“I looked through so many apartments and concluded that Anderson had everything I was looking for (location, amenities, free parking, pet friendly, well reviewed management). Management responds very quickly to emails and shows they care about their residents and fostering a sense of community. They have events and care packages and provide treats during finals week. There is security at night, premises are kept clean and landscaping is lovely. Maintenance is awesome and everyone in the management office is truly so kind. Thank you to Anderson place for going above my expectations, Alisha for answering all of my questions and making me feel confident about choosing this apartment complex and Azeneth for helping us when we picked up our apartment key.”

“The community is quiet, clean, and well-maintaine.The staff are friendly and helpful, especially the maintenance staff, they quickly respond and fix. The community areas are always clean and in good shape.!My apartment is lovely with plenty of natural light and a layout that makes it easy to move around. Overall, it’s been a great place to live — I’d definitely recommend The Willows to anyone looking for a peaceful and enjoyable living space.”

“WONDERFUL housing community!! My friends and I were looking for off-campus housing near UC Davis, and Suntree gave us by far the best tour. The management team, Alisha and Leslie, are absolutely impeccable and are so kind and helpful. They always responded to my texts quickly (within the hour). My friends and I were looking for housing for the first time and they helped us understand a lot of the leasing-process in general and were so friendly throughout our interactions. The Suntree homes themselves feel very homey and have a nice community feel to them. Residents there were all super kind and easy to talk to, and all had great things to say about their time living at Suntree. There are (very yummy and free) snacks, candy, drinks, coffee, and printing all at the front desk as well! As a college student that goes a long way! Great location and Alisha and Leslie were super flexible on pricing since my friends and I were working with a tight budget. The Unitrans bus stop is right on the property and getting to and from campus is a breeze. HIGHLY HIGHLY recommend Suntree to all prospective residents, you won't regret it! 5 stars!”

“Living at the Arbors was a very positive experience . Karen is great at making sure that the residents have what they need and that everything around the complex is in good shape. Maintenance requests are answered very quickly (one time we submitted a request and maintenance was at our door 14 minutes later to fix the issue). Parking is free, as is laundry and wifi, all rare finds in apartment searching these days, and the community is pet friendly. Would highly recommend!”

“I absolutely LOVE living at Adobe for so many reasons. When I moved back in 2024, I didn’t know hardly anyone and felt pretty nervous about being in a new city so far away from home/where I grew up. However, the staff at Adobe is so warm and welcoming and helpful and I instantly felt right at home. I want to especially shoutout Angel — one of the front desk staff — who went above and beyond in providing the most detailed, thoughtful, and personalized support for literally any issue. When I approached her about restarting the community garden, she was so wonderful and eager to help and actually made it happen. Now the garden has carrots growing as well as some native plants and herbs! This was so impactful for me and I’m so grateful for Angel and Adobe for listening to their residents and really working hard to make everyone feel safe, happy, and excited about living at Adobe. She also made sure to respond promptly and kindly to any inquiries about pests (the occasional ant — I haven’t had any other bug issues) and any concerns I might’ve had. Angel is the BEST and her warmth and positivity really exemplify what sets Adobe apart from other apartments in the area. I also loveee the maintenance team (Steve and Ron) for similar reasons — they are fast, kind, and clearly care so deeply for the residents living here not just as “renters” but as full people. It’s really such a great team, and I am so happy living here! Thank you Angel, Steve, Ron, and the rest of the Adobe staff for all you do — as a resident it really makes an impact. The rent is high (as most places in the area are) but the quality of care and the management here is unlike any other apartment I’ve lived at before. Thank you!”

“We’ve lived at the Grove for close to four years and have had a great experience. The front desk staff, specifically Jessica has always been very helpful and quick with email responses and maintenance issues. Most payments can be completed on a tenant app as well as maintenance requests which is very helpful when we can’t get to the office. Our maintenance staff is top notch, always fixing things quickly and diligently. The environment is quiet, close to dining and markets, well kept and we have made many friends living at the Grove.”

