“I have lived at Flora for about 3 years. I have loved everything about this community from the moment I stepped foot on Flora Ave.! It is quiet, secure, very well maintained, pet friendly, and the neighbors are lovely. The team here is top-notch. The location is perfect; close to downtown (less than a mile) but not in downtown itself.
Joe and Sam (maintenence team) are wonderful; they respond so quickly to requests, and they make sure everything is done well. Just today, my handle broke off my sliding glass door (it gets lots of use), and I put in a maintenence request through the resident app. Within the hour, the job was complete, and Sam even brought in a package that was at my door for me. He texted with me to communicate that everything was fixed, and that my dog was well behaved while he worked ?. Sam really goes above and beyond!
My previous dog who passed away in the spring, as well as my newly adopted dog, love the dog run to get out those zoomies! It’s so convenient to have the dog wash station here as well.
I’ve made friends with quite a few neighbors from socializing at the dog run, through the community events that management puts on, or hanging by the well maintained pool when it’s warm.

“I move. A lot. So, I've lived in my share of apartment buildings. 1200 Lakeshore is, by far, the best managed building I've lived in. Everyone who works here is the best. They know the residents and their pups. Mrs. Hudson misses her neighbor, Christiana and her daily ear rubs. Maintenance is fast and seamless. The management is top-notch. They have events and doughnuts for morning commuters every once in a while. The front security staff are friendly and professional and the building is super secure. Proximity to BART and living on Lake Merritt is amazing. The spaces are large and open. The residents are also fantastic. Say hi to Maya the bulldog if you move in. She loves some love.Now, not everything is always perfect. The building is amazing, as I said, but the noise is a thing. I'm a city person so the sounds of a city aren't new to me. The units facing 1st Avenue are NOISY. If this is something that doesn't bother you, then you're golden. If you're sensitive to that, opt for a higher floor on the lakeside. It's in Oakland. There is crime. Like all cities. Don't complain about it after moving in and then blame the building management. Due diligence on your part makes life better.Yes, I really lived here. No, I'm not paid nor friends with the management or ownership. It's just a great place.”

“3 1/2 stars. I purchased a condo here last September. All and all, I'm quite happy living here but somethings have surprised me, considering the cost of the units and the high cost of the monthly HOA fee. As another reviewer here mentioned, cost wise, you should really consider whether it is better to buy or rent here.
In general, this is a building built in 2001, and the units reflect that. Both the bathroom and kitchen have lower end cabinets and fixtures. Due to this, if your used to something a little more high end, you'll most likely have to go through the process of applying to the HOA for replacing these. It's not exactly turnkey.
Another thing that surprised me was the antiquated/outmoded heating system (there is only heating). It's something that was installed, in each individual unit, when the building was built. It's a one of a kind system that's not easily replaceable. There are no instructions/manuals available for it. It's very expensive to run (about 3-times the cost of my previous heating bill, prior to moving here). Kind of crazy for a 900 something sq ft condo.
Then there's the units 7-smoke detectors, 3-hardwired. What the what!? Trust me, it's not at all fun when one goes off as it takes forever to figure out which one it is. I was told by engineering that for the hardwire ones, the whole unit has to be replaced (at my expense).
Also, when the building was originally built, it would have been great if they had installed a water block off for each unit. Whenever any unit has a plumbing repair/upgrade, the water for all the units need to be shut off for 3 to 4 hours.
I really expected a more high end unit and experience.
There are a couple of engineering guys on site, but you quickly learn all that they don't do, as far as the units are concerned. These guys are primarily here to deal with the building itself.
The front desk staff is great. It's always a pleasure interacting with them and they are very customer service oriented.
The main attraction to living here, for me, is being on the lake, with all that has to offer, feeling safe living in this secure building, and how well the building is maintained.”

“My wife and I recently were looking for an apartment in the Oakland area. We found the building manager, Heidi, to be accommodating, kind, and easy to work with in our process. Ultimately we chose to live in a different neighborhood that was more convenient for my commute to SF. However, we very much appreciated Heidi's responsive communication during our application process. Management was a bit more thorough than other buildings and we have high confidence this creates a strong sense of community in the property. We also got the sense that the building and residents are taken care of well by a management team. This isn't the case in all buildings from our research. In many ways, we were sad to not have moved in and if we decide to move closer to the lake in the future we wouldn't hesitate to choose this building.”
“I was a tenant last year. The on-site managers were amazing. They responded to my emails quickly and tried to accommodate my needs asap. Also, they tried to make the place very cozy. They decorated the halls and kitchen for each major holiday. The only thing that sucks is that one of them is a Clippers fan.”
