“Cascata Apartments Is a really nice apartments to live in. Rachel and Hayley have been a sweetheart and there’s one other girl that works in there. She’s older But I don’t know her name she’s also good. It’s gated it’s secured. I feel safe here coming from law-enforcement background I would highly recommend this apartment to anyone wanting to settle down or start a family this is a good place for it. And there’s always going to be someone that doesn’t like this Apartments or someone always bitching and complaining that currently lives here but that’s anywhere you go any part of town someone’s not gonna like something or someone’s not gonna like someone else It’s the price of doing business. I can tell you this firsthand coming from Law enforcement. There is no drug activity. there’s no prostitution there’s no gang banging, Drinking or drunk people There’s no wild parties There’s no loud noises at night, there’s no dogs barking at 3am It’s quiet it’s peaceful. Is it pricey yes but you know what I’d rather pay this amount And have peace of mind that my shit ain’t going to be broken into.”

“First, I want to express my gratitude to Property Manager Jessica Ortega for making my transition from Virginia to Tulsa smooth and stress-free. Since I was moving from out of state and unfamiliar with the area, The Meridia was the only apartment complex I researched online. I was drawn to its layout, prime location, and the nearby attractions in downtown. From our first contact, Jess was engaging, friendly, and genuinely interested in understanding my needs. ?
I managed to move in just three weeks after applying, driving directly from Virginia. Remarkably, I never visited the property in person; all I had to go on were the online details and Jess’s information over the phone. Upon my arrival, she had chosen the ideal unit for me, featuring my preferred layout and a fantastic view of downtown. This was all possible thanks to a simple phone call and her sincere approach as a property manager—without any pressure.
I also want to thank Pete, the lead maintenance staff member. His readiness to assist and his availability are truly exceptional. Since I work remotely and travel frequently, I can confidently say that I’ve never encountered such a reliable and dedicated maintenance team in any property I’ve lived at.
Lastly, while I was at the dog park with my beagle, Jess called to let me know that someone had turned in my lost wallet. I had unknowingly dropped it in downtown, and it was astonishing to find all my cards, ID, and cash intact.
Every property has its strengths and weaknesses, but for me, the essential factors are clear communication, approachability, and unwavering commitment—all of which stem from an outstanding property team. Jess exemplifies what a property manager should be, and I hope her hard work is acknowledged by the property ownership and management.

“I’ve lived here for two lease terms, and it’s truly been my favorite apartment I’ve had. The location is unbeatable—being able to walk to the Gathering Place and having so many nearby trails and walking paths is such a perk. The layouts are spacious, the view from my unit is beautiful, and the staff has always been kind and responsive. I rarely hear my neighbors, which I appreciate, although I’ve heard that some units may have more noise. On the downside, the fire alarms go off more often than I’d like, and the elevators are frequently out of service—there are three, but it’s rare to see them all working at once. Also, the AC is louder than it should be and sometimes wakes me up, but maintenance hasn’t been able to fix it. Still, I would’ve renewed again if I weren’t moving out of Tulsa.”

“While I appreciate that the complex is trying to be more eco friendly & conserve paper by not printing out all of the advance maintenance notices. All communication from the complex is by email - which I rarely open unless I’m expecting something. So I miss notices about pest control, air filter changes, etc. Thankfully my building has had no problems with pests so I’m not worried about that but what about others who do have issues… Not everyone has internet or even a phone so they wouldn’t have any clue about maintenance.”

“I love the opportunities to develop relationships with other residents through social gatherings, golf, pickleball, quiet dinners and much more. The clubhouse is terrific. Our family enjoys the game room and the pool. The maintenance of the grounds and our yards is also a huge plus! What a great place to live!”

“I agree that the train tracks could be a drawback. I ran into my favorite place, Cobbler Mom, just to pick up a a blackberry cobbler, and in the 10 minutes that I was making my transaction, a train came and I was there for probably 5 or 10 extra minutes. But Cobbler Mom's "wares" are worth it!”

“I had the pleasure of living at The Edge for almost 7 months from January to August 2024. From seeing the apartment (#439) to filling out the lease and moving in I felt so at home and well taken care of. The apartment manager, Billy, was very friendly and knowledgeable about the community. He was always there to answer my questions, help me find places in the neighborhood, or just welcome me back home with a smile. Everything in the apartment worked great, the community was quiet and clean. I used the fitness center often. Secure covered parking was a plus as I was traveling often and felt safe leaving my vehicle paked while I was out of town for long periods of time. After I moved out, I was refunded the remainder of my deposit withing about two weeks via mail. I would reccomend The Edge highly to anyone looking for an apartment in Downtown Tulsa.”

“I have really enjoyed my first couple months here. Dog poop is being cleaned up and the management is super helpful. The only thing im frustrated with is my a/c unit being so dated and not cooling very well in my room and maintainence refusing to replace it. Other than that so far so good!??”

“I’ve lived here twice - from 2000-01 and a year and change since July ‘23 initially as a pied a terre for when I’m in town. In total, I’ve lived in three units - and I’ve loved them all for different reasons. It’s a historic, charming building ideally situated walking distance from 7 great restaurants, with the river a few blocks to the west, downtown a mile to the north, the Gathering Place a mile to the south, and beautiful Maple Ridge a few blocks to the east.”

“Laura is an amazing landlord, I have had many struggles and she has worked with me. I love living here and the neighbors have all been so supportive! Last summer we forgot liter fluid for the charcoal and we were at the pool next thing you know several neighbors went to see if they had some. And one of them did and helped get the grill going! It’s peaceful living here and Laura is amazing! As long as you communicate what your needs are she will help! I had a flat tire issue the other day and a neighbor helped me! Plus everyone here is respectful of other pet owners too. Any maintenance issues Lara has had fixed asap! I am very thankful for Laura. And the maintenance team she has does a great job too! ??❤️”

“We have lived here almost 3 years. The property has been through many managers and leasing agents. We personally are excited to have Ambar back!!! She gets things done, she is good at what she does, she is not easily intimidated and can usually see through the bull crap. The property itself has been improved over time and by that I mean they have done some renovations, they have worked to get the air conditioning issues fixed, they have taken better care of the courtyards and things, they have been consistent with monthly activities for the communities, they have filtered out some riff raff, they have pretty responsive security and we'll Old South also has a resident that looks out for the other residents as a whole community to keep everyone safe and so it's nice. Of course there are some kinks that still need worked out but for the most part I would feel comfortable referring people to live here where before I absolutely would not. WELCOME BACK AMBAR”

“I came here today to apply and be put on the waiting list. I was pleasantly surprised that the wait isn’t that long (around a month, maybe sooner if you’re homeless.) The complex wasn’t bad at all for low income housing. The lady in the office was so nice and helpful. They have 1, 2, 3, and 4 bedrooms available. Plenty of parking. Not a bad place overall.”
