was my blinds. They would constantly fall off and break. I had the ball park view package. So I was always concerned with my privacy. I would OFTEN ask the team to replace them. They never did.
They did however charge me $468 to replace the cheap, plastic, unusable blinds.

Essentially anything that came with my furniture package. I was charged for “damages”. I took great care of my apartment and the drawers they charged me for were already broken.

If you are a woman. I would NOT advise living on the second floor. Especially close to Stairwell 1. Break ins have happened. Fires and damages have been caused by wanna-be arsonists. On THREE separate occasions my roommate and I had to fend/scare off intruders on our floor. One of which was actively trying to get into our (female) neighbors room. They’ve since upgraded their security…but their always seems to be weak points that are easily exploitable.

The staff are not friends…they are staff. You’d do well to remember that.

If I could go back in time I would not get the ballpark view. It’s cool to show off when friends come over. It’s kind of cool during the season. Fireworks are exciting. But after a while…I assure you they can get annoying, Regions doesn’t turn off their lights at night. If you have blinds that don’t work like I did…it can be very vexing.

Stairwells are littered with dog poop and pee. Walking on the street toward UAB. My friends and I used to call it “Sh*t Street” because it smells and the grass is littered with droppings. While that may not entirely the be apartments fault…it’s still gross.

There is no Gym. The amenities have never really been bonafide. The only thing that’s certain with this place is that they can and will try to get every penny out of you. Just to not fix the problem and dump it onto the next tenant.

Take Pictures. Make Notes. Analyze. Don’t take any “upgrades” from them. All you genuinely need is a mailbox, parking spot, and a bed to sleep in.

While convenient, It’s certainly. not a place to settle down or call home.”
