The staff really makes the building, problems are bound to happen anywhere but what matters is how issues are addressed. I decided not to renew my lease on the very first day of moving in - the sound proof in the ceiling is terrible. Just terrible. I hear my upstairs neighbors stomping into the bathroom every night. (He might just be walking.) The ceiling vibrates, and I’m jolted awake every time he uses the bathroom at night. I talked to other neighbors on different floors, and they said the same thing. Of course, the issue happens whenever your upstairs neighbors are home. I’m wearing noise-canceling headphones when they’re home, even to bed. No one should be paying this much rent for an apartment in which they can’t enjoy peace at home.
Also, the leasing office wasn’t up front about the RUBS when we signed the contract (we should’ve specifically asked). The trash fee and sewage fee fluctuate every month. We have a two-bedroom apartment and were paying about $100 just for sewage last month, ending up having to pay close to $400 (for two people) for utilities.
What a shame because the concierge and maintenance professionals do their job very, very well. Big shout out to Negeset and Maribel!”

“I lived at "The KW" for 7 years, ending in January 2024. During this time, I lived in both the South (built in 2000's) and Historic (built in 1932 and 1935). Leasing agents will be happy to provide a tour of either, so I'll leave descriptions of apartments out. Suffice to say, there are a variety of floor plans and none (including the studios) are shabby. Some amenities of the building (indoor heated pool, sauna, gym) are truly top-notch. The rooftop grills could be much better; but the area warmers are a great touch for those those hanging on to the outdoor space until the cold becomes unfightable.What I want to focus on is the experience. The KW courtyard is among the prettiest in DC and provides its own welcome which didn't diminish during my stay. Once inside, the main lobby provides a fantastic display of Art Deco and contains an elevated mezzanine that often provided a comfortable (and very well decorated) meeting place for myself and neighbors.This brings me to an aspect of the KW which may appeal to many, and certainly did to me. There exists a true sense of community which will match your level of engagement. That engagement spans across KW hosted activities, as well as events conducted by the Residents Association. The initiator and facilitator of these relationship is often the in-building private club/bar. For the first time, I knew dozens of my neighbors instead of just a handful. Many friendships therein will persist.The staff is mostly friendly and courteous. A few stand out as exceptional, and I'm not likely to find their equivalent again: Giovanna (Desk), Lea (Desk), Michael (Desk), Anthony (Engineering), James (Club), and Vanessa (Management).There are some things to pay attention to. This is an old building on the Historic Side; and, while the bones are great, one issue plagued my stay. Our front bathroom would begin to develop an odor several times a week. It was not mild, and smelled like a sewer. Engineering was never able to remediate this despite multiple attempts. None of my neighbors had a similar issue, so I suppose I was just lucky.In the South Wing, there is an engineering issue where water will leak past the valves in the washing machines should there be a pressure drop in the system. This could occur with the briefest power failure. If caught, Engineering will race to everyone's apartment to see if the issue is presenting and pursue resolution. If uncaught, the washing machines will fill and begin to spill over. I once had flooding in my apartment from above due to this issue. If I didn't hear the water and turn off my valves manually, the flooding would have been that much worse. Some of my neighbors had this occur multiple times.In all, I highly recommend the KW for young (Historic Wing) and old. If you're a lifelong renter, rent stabilization with a young start will provide you a home in a fabulous building at a cost that's unheard of. If you want a home to age in place, you'll find a vibrant group of neighbors who are continuously organizing get-togethers and are genuine friends.I was in the middle, and figured my best move was to buy something. I did this, however, with my wife; and I met my wife at the KW Club when I was 46. Need I say more?”