“Lived here for a few years during my undergrad. Very responsive and helpful staff, amenities always clean and functioning, and surrounding neighborhood was safe and quiet. Had to call the office again today to verify some stuff for my new apartment and the staff was as quick to respond and friendly as usual even when I'm no longer a current resident. Highly recommend!”

“5 star experience all the way through!
My wife and I lived here when we went to UCD and it was an incredible place to live. Close to the school, well maintained, and respectful neighbors. However, more recently I've experienced top of the line customer service from Rachel in the office. She has literally gone out of her way to ensure that a package which was shipped to my old address, is able to arrive to my now current address in SoCal. She was super kind and helpful each step of the way. She could have easily decided to not help out with this matter, but instead she went above and beyond. Thank you so much for your help, and I hope a raise is headed your way for your outstanding service!”

“Latest Update (4/29): I want to retract my original poor review of Russell Parks. At first I was disappointed by the management of the laundry rooms but major changes have been made to addressed my concerns which I highly appreciated. Additionally, management worked with me on an emergency request with their handling of the situation far exceeding my expectations. I want to thank Russell Park management for their careful care and friendliness towards their residents and I highly recommend others to consider leasing here. Thank you.

Update : Management did reach out to me but many machines are still down. I hope they can fix this soon.

I love the area but management has got to do something about the laundry rooms. I have lived here for a little more than a year now and it's been a pain getting laundry done every week. There are so many broken laundry machines and the rooms are very low maintained. I honestly wouldn't mind paying an extra flat fee just to get better machines. Management, please fix this soon.”

“Beautiful and affordable apartments, and super understanding and cooperative team. Although we were unfortunately unable to commit to our leases in the end (due to circumstances unrelated to Arlington themselves), they were still willing to make an exception and comply with our requests. Management was extremely responsive and understanding throughout the entire process. Specifically, Niya was extremely professional and an absolute pleasure to work with. Overall, I recommend Arlington as a fantastic place to live in Davis.”

“Awesome location next to Lamppost pizza with sushi, ramen, and Mexican food located in the grocery store across the street. Walking to the brewery Super Owl is also very convenient! Staff is always responsive and quick to help out.”

“I have had a wonderful experience living at the Casitas & Chautauqua property. The maintenance team is incredibly efficient with a super-quick turnaround on all requests. The management is open and approachable—I was able to negotiate my rate, and a huge thank you to Morgan for providing price matching.

“This was my all time favorite place to live in Davis! Mike Dod the manager, needs a raise! He is always quick to answer questions and there maintenance team always gets problems solved. They have made so many great upgrades to the property since I’ve been here. I recommend any student to check it out as an option!”

“University court is a nice apartment. Maintenance came right on time and fixed what needed to be fixed really quickly. They provide snacks from time to time at the office for the residents. Right next to Trader Joes, and so many other stores too. The apartment is perfect to get to your classes easily. I dislike the stove and the draining system though. It’s ok for an apartment, it is probably good for a place to stay during college, but not to live forever.”

“Pros:
- Great management
- Very fast at responding to maintenance requests (and management always checks in to make sure that your maintenance request was fully addressed)
- Free gigabit Xfinity internet included
- Mostly has individual lease options so you don't have to worry about splitting rent amongst your roommates or a roommate not paying their share of the rent
- Has a bus line right outside the apartment
- No extra/hidden fees (you only get charged the monthly rent and your proportional share of the utilities, parking is included and renters insurance is not required)
- Management doesn't do shady stuff with your deposit unlike many other apartment complexes

Cons:
- Apartments are outdated
- When I moved in, my bedroom had many large cracks in the drywall with some chunks of drywall that fell on the ground (seems to be an isolated issue but I'm not sure how they didn't notice this)
- Apartments seem to trap in heat really well especially bedrooms (good for the winter but bad when the weather is warm)
- No in-unit washer and dryer”

“Hands down my favorite living experience in Davis. At the corner of Russell and La Rue, it's very convenient to get to Trader Joe's, SaveMart, and Safeway. It's walking distance from every part of campus, and a short drive or bike ride from downtown. Even more important, the apartments and spacious and comfortable, and the management and maintenance are out of this world. Any question or problem you have is handled extremely quickly, usually the same day. The rent is among the cheapest you'll find in Davis, and for what you're getting is a phenomenal deal.”

