The location and the modern units are fantastic, but what really makes Alton District stand out is the people that work here. Alex (the property manager) is incredibly responsive and helpful, and Cecelia at the front desk is an absolute gem - she knows every resident, is so kind, and is always thoughtful. I enjoyed jogging every morning to the White House, the Capitol, and the Lincoln and Jefferson Memorials. There are many delicious restaurants and cafes nearby.
This is the best location for sightseeing in Washington.
It was a two-bedroom room, and one room had an independent bathroom and closet, so it was comfortable, and the other room had a wide bed and closet, so it was comfortable for four people to stay without being cramped.
The living room was surprisingly spacious and the kitchen was perfect for cooking.
(However, the knife was not very sharp.)
I stayed for a week and enjoyed Washington to the fullest.
I will definitely use it the next time I visit.”

“Moved in in January during the massive snowstorm with my wife - everyone from the leasing office to the concierges have been nothing but incredibly helpful every step of the way - and continue to this day. Anytime we had any issues, they had been resolved within the same day or a day later. Issues like our dryer making loud noises, our shower head having low water pressure to our AC being broken at 10p.m - especially in the case of the AC, they showed up at 11pm and STILL fixed it!
Recently had a battery issue with my truck and the leasing office was super helpful and lend me a jumper too!

“I've lived here since 2014 and, very recently, this property transferred ownership from Equity Residential to Greystar. Leading up to this transfer, Equity began to neglect the needs of many residents, including myself. They also let multiple parts of the property deteriorate, creating a less-then-desirable living situation where service requests could take months, entry doors were left broken, homeless were living in the underground parking garage, broken fire alarms were going off monthly, and undisclosed fees kept tacking onto rent.
While online research may lead one to believe Greystar is more of the same, I must say that they have far exceeded expectations over the past several months. They immediately began fixing the aforementioned issues. We now have pristine, working elevators, better security, fully attentive office staff, and a world class maintenance team. Jenna is the new property manager, and she has been fully engaged with me and other residents in addressing current and lingering problems from before the transfer.
In addition to these infrastructural improvements, this new management group is classier, provides key information (like elevator outages) to residents in real time, hosts better events, and simply engages us in more genuine and meaningful ways. Thankfully, Greystar managed to retain our beloved concierge, Grover, who works here every morning. We also have Maria and a hand full of others working the front desk, always providing a welcoming entry.
Aside from fixing several lingering issues around my apartment after the transfer, they detected a critical issue with my entire water heating system/boiler - a problem I had reported to Equity over a year ago. This resulted in a weeklong project where they had to dissect the system and piping from my walls, involving multiple different contractors, plumbers and roofers. Our maintenance lead, Max, saw through this entire process providing daily updates and juggling multiple contractors.
While I was predetermined to move out at the end of my current lease, I'm actually considering staying here now that we have a fantastic management team.”
“Came in for a 4 pm appointment to view apartments, my car broke down where the maintenance men had to help out. Which I give 5 stars for because they were so patient and helped me out for. They did a lot for someone that isn’t a tenant. The apartment itself was nice, Cal or Kal did a great job. These apartments are too far of a commute for my fiancé and I’s jobs/career we have which I told Cal/Kal about. Me, having to travel to Vienna and Springfield and for him for PG county. Everyone did a great job of course! And appreciate the patience from the people in the leasing office!”
“I lived at "The KW" for 7 years, ending in January 2024. During this time, I lived in both the South (built in 2000's) and Historic (built in 1932 and 1935). Leasing agents will be happy to provide a tour of either, so I'll leave descriptions of apartments out. Suffice to say, there are a variety of floor plans and none (including the studios) are shabby. Some amenities of the building (indoor heated pool, sauna, gym) are truly top-notch. The rooftop grills could be much better; but the area warmers are a great touch for those those hanging on to the outdoor space until the cold becomes unfightable.What I want to focus on is the experience. The KW courtyard is among the prettiest in DC and provides its own welcome which didn't diminish during my stay. Once inside, the main lobby provides a fantastic display of Art Deco and contains an elevated mezzanine that often provided a comfortable (and very well decorated) meeting place for myself and neighbors.This brings me to an aspect of the KW which may appeal to many, and certainly did to me. There exists a true sense of community which will match your level of engagement. That engagement spans across KW hosted activities, as well as events conducted by the Residents Association. The initiator and facilitator of these relationship is often the in-building private club/bar. For the first time, I knew dozens of my neighbors instead of just a handful. Many friendships therein will persist.The staff is mostly friendly and courteous. A few stand out as exceptional, and I'm not likely to find their equivalent again: Giovanna (Desk), Lea (Desk), Michael (Desk), Anthony (Engineering), James (Club), and Vanessa (Management).There are some things to pay attention to. This is an old building on the Historic Side; and, while the bones are great, one issue plagued my stay. Our front bathroom would begin to develop an odor several times a week. It was not mild, and smelled like a sewer. Engineering was never able to remediate this despite multiple attempts. None of my neighbors had a similar issue, so I suppose I was just lucky.In the South Wing, there is an engineering issue where water will leak past the valves in the washing machines should there be a pressure drop in the system. This could occur with the briefest power failure. If caught, Engineering will race to everyone's apartment to see if the issue is presenting and pursue resolution. If uncaught, the washing machines will fill and begin to spill over. I once had flooding in my apartment from above due to this issue. If I didn't hear the water and turn off my valves manually, the flooding would have been that much worse. Some of my neighbors had this occur multiple times.In all, I highly recommend the KW for young (Historic Wing) and old. If you're a lifelong renter, rent stabilization with a young start will provide you a home in a fabulous building at a cost that's unheard of. If you want a home to age in place, you'll find a vibrant group of neighbors who are continuously organizing get-togethers and are genuine friends.I was in the middle, and figured my best move was to buy something. I did this, however, with my wife; and I met my wife at the KW Club when I was 46. Need I say more?”