“My husband and I were looking for an apartment for our new family. We were absolutely drawn to 909 for the size of the apartments. They are SOO much bigger than other places we've looked. After we got the video of the apartment, I called them and LET ME TELL YOU!! Brittany was absolutely phenomenal and super knowledgeable on the phone. She was very thorough and answered every question I threw her way. 909 is so lucky to have her! Unfortunately the price was a little out of our budget :( but we'll definitely keep this place in mind. “The apartment itself was great. It was very quiet (I never heard any of my neighbors), location is good, and the amenities are nice.
The only downside is that there are a LOT of hidden fees in addition to rent. $150 “amenity fee”. $50 “application fee”. $500 “non-refundable move-in/admin fee”. $20 “pet application fee”, plus $500 “non-refundable pet fee”, $20/annually to maintain a “pet profile” through a third-party app, and monthly pet rent. $335 for carpet cleaning at move-out, unless you want to hire someone yourself. $20/monthly “technology fee”. $5.37 “service fee” tacked on to your monthly utilities. There may be more that I missed, but you get the idea. It’s predatory.”

“We have been living here for over two years and we love it a lot!
The management staff is excellent! Shea and Craig are truly awesome; I mean it! I enjoy having quick chats with them, and they are a big reason we renewed our lease here. The maintenance team is also fantastic and extremely professional. The environment itself is peaceful, clean, and well-maintained.
Room for Improvement/Cons:
The trash fee is too high, and the way we are charged seems arbitrary.
Rent is too high: I'm unsure of the algorithm or math used to determine the annual rent increase. It seems like rent will continue to increase until Jesus comes back.
The trash area is a health hazard. More can be done to improve that area.
Package theft: While it’s not the management’s fault, it is a problem with certain ghetto individuals who were not raised well and are probably used to government handovers. Management does its best to resolve these matters.
Bathroom fans: Consider installing bathroom fans for ventilation since there are no bathroom windows.
Homeless people in the building: This was an issue, but management took it seriously and made efforts to improve the situation. I haven't encountered homeless individuals in the building recently.
Pros: Everything else you can think of!
Things to Remember:
Every place you move to has its good and bad side. It doesn’t matter how much you pay; it's a part of life and existence. Learn to deal with it and be grateful.
Remember the golden rule: "Do unto others as you would have them do unto you" (Matthew 7:12). You don’t need to be a Christian to understand the importance of this rule. If you mistreat management staff and are disrespectful, you shouldn't expect them to be nice to you. Don’t come here complaining! Management staff are people with feelings. Paying high rent doesn’t give you the right to disrespect others.
Always provide constructive criticism that can help management make meaningful improvements for everyone’s benefit at Mosaic. If Craig takes an hour to get back to you, there is no reason to post negative comments. It’s unproductive and childish. Approach Craig and get your issue resolved. This is just an example!
I have read some reviews about negative experiences with Craig, but I give him grace. He is an outstanding person and an excellent listener. I appreciate his humor and smile. While I respect your individual experiences, I must say that Craig is excellent. He goes above and beyond to help and is both professional and relatable. Sometimes renters here have unreasonable expectations, and it’s important to reflect on what might not have gone well and provide constructive feedback to management, respectfully. Let’s learn to give everyone some grace.
Remember that, as much as you hold the management staff accountable for your experience here, you should also hold yourself accountable for your experience. If you don’t clean your apartment and have a factory of roaches, you should not be posting nasty comments. Obviously you have caused that problem yourself. This is an example again! LOL
If you decide to move to Mosaic, you have made the right decision! As long as you can afford the rent payments, you’re good to go. I wish you all the best and many thanks to the management staff for all your support and time! You are all amazing! Keep it going!”
“Have nothing but great things to say about the apartment complex, facilities, and leasing team at The Chase. We had our tour last year with Jonathan. He’s truly one of the best. He was very patient, knowledgable, enthusiastic, professional, and just an overall asset to the leasing team. He made our tour enjoyable and ultimately led to us signing and being here almost 2 years now. The building is convenient due to the metro being literally at your front door step giving you access to the city and all it has to offer. The market downstairs is phenomenal with many food and drink options. The Alamo theater is down the block which is also a plus if you are a movie goer. There’s a nice walking trail that leads to a few breweries in the case you wanted to go for a jog/walk and catch a craft beer on your way back. Overall The Chase is a great place with all the convenience one could ask for.”