“Fantastic location, within a 10 minutes walk of Campus, Trader Joe's and multiple parks. Central location allows you to access all of Davis easily on a bike or Unitrans. Patios on lower level units are spacious, with some also allowing direct street access to Sycamore Ln. Management is responsive.”

Woody and Tom are amazing! The maintenance team here at Sequoia Apartments is as reliable as a giant sequoia tree. They are always kind and helpful—Woody even replaced my burner drip plates yesterday with such a friendly attitude.

The apartments are a bit older, but for students in Davis, they truly offer the best balance of cost and facilities. The study room is also fantastic. Highly recommend Sequoia Apartments!

I have had a positive experience with Aspen Village Apartments overall. The community is in a great location, is well maintained, and has plenty of green space that makes it a pleasant place to live. The apartment units are clean, comfortable, and well suited for students and professionals.”

“This is my second year living here, and I’m really going to miss it. The place is quiet, clean, and safe, and the surrounding trees and flowers add such a beautiful vibe. The staff is so awesome! Stephanie is incredibly responsive and has been very helpful with all of my needs. Maintenance is always prompt, friendly, and quick to fix any issues. I love living simply, and this has been the perfect place for that. It’s too bad that I have to move for personal reasons.”

“I have been a resident here for a little over 3 years. All in all, no real complaints about my time living here. The on-site manager Diana is fantastic and is always a great help regarding any concerns. And the maintenance man is also very prompt and always does a solid job fixing/replacing anything for us. Noise/sound is fairly manageable with the occasional bump or running footsteps coming from above but nothing that will affect one's sleep/focus.

Highlights of the place:
- Parking is pretty generous with its own dedicated parking lot as well as a good amount of street parking. Reserved parking is also an option but not really necessary in my opinion.

- Location is as central to Davis as it's going to get. 10 minutes or less in any direction to get anywhere by car and has several bus lines running right outside the complex”

“We toured here and it was really great! Ashley was super sweet and accommodating. The rooms (including the kitchen!) are huge, there’s large in-unit washer and dryers, and some apartments have lockable outdoor storage closets for all your bike/scooter/etc needs.”

“It’s been so nice living here during the school year! the staff hosts a variety of events and giveaways during the school year as a way to get free food and meet other college students staying in the area. It’s also conveniently placed near Safeway and a variety of restaurants, and there are active bus lines that go to both the MU and the Silo often. Definitely a good choice for the location and events”

“Ignore the low reviews! University Square has been an amazing place to live. I’ve honestly never had any issues with management. Anytime something came up in the apartment, they were always quick to respond and get it taken care of. The location is also one of the best parts. It’s more affordable than many other places in the area, and it’s so close to downtown that whenever family visited, we would just walk there. You have one free parking spot in the complex. If you have another car, city permits for street parking are like $16. When maintenance was being done and they needed space in the parking lot, management gave parking vouchers, which I thought was a thoughtful gesture. Management is very helpful and communicative. They always answer the phone, try to solve problems quickly, send monthly flyers with updates and fun facts, and even host events sometimes. I will say, no apartment is perfect, and as a downstairs tenant I always hear upstairs neighbors, but that’s just normal apartment living and not management’s fault. Overall, I had a truly great experience here and I’m sad to leave! Rent here!!! I always recommend this place to people I meet in Davis lol.”

“Stonegate Village Apartments is great apartment to rent from if you are a student looking for housing in Davis. Minutes away from UC Davis Campus and the pools/rec room are awesome. Suzanne and Vina are great. Make you feel welcome the moment you walk in. They are amazing and always looking to make your experience better. Pet friendly, affordable rent; if you are looking for affordable rent in Davis, have to check out Stonegate Village Apartments.”

“I just moved into Pinecrest Apartments and my experience has been great. Monica in the leasing office is super helpful and works very hard. Upon move in, everything was clean. I had to put in a couple of maintenance orders but maintenance is responsive and has already fixed some issues that have come up. I purposely got a unit farthest from the train tracks so I barely hear it at all! The grounds are well kept. So far, so good! Thanks, Pinecrest :)”
