I have lived at many properties in Miami over the last 7 years and this building is by far the best! It is so well maintained and managed. The management team is always there for whatever you need. I had an issue over the past couple of days with my air conditioning and had to make after hours calls due to being home late from work. Someone was at my door within minutes and was able to resolve the issue. This is such a well run community and I plan on making this home for years to come!”

“Cortland is an awesome community in the Midtown Miami. Great amenities: pool, gym, club house. Can't beat the location either as it is in a super close proximity to the beach, Brickell, Wynwood and Design District. There are plenty of things to do around. The management is also very nice and friendly and handle requests with lightning speed. I would definitely recommend.”

The buildings are freshly painted, and the landscaping is beautiful—everything looks neat and taken care of, which gives a great first impression. The environment is also quiet and family-friendly, which is something we really value. I also want to give special recognition to Sophia Mercadou for her amazing assistance. She made the whole process so much easier for us. She was always attentive, very professional, and took the time to explain everything clearly and in detail. It’s rare to find someone who is both knowledgeable and genuinely caring, and Sophia definitely goes above and beyond. We truly appreciated her help and would absolutely recommend this place because of both the community and her excellent service!”

“Will start quickly with the negative. If you do not have a reserved parking spot or garage ($30 for spot and I believe $100 for the garage), there is not a lot of parking. There are a lot of extra monthly charges that are mandatory even if you do not use the service, which added over $100 to the base rent. For example, there is a mail service where packages are sent to a third party who notifies you to schedule a time to drop off the order. It is helpful for expensive or important mail, but I otherwise don't use the service but am still required to pay for it. My only other gripe is that I wish the valet garbage service (they do garbage pickup 5 times a week and a renter only needs to put the trash can outside the front door!) included recycling. Instead, I need to transport it to one of the 2 huge trash receptacle areas, which are (understandably) GROSS. Extremely clean, organized and the leasing office is great with communication. Whenever I had a problem with my apartment and placed a maintenance order, the issue was addressed within 24 hours and many times within hours. The pools are clean and never crowded and fitness areas are maintained. The property just renovated the tennis court area and added a pickle ball court. In terms of the apartment, appliances are newer, washer and drier are efficient and full sized and the balconies are large enough to have chairs and a table. Although there are many dogs and other pets around the property, I have never seen dog poop when walking around the property. I renewed my lease and don't plan to leave unless circumstances change!”

“Very posh public spaces with an old-school glamour. The location is prime, of course, and is tucked away off of Collins Ave behind lush foliage. The lobby boasts gold-leafed Egyptian-like colums, in fact there is gold everywhere, and the walls boast some very interesting murals. The front staff was very nice - excluding the valet/doorman. It is not a club - it is a luxury hotel. The drinks were very good and should be at those pricepoints, and the pool/tiki area is awesome. Will go back to eat. Food and drinks: Excellent cocktails!”

You can find her around the lobby making sure everyone is having a great time at the building helping coordinate the next fun social event for residents. Jonatan and Jessica are also very helpful with service requests and making sure anything you need to be fixed is taken care of immediately. Safe building, amazing team, and top of the line amenities. 10/10 would recommend moving into this building!!”

“We moved in last week and we’re loving it here. The community is super clean, everyone we’ve met has been so friendly, and the amenities are great. The only small downsides are the guest parking - unfortunately people are abusing it & park there for days in a row, pet owners dont clean up after their pets in the pet areas - not really the properties fault as there are dog bag stations every 5 feet, & every time we have been downstairs the lobby bathrooms + back bathrooms are always locked - if someone at the pool, gym, or using the BBQ has to use the bathroom they have to go all the way up to their apartment which is very inconvenient. Other than that it’s been amazing. We don’t hear our neighbors at all, everyone seems to be respectful, and maintenance was really quick when needed. Totally recommend it for the location and price!”