“I have been living at Mosaic for about two weeks now and my experience has been great. I first visited the property in July and toured a unit with Danielle. She was thorough, allowed me to take my time during the tour and answered all of my questions.
The application process was simple and straightforward and I received an approval pretty fast. Prior to move-in, a comprehensive checklist was provided, making the process easy.
All of the ladies in the leasing office were very nice and accommodating to any needs I had on move in day. Again, very thorough and I barely had any questions or concerns that needed to be addressed afterwards. The unit has exceeded my expectations, the building is quiet and I’ve had no issues with parking. The grounds are kept nice and hallways are clean as well, which I really appreciate.
I feel like I made a great choice with Mosaic at Metro and would absolutely refer friends/family to inquire when in the market for a new home.”

“I have lived here for 15 months. This place has many advantages. First, if you want to stay more than a year, you can flexibly set the contract period. Second, the gym is better than anywhere nearby. Third, the elementary school bus can be taken directly from the building corner. Fourth, the library, movie theater, and subway station are a 5-minute walk away. Fifth, you can walk around Trader Joe's, Whole Foods, Safeway and Giant's. Sixth, it's behind a busy road, so the neighborhood is safe and quiet. Seventh, the staff is very friendly. Even though I'm a foreigner, whenever I asked for help, they smiled and helped me, and if there was anything I needed to repair, they came the next day and solved it. I'm going back to my country today, but I don't think I can forget my life here. Thank you to the staff.”

The primary reason for rating 4 stars is Equity tried to raise my rent almost $400 after my lease ended. I was able to convince them to lower it a bit but the increase was still outrageous and I see available units listed on their site with the same floor plan as mine listed for less. They are price gouging me because they know I already live here and don’t want to move out which is a shameful money-grabbing tactic. There have been no changes since I moved in that warrant a rent increase anywhere near this large.
Edited review from 3 to 4 stars as a previous maintenance issue turned out to be a misunderstanding that was rectified quickly upon submitting a second request. The maintenance team has always been great, but I had initially thought the ownership was dropping the ball on replacing my hot water tank. It turned out it just wasn’t turned on correctly.”
