“I moved into Avalon September 2025 and I have absolutely LOVED living here! The buildings and grounds are always so well taken care of and snow removal has been top notch! Office staff and management is simply wonderful and so understanding and open to real life day to day issues. I will be staying for years to come! The cleaning team that cleans the halls and laundry rooms sanitize and do an amazing job!”

“I originally signed a nine-month lease at Metro Place, then extended it for another six, so I ended up here for fifteen months total. Honestly, it was a great run.

Management has been responsive the whole time, and the building always feels clean and looked after. All the amenities are solid, and the gym is actually nice, clean, and functional. Community/residents here are friendly & polite. A lot of them work in healthcare at the nearby hospitals. Management also does little things that go a long way, like birthday and Christmas cards and coffee & donuts down in the lobby.

Earlier this year the building switched management companies, and I'll be honest, I was skeptical. But the new team somehow seems to care even more than the last one, who were also really good. They stay on top of the smallest stuff, whether it's making sure the lobby smells nice or keeping the big things like the HVAC clean. Max from the new team is great too, really easy to deal with.

The best part, though, is Julio, the maintenance manager. The guy is amazing. If something breaks, even when we figured it was probably our fault, he'd just show up and replace the whole thing, no questions asked. I never once had that awkward back-and-forth about whose fault it was or who's paying. Something breaks, he fixes it, and it's running again same day. Just a genuinely good, helpful guy.

The one real catch is the neighborhood. I didn't realize how much that would matter going in. There’s a rescue missions nearby, so you'll see some homeless folks around. That said, in fifteen months of walking around the building and the capital area, there were maybe two times we actually felt uneasy. It's not that it's dangerous, it's just not the kind of area where you'd want to take an evening stroll, especially with a young family.

I'm moving out because the new management bumped the rent up quite a bit, more than I felt the place was worth at that point. I've never seen so many people move out at once as I have lately, though plenty of new folks are moving in too, so clearly some are fine paying the higher rent.

One thing I'll give it: the location is super convenient. It's right off I-496, like a thirty-second drive from the freeway. If you work nearby, and you just need a clean, well-run place to come home to rather than a walkable neighborhood, it's a great fit. I worked remotely so I was home most of the time so wasn’t the best option for me anyways.

All in all, a great building that runs really smoothly. The only downside is the area it's in. Great place to live, just not the best neighborhood.”

“From what I’ve seen, Campus Village East Lansing looks like a really solid option for student living. The location is super convenient for getting to campus and nearby spots, which is a huge plus. The apartments themselves seem clean, modern, and well-kept, and the layout looks comfortable for everyday living.

I’ve also heard good things about how quickly maintenance responds and how well the property is managed overall, which makes a big difference when choosing a place to live. The community seems pretty calm and organized, which is something I’m definitely looking for.

Overall, as a prospective resident, it comes across as a reliable and stress-free place to live, especially for students who want something both convenient and well-maintained.”

“I have been a resident of Okemos Station Apartments for just over 3 years now. I am very pleased with my experience here. The management, office, and maintenance staff feel like extended family members - they call me by name, they call my dog by name, they make this really feel like home. My maintenance requests have always been addressed very quickly (though luckily, I've only had a few). The property manager is very prompt in letting the residents know about any upcoming maintenance that will affect everyone; for example, they are very diligent with the required 6-month check-ins for every apartment (fire alarms, air filters, etc). We are always given a heads up a few weeks out, then a reminder email, flyers posted on all doors as the date approaches, and finally a reminder the day before. Same goes for any upgrades to the buildings. The pool is always clean, and it's usually open at least a month longer than any other apartment pool in other places I've lived. The no-smoking policy is strictly enforced, which is wonderful! They often have community events, usually with food and games, and they encourage all residents to participate. The property is gorgeous, and beautifully maintained. They keep up with all lawn maintenance, including mowing, weed eating, and pest control. One of my favorite things here is seeing wildlife every now and again - mostly deer and rabbits, sometimes turkeys, and a few other friendly animals here and there. The wooded area surrounding the apartment is protected, and it is so peaceful. The one and only downside for me is that there is only one washer and one dryer per building, but on the positive side there is an app that tells you if a washer and/or dryer is in use and if so, how much time is remaining in the cycle, so you don't have to leave your apartment to keep checking to see if it’s available. And finally, one of the most important things to know about Okemos Station Apartments is that it feels safe here! I just adore my apartment and love living here!”

“In this day and age, it’s hard to know who you can trust. As a parent, you want to be sure your child is in a good safe place where you KNOW they will be taken care of. Ed is one of those landlords you could only dream of….he’s authentic, prompt, honest, kind, has a great sense of humor and is just an overall GOOD HUMAN BEING. No need to look any further, you are in good hands.”

“best place near MSU to live. more affordable than places near by with much better amenities. the huge selling point for me was the courtyard which is pet friendly, and my dogs have met so many friends over there. nice staff and overall nice residents. 24/7 service so the only time I had to make a noise complaint I was able to just call and they handled it. I like the covered parking but again not without its faults, I think putting any college students in a parking garage will not go great, even though the garage is wider than those in downtown.”

“The place is nice , the apartments are big . The security is basic. But my mom lost lots of memories from a thief in her storage unit. No security measures there either. Could do better. All in all it's not totally a totally bad place to be. They do have activities for the residents and a veggie truck that comes once in a while..”

“My only problem is I feel we need more and better security here...we have so many people running in and out of here that do not live or belong here and they tend to get rude with the tenants...get better security, I realize you just switched companies, but you went right back to the company that failed us before...Our safety should come first... Besides that I loving the new management team we have had this past year ...”

“Left note at office last night after office hours. Received a phone call first thing in the morning to get more information. The issue was resolved by Kevin (I believe that’s his name) within an hour of the call.”

“EDIT: Issue was resolved After filing a complaint with the city of East Lansing. The owner (Justin) is amazing and he went out of his way to resolve the issue. My issue was with the dysfunctional MTH management who operates this community.”
