The place is located in a good location and have easy access to downtown areas, including and not to forget, Chinatown. There are several ways of transportation and easy walkway to reach those favorite's areas.

“455 Eye is a great place to live! The building is beautiful, and all the staff are wonderful, from Ashli in the leasing office, to Z, Irvette, and Kim at the front desk. Ms. Kim was so kind when I was moving in and brought a bunch of my packages up to my unit, placing them right by my door for me.

Legesse with the maintenance crew is fantastic. I had multiple maintenance requests early on, and Legesse came by very quickly each time and fixed the issues.

Everyone I’ve encountered is friendly, and I’m very happy here.”

“I had such a great experience visiting 909 Capital Riverfront Apartments! From the moment I walked in, I felt welcomed and comfortable. Shay was truly amazing throughout my visit. She was so kind, courteous, patient, and professional, and she made sure I felt comfortable asking any questions I had.

“We moved one of our adult children into 425 Mass in July ‘26 based on a video of the unit and a few phone calls & emails. I’m glad we did. The team here - maintenance & cleaners, front desk and leasing office are attentive, kind and watchful. All are real guest service stars. The building and unit look great. Only concern - the AI voice gatekeeper is the absolute worst implementation of AI that I’ve ever encountered. We almost leased elsewhere because of that. Once you get past it, the people on site make up for the ivory tower error.”

“My experience under Avenue 5 management at District DC was amazing. I lived in Alton District for almost 6 years. 4 were under Bozzuto. The last 2 were under Avenue 5. Alex and the rest of the team made my last 2 years in this building wonderful. Alex made so many amazing upgrades to the building and was always so accommodating to every need I had. I love this building and the team- Cece and Porshall are wonderful as well. I would have never moved out or changed buildings if I had not had to move back to NYC. This neighborhood and location is the best DC has to offer as well. Thanks for the fantastic experience!”

“Berkshire15 has been such an amazing place to live, and I’d recommend it to anyone. The units are beautiful - great appliances, wonderful light, and spacious layouts. I have also enjoyed grilling and hanging out on the beautiful rooftop. But the best part of all might be the staff - Owen, Jeremy, Gerry, Jacob, Jasmine, Dontrell and the rest of the team have made it such a welcoming place to live. Overall, the building is a great community, impeccably maintained, and in an unmatched location. I will miss living here and wouldn’t leave if I weren’t moving cities - it’s truly the best!!”

“First of all, the location is great.
I enjoyed jogging every morning to the White House, the Capitol, and the Lincoln and Jefferson Memorials. There are many delicious restaurants and cafes nearby.
This is the best location for sightseeing in Washington.

It was a two-bedroom room, and one room had an independent bathroom and closet, so it was comfortable, and the other room had a wide bed and closet, so it was comfortable for four people to stay without being cramped.

The living room was surprisingly spacious and the kitchen was perfect for cooking.
(However, the knife was not very sharp.)

I stayed for a week and enjoyed Washington to the fullest.
I will definitely use it the next time I visit.”

“Great location, very well maintained, and excellent management and staff. I've lived at Hampton Courts for 4 years and have been extremely impressed with how responsive and genuinely caring Julie, David, Tite, and the rest of the staff have been. They really go above and beyond to make the building feel comfortable, clean, safe, and inviting. In a world where so many apartments/landlords are out to get you, the management and staff here are a breath of fresh air.

The building has a great charm to it - both inside and outside - and is in close proximity to parks, cafes, restaurants, grocery stores, and public transportation.

Hampton Courts is a really great place to live and I would 100% recommend it to anyone looking to move to the area!”

“I absolutely LOVE living here, this review is way overdue.

The location alone is incredible: about a 10-minute walk to the Metro, 5 minutes to the bus, one of the best parks in DC right outside your door, and great restaurants and bars all within walking distance. It honestly doesn’t get more convenient than this.

But what really makes this place special is the management team. Janice is amazing, she's so warm, welcoming, and genuinely caring (she's like a second mom). Jef is incredibly professional, efficient, and always on top of everything, and Jose is always quick to help and fix anything you need.

The apartments have beautiful views and tons of natural light, which makes such a difference.

