“I have lived at Warehouse and Factory for 2 years now and i have really enjoyed my time here. The complex is very close to campus which makes going to class very easy and convenient. Overall i have zero complaints about the staff or maintenance. Both are very knowledgeable and helpful when it comes to any questions. Highly recommend living here, its an amazing community.”

“Fantastic Place to Live!

I've had an amazing experience living at The London. The location is absolutely superb – close to everything I need and with easy access to the best spots in College Station. The amenities are top-notch, from the well-equipped fitness center to the relaxing pool area, making it feel like a mini-vacation every day.”

“I moved from Dallas here to these apartments and I have been very happy with my experience so far! To start, Hannah, a leasing manager, was vey kind and helpful. I also love the variety of layouts offered, and found one that was the perfect fit for my husband and I! Seeing my unit in person on move in day, I was so relieved and happy because just how lovely it was! It was clear it had been cleaned before moving in. My only complaints with our place are as follows:
1. On move in day, we had been driving with our cat for a while on a very hot summer day in an older vehicle. I called ahead, asking if there would be someone to give us our keys around 1pm. I was told that there were 3 employees present that could do it if others were out. When I arrived, there was one white male, and he refused to help us. He told me I needed to wait until the leasing manager was back from lunch- around 30 minutes. I explained I had a cat in the car and it was hot outside, and he said, well just leave your car running... My vehicle is older and it doesn't do well just running the ac in park. His tone and unwillingness to help was frustrating (he was lowkey very sassy and rolled his eyes at me). I went back to my car and when I saw another worker walk in (black male), I went in and asked him to help. This man had the same job as the rude guy from before, but actually helped us, despite not being a leasing agent. He was so kind and understanding and helpful. I apologize, I do not remember either of their names but he should get a bonus or something!!
2. We have to use the valet trash service and pay for full services, but the company they are partnered with is not very good. Unfortunately, they skip services (often on Sundays), they will only take one trash bag out if you leave two (which is allowed), and they like to leave residents warnings for small things that technically are against their policies. I think it's only fair that the trash company also get warnings for breaking their own rules and not fully picking up trash across the community. And yes, I have reached out to the trash company to fix these issues, and sometimes they improve, but then something else comes up from them not doing their job.
3. We are also forced to use Optimum internet. Optimum is super scammy if you ask me. I get at least 3 scam calls from them a day and I block each number they call from, but it never ends. They were rude when setting up my service as well. And their internet is spotty. My devices always have a hard time connecting to it, even though it is technically better than my last internet with Tmobile- which never gave me these connection issues.
4. The gate- the gate is always having some sort of issue for our 8085 complex. And when it is technically working, you can enter the code 3 times and it still won't open, but eventually, maybe after 5 times, it will. I much preferred it when it was technically broken and just stayed open permanently- it's not like there is violent crime around here anyways so it doesn't matter. Plus, if criminals were really wanting to break in, they can get around a working gate.

Anyways, besides those complaints, this has been my favorite apartment I have lived in! Truly love the units and how clean and well maintained they are. I have no issues with pests but I live on the third floor to avoid that since we are in hot and humid Texas.”

We have been owners at The Barracks since 2020, and over the years we’ve consistently had a great experience with the HOA management team. Their communication and professionalism have always been excellent.

I especially want to recognize Natalie Farrell. She has been exceptional. She is always quick to respond to emails, follows through on every request, is incredibly organized, and truly cares about helping owners.

We’ve worked with her on several projects, including coordinating the replacement of our shared roof. Since four owners share the same roof, everything had to be coordinated through the HOA. Natalie worked hard to obtain competitive bids, communicated every step of the process, and made what could have been a complicated project run smoothly.

Most recently, while both we and our tenants were out of town for the summer, the community was upgrading internet service and our unit needed a new router installed. Natalie personally met the technician at our unit, unlocked the door, and then returned afterward to make sure everything was secured and locked up properly. That simple act saved us hours of driving and gave us tremendous peace of mind. It’s that level of service and attention to detail that really sets her apart. I know this isn’t part of her job description at all- she is genuine and kind.

As an out-of-town owner, having someone like Natalie looking out for our property is invaluable. She is professional, reliable, proactive, and genuinely cares about the homeowners and the community. We are very grateful for everything she does and hope she receives the recognition she deserves.

“This is my 4th year living at Ion. When judging it according to the standard of College Station student apartments, this place has earned its 5 stars.

When I first joined, Ion was still Aspire. I think this management is actually better than Aspire. In my Freshman and Sophomore year, broken elevators were a regular thing that happened on a monthly basis. After Ion took over, the elevators were down for quite a bit, but after that they just worked. I’ll update this review if they drop dead again this year, but so far so good.