“I've lived here the past 3 years and will soon be moving out (to another state, otherwise I'd be staying here!). I've loved my time here. It's a wonderful building, the leasing office has always been really helpful, and maintenance is quick to respond and very nice.
Pros:
Location - easy walk to King street, but far enough away from the busyness that it's fairly quiet, walking distance to whole foods, restaurants behind the buildings, coffee and convenience stores. Also for drivers, there's easy access to 495.
Quiet - I rarely hear my neighbors. I can hear noise in the hallway at times, and occasionally upstairs neighbors if they drop something, but most of the time it's very quiet.
View - if you are on a higher floor facing Holland Lane, the view is spectacular. You can see the Washington Monument, National Harbor, and all of Alexandria. When fireworks are going off down at the river or National Harbor you can watch them from your window.
Rooftop pool - the rooftop has a beautiful view as well, and the rooftop pool is a nice addition
No issues with pests, building and landscaping is kept clean
AC/Heating isn't controlled by the building like some other buildings in the area (so you can turn it on anytime throughout the year if needed). I have only turned on my heat about 3 times since moving here.
Community - the people here are great. There is a resident portal where we can ask questions, ask for help, sell items, or chat. The leasing office does pet of the month. Everyone here is mature, respectful and nice (that I've come across at least!)
Cons:
The parking garage in 601 (HL2) goes through phases where it's really full and sometimes coming home late at night it's hard to find parking. It's not currently like that though.
Things to consider:
If you're facing Holland Lane, I think we're on a path for ambulances/fire trucks. They can be quite loud. The windows are pretty good at blocking out general noise though.
Also if you're facing Holland Lane, you're facing east so the morning sun is bright and hot! And in the evening it feels a bit darker than it actually is outside. The shades help with the sun though!
I highly recommend checking out Post Carlyle. It's a great choice for living in Old Town!”
“This is a wonderful apartment community. The entire team is made up of professional people who truly care about their residents. I have lived here for over a year and it is immaculately clean, quiet at night, and best of all, no smell of weed anywhere, as it is a nonsmoking community. After a day spent out anywhere else in this city, that is very refreshing.They are very responsive and friendly and maintenance is prompt. The one con is the freight elevator- it is out of order around 50% of the time. If I were healthy, I would just use the stairs, but as I can’t right now, the slow wait times is the only down side.If you are a respectful, considerate adult, you would be very pleased if you chose cathedral commons as your home. It is truly an oasis of calm in this city.Update 2/2024They fixed the elevator and now with 2 in service, they are very quick. This is an amazing staff and a wonderful place to live.”

“Overall, The Edition is not terrible. There are things that could be improved for sure but I had no real issues. I live on the first floor and never had any pest issues, no mice or roaches. We had ants but that's what happens when you live on the first floor and it rains. They are quick to fix it for us tho. The pool is really nice, we loved it during the summer. The only issues that I really had was that my unit CONSTANTLY smelled like Marijuana from people in other units smoking 24/7 and it flows thru the vents to my unit. Also, people in the parking garage drive like it is NASCAR, it's ridiculous really. I have been here a year and only recently have a started to notice that noise can be an issue. It seems like someone moved in recently and they are always screaming and yelling in the first floor hallway at all hours of the night on the weekends. I don't know if management is aware of this but it's wild.”

“I currently live at Kenilworth Towers and have been here for 7yrs. The apartments are very big and cozy. I’m on the 6th floor and at night it’s very peaceful. The walls are concrete so you don’t hear noise. Marquita Resident Manager and her Maintenance Team are top rated. Call in a request maintenance is at your door. Never no major issues. My balcony faces the pool so at night when the pool lights are on the view is beautiful. Most importantly no mice, roaches or bugs. Only problem is car theft’s would like to see cameras added and daily night security. In the East building The laundry machine to add money on your card has not worked for maybe over a year have to go to the West building to add money which is a inconvenience. Your Air and heat is controlled by property so living on the top floor it can get very hot if the air has not been turned on yet but for the 7yrs. I’ve been here each year it’s get better with air being turned on earlier then the year before. Residents are nice and friendly. With that being said Kenilworth Towers gets 5 stars from me .”
