“We lived here for 2 years. Management and the maintenance teams are absolutely best. If there is any maintenence issues it is resolved within few minutes. Once we had a power outage only in our unit, the management and the maintenance team worked on the weekend and fixed the issue. Ashley even offered to accommodate us in a fully furninshed unit until the electricity was back. She stayed until the issue was resolved during her weekend break . The management and the maintenance team always go above and beyond with their service. They frequently organize social events. When we lived here we didn't have to worry about anything at all. Neighbors are respectful and friendly. Its a beautiful community. Thank you Team Blue Bell Villas.”

I especially want to give a shoutout to one of the Property Managers, Donald Jones. He is so kind and goes above and beyond to make living there wonderful. I locked myself out a few times and he was so quick to help.

If you're looking for something away from life's noise and stressors, this is the place.
-Local amenities made living here simple and cost-efficient
-The Philadelphia metro area is only about a 30-minute dash, barring traffic, then double it (because it's traffic)
-The world-famous King of Prussia Mall is only about 15 minutes away (highly recommended for singles and families)
-The maintenance teams were timely with their processing, and I have no complaints as everything for the community ran smoothly.
Special shoutout to Ms. Kesha and her team for working with me on my initial application, as I was literally on the other side of the country and they made move-in day very seamless.
Would definitely live here again if the future allows it! 10/10”

You will not find such a great lady to work with. Great property, new pool house with beautiful salt water pool and many more amenities. Family own grounds and well maintained. They also put money into the property so the grounds are constantly improving. Impressive and great pricing.”

“We lived in Apartment 412, and leaving this community has been one of the hardest goodbyes for our family. We created so many wonderful memories here, surrounded by kind, caring, and loving people who made this place feel like home.
Although we have now moved to India, a part of our hearts will always remain here. We are especially grateful to the maintenance team and all the staff members who were always helpful, friendly, and supportive. Their dedication made our stay truly comfortable and enjoyable.
The apartments are very well maintained, safe, and secure, making it a wonderful place to live and raise a family. My sons have countless happy memories here—from waiting for the school bus with friends to enjoying Halloween celebrations and community spring events. These moments will always be cherished.

He always answered our emails and texts promptly and completely. He kept us updated on the application process. He reminded us of all the necessary paperwork and details. Charlene and Brooke do an outstanding job keeping the community safe. The only issue I would have is the yearly rent increase , which does not keep up with cost of Living its way more .”

“My wife and I lived here 25 years so that should speak for itself as to how we love the neighborhood. Most of the bad reviews I've read are obviously disgruntled owners or tenants who have some axe to grind. For the most part, HOA fees are high, but the need of this community requires even more upkeep than owners are willing to pay for. That said managed has in fact done a remarkable job with necessary maintenance & upkeep. I was on the Council several years and I know it's not easy to please everyone. But just drive around the neighborhood and you'll see it is amazing to find such affordable living space in an area where the average houses range around $500,000. Everything you need is close by, excellent schools, and contrary to some comical comments I saw, there is no more quiet place to live (perhaps even TOO quiet at times). By the way, we moved out, yes, but we now live less than a mile away!!”

“I have lived here for two years now and I am about to renew again. They are the best. The management is fantastic and truly cares about you as a tenant. Ashley and Jennifer care about ensuring you are happy living here. If there are ever any issues with the apartment (which are little to none and I have lived in two different apartments here) they will be quick to ensure that it gets fixed and remain in communication with you the whole time. Prices are about as good as they get here and you feel safe in the area. I looked at numerous other places within 15 miles of here, but none of them compare. I would recommend this place to anyone!!!”
“Toured this place and had the most professional leasing agent (Asif) help me. He was very thorough & detailed at explaining and answering ALL of my questions. I was able to walk away, confident & knowledgeable of how this apartment complex operates. Asif represented the community very well, we certainly need more people like him! “I’ve been living here for 3 years and will be renewing for a 4th year. Overall, I really enjoy living here — the apartments are spacious, the parking is great, and the location is perfect. The management and maintenance teams have also been very helpful and responsive whenever needed.
One thing I hope management continues to improve is offering more loyalty benefits for long-term residents, similar to some of the promotions available for new tenants. It would make the experience even better for those of us who choose to stay long term.
Overall, it’s been a great place to live, and I’m happy to continue calling it home.”