Another thing people forget about the old Aspire management is that amenities only worked about half of the time. For example, I literally cannot remember a single time the hot tub was working under the Aspire management. In fact, I didn’t even know we had one. After Ion took over, the hot tub has been running 24/7. Same goes for the other amenities.

Rent can be pricy, but if you share an apartment with roommates and don’t bring a car then it’s not too bad.

I’ve heard people complain about them being stingy about subleasing, and I agree. However, there is not one apartment complex in College Station that isn’t stingy about subleasing, so I can’t fault them for that. When I was trying to negotiate a sublease for my sister, the local staff was truly as nice and accommodating as they could be, and that is something you can’t find unilaterally across College Station apartments.

One honest criticism of Ion is the annoying Iris AI bot that answers calls. You can get past it by saying “speak to a representative” 5 times. Though, I wouldn’t deduct a full star for this.

Overall, this is a very nice place to live, and it lives up to its promises. Way above the average College Station apartment, objectively speaking.”

“My family and I lived at Tower Park Apartments for almost four years, and overall, our experience was very positive.

The apartments themselves are older and may not have the modern finishes or amenities found in newer apartment complexes. However, what truly makes this place stand out is the exceptional management team. Throughout our entire stay, Julie and her team consistently demonstrated professionalism, kindness, and genuine care for residents. Whenever we had a maintenance issue or any concern, they responded as quickly as possible and always made a sincere effort to help. It is rare to find a management team that is so approachable, responsive, and committed to resident satisfaction.

One of the biggest advantages of living here is that utilities are included, which made budgeting much easier and removed the stress of dealing with multiple monthly bills. The location is another major strength. The apartment complex is conveniently situated with easy access to shopping, restaurants, schools, public transportation, and other essential services. Everything we needed was within a short distance.

Over the years, we saw firsthand how hard the management worked to maintain the property and support residents. While the buildings are older, the staff's dedication, responsiveness, and willingness to solve problems made a significant difference in our living experience. Julie and her team always treated us with respect and did their best to accommodate residents' needs.

After four years of living here, we can confidently say that the management is the reason Tower Park Apartments has maintained such a positive community atmosphere. If you are looking for a reasonably priced apartment in a great location and value responsive, caring management, Tower Park Apartments is definitely worth considering.

“I lived in a 1x1 unit last year and I liked it enough to renew for this coming year. The unit was pretty clean with no major issues. It's in a pretty nice location as well. I didn't give five stars because the ammenities (gym and study room) are not good but I can live without those and for the price I can't really ask for too much more.”

In the first situation, I am a 100% disabled veteran with DV handicap plates and my car was illegally towed and not only did she get it corrected with towing place and that total driver. She got me me full amount back that I has to pay to get my car out which was above and beyond her help .
The recent situation she helped with demonstrates her patience, empathy and willingness to help with my girlfriend working out her rent situation due to loss of her job and me stepping in to help.

“Exceptional complex in all my experiences with renting. The office is extremely kind and professional and you cant forget Mr. Victor with his quickness to fix and correct any issues within the complex which he also does with a great personality. I would double the stars for this complex from my experience.”

“I’ve heard some harsh criticism of the Yugo Apex (formerly known as The Standard). Sure, there are issues. The beginning of the semester can be quite chaotic with people moving things around, and sometimes packages take an extra day to process. However, I’ve been living in this apartment complex for over three years, and I must say that whenever there are technical problems, the staff always responds promptly and efficiently.

Yes, there’s a lot of new construction happening in the area, but I don’t think it’ll be easy to find a better location than the one Yugo Apex has. I’m planning to stay here for my future advanced studies, and I couldn’t be happier.”

“Honestly not as bad as the negative reviews make it seem as theres still like a 1000 ppl still living here. Not a 5 star either tho as I did encounter some problems.

I was in a 4x4 and for the most part my room was spacious and I had very few problems when it comes to the room itself. During move-in my blinds weren't opening fully and our A/C was imbalanced so we had maintenance come in and fix those things early on. The people at the office themselves are honestly really nice and if you talk to them they will help you. As for contacting them online its much harder since they have an AI chatbot and generally take longer to respond. Requesting things online was a hassle sometimes. Location is decent too, close to Zachary, Polo Road, and a bus stop right next to the building. Gym and other amenities are good too.

The stairwells and hallways could use a repaint and more frequent cleaning, and that would probably be my biggest drawback. Some buildings have it worse than others. Money wise I hear they are predatory with things like move-out costs. I did not have an absurd move out cost like some of the other people reviewing, but it isnt uncommon to experience that.”
