“I thoroughly enjoyed my time living in this apartment community. The glass walls and the balcony offered great views of downtown Detroit. The location is unbeatable especially if you work downtown. The riverfront and everything that downtown has to offer is only a few minutes walk away. The CrossFit facility on ground floor came in as an additional convenience for me. The only downside for me was the elevators breaking down frequently.”

“Stayed there for a year. Very affordable considering you get everything you need (gym, parking, secure building etc.). great location as well, right by downtown walking distance to a lot of great restaurants, entertainment, riverwalk and errands close by (ex. UPS store). Also by freeway to quick access out of the area. Absolutely adore the manager Kathy. Maintenance staff is extremely kind, respectful, and quick at getting work orders done. They have made some remodeling updates as I left so the building has updates to it as well. I could not have been happier to have chosen this place to live while in Detroit.”

“I was pretty skeptical at first given some of the reviews on Google. Lol but now here I am I just moved in a week ago and so far I love it!! Blake let me tour my apartment three times to make sure it was the right fit. The move-in process was easy and their management team is super responsive. I have a two bedroom one bath and my bedroom is huge with massive closets. I love the grocery store and the park across the street. So far all of my neighbors are super friendly. For the apt to be right in the city it’s a very peaceful area. 10/10”

“Lived here for 3 years and was sad to leave! Based in West Village, it is an amazing location 12-15 min from downtown, corktown, and midtown but has cute bars, bakeries, coffee shops, and boutiques within walking distance. Belle Isle is right across the street. The management is family owned and they take care of the tenants. Relatively quiet and family-oriented neighborhood. The apartment units are historic and well maintained.”

It's right in the heart of downtown so you have access to lots of good restaurants and shops within walking distance. But I was immediately charmed by the lobby’s beautiful architecture and the enticing selection of restaurants and shops and the lifestyle I imagined. My own unit has wonderful architectural details and I never tire of the inspiring view. The building management, the front desk staff and the friendly residents take pride in caring for the building and looking out for each other. Maintenance issues and repairs like heating and air conditioning, roof and window repairs, cleanliness, parking are address proactively by a responsible condo board and tenants are notified of unavoidable short term inconveniences. This is a great home base from which to explore Detroit and to appreciate what this amazing city has to offer.”

(Kamper Stevens down on the next block is also worth checking out) Rent is based on income. Almost all apartments are 1 bedroom 1 bath, except for a few 2 bedroom 1 bath on the 21st floor which are around $1000/month. All apartment's views are spectacular. Rent for all apartments includes heat and water, are cable ready, have air conditioning, and a dedicated cable for the front door camera.”

“I’ve lived here for the last year and have zero complaints. Anthony, Karolina and Barry are some of the best property management staff I’ve encountered. I’ve lived in several different states and always rent so I’ve experienced my fair share of bad property management. Karolina is always attentive, kind and patient. Barry is like a maintenance ninja. He’s always on site, rarely seen and everything is always taken care of. When I do run into him he’s the nicest guy ever. Of course nothing is perfect regarding building wise. Sometimes the fire alarm goes off. There was a minor floor on the first floor last winter from a pipe burst. It’s downtown Detroit so sometimes there are sketchy people outside and parking can be a nightmare. But those are factors outside of one’s control. The Philip Houze team is always quick to respond and the building stays clean. Location of building is also perfect for downtown. Everything you could need is just a short walk away. Love that the people mover and Q line stops are also near.”

“I have lived here for almost two years and let me just say I love it. As a student this place was easy to get started with, and communication is priority. For full transparency I did have a bug issue, but that is what happens when you live in larger cities, the office was notified and the issue was taken care of quickly along with a follow up treatment just to be sure. Duana in the office is excellent, she is energetic and seems to really enjoy her job. She values respect so you pay your rent on time and treat her well and she will be your best friend. Never thought I would be sad to leave an apartment complex but this place really is the best. The apartments have everything you need from in-unit washer and dryer, parking, plenty of Sqft to move around in, as well as nice bedrooms. I would highly recommend moving in here.”

“We moved here in June 2020, and are about to sign our 6th lease renewal this fall. Local management and most of the crew has changed since we first moved here and it's been an extremely positive experience. Maintenance issues are addressed quickly and professionally. The property is stunning with a beautiful river park and now full access to Hart Plaza and the new park directly from the complex. Parking can be an issue at times but management is addressing it but it should be tenants and their guests who need to actually abide by the rules in place. We moved here just because, truly....just because we wanted to. This has turned into our home, we've met great neighbors, fantastic staff, can't beat the fact that we have a small store right in the complex. I've read some of the negative comments and while no place is perfect, I can honestly say that this place has made amazing strides in reclaiming their luxury title. Some people complain that it feels outdated...newsflash, you've moved into an early 80's complex which has seen constant updates and upgrades. We live in a Premier Unit and a friend from a Condo in the other tower said that it looks just like their condos. Love it here, plan on staying for several more years. Is it perfect? No but it is beautiful and comfortable and whatever issues exist-get addressed. This is home!”