I’ve lived here almost 2 years, and I recently moved into another unit just so I could stay in the building—that says it all. So happy to call this place home!”

“After a number of calls and meetings with Andrew Slifka, Sales and Marketing Associate with Monroe Street Market, I recently entered into a lease at Portland Flats. Andrew was consistently helpful, responsive, cordial and informative and cheerfully walked me through the lease process whenever I had a question or something was unclear to me. “I loved living at admo heights! the team is extremely friendly and responsive - especially charles from maintenance, I will miss him!! the building is also extremely centrally located and very safe. my apartment itself was also my favorite of all of the places I lived in dc because of all of the cabinet and closet space.”

“The maintenance has been great! I had a problem with my refrigerator; it was making a terrible noise at times. The problem was solved; the fan cover was loose, and there was ice in it. Work was done in a very few minutes. Things are quiet now.”

“We really enjoyed our time living at the Park! They have the best staff I've ever experienced in apartment living. A major shoutout to Noble, who greets every tenant by name and is one of the most friendly people I have ever met.

The location next to Rock Creek Park is great and easy metro access was a huge perk. We loved the amenities (gym, underground parking, rooftop pool, etc.) and we felt the rent was reasonable and fair for the quality of the building. There were a few quirks we experienced with the way maintenance requests were handled, but overall would highly recommend living here!”

“My husband and I stayed here for two nights.
We rented a one bedroom apartment but the place is mostly for long term rentals, as I understand.
Checking in was easy, the and the accommodations were clean.
Elevators are quick and there are several.
The best part of this place is its proximity to the National Mall.
It is walkable, if you like to walk.
The White House is right across the street, for the most part, and the walk to the Washington Monument is only about 20 minutes.
There is a Cheesecake Factory on the same block. Old Ebbitt Grill is a 5 minute walk and the Hamilton is just down from there. Also, The Warner Theater is just a 10 minute jaunt.
There is a parking garage on H street just a few steps across the street from the building that was reasonably priced. I think we paid less than $50 for two nights.
Other things of note, there is a coffee shop next door and a wawa can be found a block or so away.
We go to DC for music a lot and normally stay at the Watergate but this place is way closer to the venues we go to and more affordable (though the amenities are far less).
My 4 star rating is more because the apartment needed several items that would normally be provided, but that has to do with the company who rented it, not the facility as a whole.
There is a gym in the building but no pool.”

“I’ve lived here for over 4 years, and overall it’s a great building. Kevin is always incredibly helpful and friendly, and goes out of his way to make sure the tenants’ maintenance needs are taken care of. I appreciate having him around. The concierge staff, especially Mimi and Damien, are also amazing - always friendly and helpful.

The bike room could definitely be better organized. It can be difficult to easily access your bike, which makes it harder to use regularly. I also really wish there were cameras in the room, as my back wheel was stolen last year.”

“I lived at Corcoran House for over four years in a studio, and couldn't have been happier. I ended up moving because I personally wanted a larger one bedroom space.

Frank summarized notes: good neighborhood vibes. Rent is a little overpriced for the market, but the location balances out. No surprise fees. I had no pest issues at all—my absolute biggest un-compromisable requirement, personally. The walls are thick and made of concrete, so no noise issues from neighbors. Close to nightlife (flipside: on some weekend nights there's noise from people walking up/down 18th street, but not horrible, and to be expected for any apartment in Dupont / downtown DC generally imo). Never had any package theft. Building community has a good spread of young professionals, young families, and some older folks; good people and good vibes.

Local notes: the Dupont Farmer's market (every weekend when the weather is good, every other when it's not) is a block away. Super convenient. So is the park. So are most other things. Take advantage of the location!

I think a good vibe check is whether or not you'd recommend an apartment to friends/family—in this case, I would. Apartment hunting sucks; hope this helps!”

“I have ridden past many times to the grove at Parkside and I love how the building looks and is, but it’s always a hard time when I call. I never can get an answer. It’s like the call goes through, then it gets sent to voicemail . I really want to experience the life of being a tenant here, but I can never get through. By reading the comments, it sounds like it’s a lovely journey to start.”
