“If I could live here forever I would!!! I’ve lived in so many different apartments in various states, and this is by far my favorite place. EPC’s location is fantastic as you’re close enough to the fun spots downtown from Brady street to third ward, but it has a residential feel. Management is absolutely amazing and so easy to work with. The maintenance staff are always on top of requests. The place itself is always clean and they’re really quick about salting and shoveling in the winter. They truly care about the residents here! I’m so sad to leave but if I find myself back in Milwaukee, I’m for sure coming back to EPC!”
“We moved in a few months ago and are loving it so far. Great location in between third ward and bayview with walking/biking trails accessible to both areas. Our maintenance request was taken care of within less than 24 hours. The freshwater staff is great at communicating updates.”
“I recently moved into 333 Water and the experience has been incredible. Not only the staff, but the other residents have been so kind and considerate. You can feel the good energy around you immediately. Even in the move in process where I felt in the way coming through doors and elevators I had so many people help and chat me up and congratulate me on the move. The amenities are great, everything is constantly being kept up on and cleaned.
I had the pleasure of working with JC and he was more than accomodating with any random questions I had and he really has a pulse on this place and its residents it's quite impressive.”
“Signed a lease the day of my tour. Apt complex was well put together, inviting, clean, and tasteful. Leasing specialist L.R. was incredibly helpful and was able to give solid insight to all parts of the complex.”
“Great maintenance and leasing team! The maintenance team is unmatched in Milwaukee. So many people who have moved out say that they don’t have service like they did here. Both Thomas and Dan are wonderful. Cora has also been very helpful with getting a referral bonus and super timely with responses.
Only reason I’m giving 4 stars is because my car was broken into within the surface lot. I did have a car that is more likely to be broken into in Milwaukee, and would’ve hoped I could’ve been added earlier to the waitlist for the inside garage. However when touring was told it hadn’t happened at this apartment before. Also, after it happened I did get offered a tandem spot but was unsure of whether I needed it. I asked for more time to decide since I only had one car now and was told that I had to decide the same day. (This was not Cora, a prior leasing agent). Overall, would be better if they had either a parking ramp gate or prioritized cars that are likely to get stolen for the indoor garage.”
“Lived here for three years and had great experience. Very nice living spaces and maintenance crew was always super responsive and friendly. Tomara in the leasing office was super helpful and pro-active with the moving out process and made it as painless as possible!”
“They are very supportive with communication and understanding with problems one may have. If anyone is looking to rent I highly recommend finding a place with Zolper properties. I’m looking forward to extending my lease with them or even finding a different property to rent with them! Once again if anyone if looking for great Communication , great rent pricing , and overall a great place to live Zolper management is the place to look!”
“I’ve really enjoyed living here, it truly feels like home. The property is always clean and well maintained, and the location couldn’t be better. The views from the building are beautiful and make everyday living feel a bit more peaceful.
What I appreciate most is the staff. They’re friendly, attentive, and genuinely work hard to make this a great place to live. Any time I’ve needed help, they’ve gone out of their way to make sure everything is taken care of quickly.
If I had to mention one thing, the parking spots can feel a bit tight for very large SUVs or trucks, but it’s manageable once you get used to it.
Overall, it’s been a wonderful place to call home, and I’d definitely recommend it to anyone looking for a clean, convenient, and well-run community”

“I couldn’t recommend this place enough for anyone wanting to live in the Lower East side. Margaret is a wonderful property manager and responds promptly to requests and questions. Maintenance requests were addressed quickly and correctly. I loved the secondary onsite storage ($3 per unit per month is a steal!) and I received all of my deposit back upon move out. No pests, no mail/package troubles, the building is quiet and clean. I would live here again if I moved back to town!”
“I lived at 321 for roughly three years, moving in right when the building was completed in fall 2021 and moving out this past fall/winter. My experience was 5/5! Maintenance was always timely and handled any situation with care. The property manager, Amelia, was incredibly responsive and helpful throughout my time there.
The common areas were consistently clean, the building was overall quiet, and the location couldn’t have been better—right in the heart of the 3rd Ward. I highly recommend this building to anyone looking for a great place to live in Milwaukee.”

“I think the property is pretty however there are several issues with the building structure. But this is an older building, so I guess that is to be expected. The company that runs it (now) is better than the older one.”
“Personally I think that this place is good place to live. It is in a convenient location, has updated laundry room and the the rent is very reasonable. I've lived here for 2years and never had any bug issues. I will agree to some disturbance in the apartment but I mind my business so I don't have any issue.”

“The ratings on this place do not accurately represent the current state of the building. I have lived here for a few years and this place has really turned around since the new management! Christine, the amazing woman in the office, truly cares about the residents and I feel so safe with her here. She makes an effort to know everyone and you can tell that she really cares about this building and the people inside. If we ever have a problem, we talk to her and she fixes it immediately. The maintenance men are also so kind and helpful! This place feels like a little community and everyone looks out for each other. Also, the apartments are massive and at a really good price. We have direct access to the river walk and an underground parking garage. In the last year, we have influenced 4 of our friends to move into this building because it’s a great place!”

“Great staff, excellent vibes
I have lived here for going on 3 years and i love it. I moved into a studio at first and even though it was big for a studio I wanted more space. So I asked the office if I could move into a 2 bedroom. The staff here is so friendly and have always taken care of anything I needed. Would recommend to anyone looking for great view, and excellent vibes! Did I mention we have a huge pool?! Management even throws a yearly pool party for all tenants!”
“I’ve been living here since October 2025, and I have been so happy here. The units are absolutely gorgeous, up to date, super spacious and the space is well used. The management is very friendly and helpful, always looking to make the apartments nicer and more user-friendly! Definitely my favorite place in Milwaukee!”

“I'm wondering if many of the reviews (that are quite terrible) are from complexes in Milwaukee? I live in a Madison complex and while my experience hasn't been perfect, it's not at all like the preponderance of reviews suggest. I pay a little less rent than I did living on the opposite side of town (which was a goal) with a management company that lived up to their reputation, however, since replacing the initial property manager here a few months ago, response time is now great. The management technicians are great as well. Overall, the common areas could be much cleaner (and refreshed with paint and new carpet), and the dumpster/parking garage could be cleaned every six months, but my individual needs are taken care of and the building is quiet. The last thing I do notice is there are a few sketchy folks living in the complex once in a while (weed smells, honestly perhaps some parking lot drug situations, and garage strewn about in the dumpster area), but I suspect that's what I get for wanting a little bit lower rent for myself. If you're looking for a decent place on the (far) east side with underground parking and in-unit laundry with a reasonable price point, it's worth a shot!”

Jen Alsteen always greeted me with the most positive personality and the biggest smile. After a long day if work being greeted in that way just makes a long work day, turn into wonderful evening. I can't thank her enough for always being such a happy person and it just make me a happier person as well”
