“I went and toured this property today and had the pleasure of meeting Brady ! The property was absolutely stunning . The pool area really gives you a resort feel , it was my first time ever witnessing so many residents actually utilizing the amenities. The best part was the rooftop , you get a 360 view of Roosevelt and all the shops and restaurants located along the sideways . In addition to being completely satisfied with the apartment tour I have to give a round of applause to Brady he had a fun energetic energy that was very much appreciated throughout my tour . He was so super professional and welcoming .”

“Living at Cortland at Raven has been a blast so far. The leasing process was easy, convenient, and fast. Management is extremely kind, attentive, and willing to solve any issues that may arise. Upon moving in, the unit was extremely clean and appeared just as it did in the virtual tours. The amenities, trash valet, and gated community make the pricing more than worth it. We feel safe living here and love the close commute to many areas of the Valley. I highly recommend living at Cortland at Raven!”

“First off, the location is a total dream. Being right in the middle of Roosevelt Row downtown means everything is literally at your fingertips. Picture this: stepping out and being just a quick 5-minute walk from all the coolest bars, delicious restaurants, and awesome art spots. The energy around here is fantastic! Every friend and family member who's visited me has been absolutely blown away – they can't get enough of how chic and well-designed everything is.

And the amenities? The rooftop terrace is my favorite – the city views from up there are just stunning, especially at sunset. If you're into fitness, the gym is well-equipped with everything you need for a great workout. And the pool? It's like a little resort right here. Having an on-site cafe attached to the building downstairs with great gourmet coffee and food? That's just next-level convenience.

Okay, so a huge shout-out has to go to RPM, the new management company. They took over right after I moved in, and honestly, it's been a game-changer. They're doing an incredible job, especially compared to Greystar, who was here before (if you know, you know). The folks in the front office team are seriously the best – so professional, always super friendly, and they really go out of their way to help with anything you need. Every interaction is just smooth sailing and you feel really looked after.

What really stands out about Derby, for me, is how safe it feels. You just have total peace of mind knowing everything is super well-kept and monitored, no homeless people hanging around our building like other areas of downtown – the community here is genuinely considerate. The soundproofing is fantastic, which means you actually get to enjoy peace and quiet in your own space, no loud neighbors, which is a big deal! And they even have a pool curfew, so evenings stay nice and calm for everyone. The only noise you hear is the music from the bars around, which is a lot of fun! They're also on top of cleanliness. The common areas inside and all around the building are maintained they keep up with if there’s any trash outside lying around the building. You can tell they take a lot of pride in keeping the place looking great.

Honestly, Derby has totally surpassed all my expectations. I have to give a special shout-out to Tiana from management – she's amazing! Her leadership is so hands-on, she communicates wonderfully. If I ever have an issue, she gets it sorted out super fast and effectively. She's really a fantastic contact and shows how top-notch the whole RFM team is.

So, if you're looking for a vibrant, safe, and really well-run place downtown where you can enjoy all the excitement, the music, and the amazing vibe of city life, but still come home to total comfort and style, you seriously have to check out Derby.”

Leah in the front is great and funny! all friendly neighbors so far, and property is quiet. the property is maintained really good. my favorite thing is my patio facing the back grass area. Its calm back here and its nice to sit on the patio and enjoy the view. landscapers stopped coming on the weekend and now started working later in the day. i appreciate that cause I can sleep in more lol. very happy so far”

The community is well maintained, with clean common areas and thoughtful landscaping that makes the property feel welcoming every time I come home. The apartments themselves are spacious, modern, and filled with natural light, which creates such a comfortable atmosphere.

The management team is incredibly responsive and friendly—they truly go above and beyond to make sure residents feel taken care of. Maintenance requests are handled quickly and professionally, which gives me peace of mind. April was fantastic during my tour and move-in. She was friendly, knowledgeable, and made the whole process smooth and stress-free.”

“First of all i would like to thank broadstone for letting us stay here for a half a year. Coming next year I'll be leaving but to find another broadstone in San Antonio. I would like to still be here and stay in my home i love it here. It's been very quite and peaceful no homeless, and we're finally secured.

“I toured with Caitlin the property manager and she was kind and answered all of my questions. I am looking to move in later in the year but, this property feels like home. The property is very clean and in a fantastic historical part of town. It feels like a little paradise in downtown Phoenix. Highly recommend touring with Caitlin if you get a chance.”

“When I called in to get information I was able to speak to Theresa who was very helpful and invited me in for a tour. Since I lost my ID I wasn’t able to tour when I stopped by, Theresa was able to provide more information and she showed me pictures off her computer. She gave me all the information I needed so ex can apply as my co-signor. From the office view I was able to see some of the property and the front pool. It was very clean and inviting. I look forward to my return next week to tour! Thank you Theresa for your patience.”

“I want to start by saying these 5 stars are not lightly given.

I am a woman who lives alone and have had some apartment horror stories. The place I was at before this was AWFUL. I felt beyond unsafe to where I couldn’t live there the last 4 months I paid rent. Ended in many police reports and lawyers involved. I was stalked and followed by my neighbor who would cover my ring camera in tape while I’d be home. Would follow me while walking my dog and video tape me. With that being said, I took my time searching for a place that I knew I’d feel safe in.

As I’ve toured 10 places and haven’t found anything great, driving home (my moms home while I paid rent for my old place) one night the 101 was closed so I had to detour. I passed by ridge gate and thought they looked nice, nice area, looked kept up, ect. I wrote it down in my notes. I ended up touring 3 times, and stalked your reviews to make sure nothing is deleted. Not only have you guys had one of the highest apartment ratings I can afford but it has proved authentic and genuine. The ladies up front are always friendly, the application and move in process was a BREEZE. The apartment is everything I could ask for. You guys have no idea how relieving it is to finally feel safe walking my dog, parking my car, ect. On top of it all, the gym is awesome, pool is beautiful, landscaping is beautiful and very well kept up, plenty of parking, the gates always work (if they don’t are instantly fixed), maintenance is amazing and you can schedule appointments since I have a dog, it’s a smoke free complex so doesn’t stink, the dog poop gets picked up so it doesn’t stink, ect.

You guys have exceeded my expectations and I seriously can’t be more thankful. I plan on being here for quite some time <3”

“I been residing in Montevida for over a year. I have a zero complaints. The office staff are always so friends and welcoming. The maintenance team is really time efficient and most of the time they will come the same day you put the request in. The units are spacious. The property is always clean and well-kept.”

Yes…there are things they can be improved but for the price of rent and the friendliness of staff, maintenance, and fellow residents this place is great. The management office throws out contests and fun stuff for everyone. Their communications about everything that you need to know is great as well!

“Very clean and all the apartments are still practically brand new. I have lived here for 2 years and cant even complain about my neighbors. Carmina and Jessica make the leasing process easy and help with any questions. Maintenance is always quick to respond, so over all its a great place to live and still relatively close to everywhere.”

“Have lived here for a handful of months and so far it has been an amazing experience. The property managers are so amazing. They make sure every issue is resolved and everyone is on the same page. The property itself is always so clean and smells nice. The gym is very well kept and the parking garage is as well. We put in a maintenance order late night, it was fixed the next morning. I couldn’t recommend enough people to move to the linear. Such an amazing experience!”

“The first night of our move-in was a bit rocky to say the least. Our keyless entry-pad battery was at 1%, which my husband noticed 4 weeks previously and requested it be changed so that we would be able to move in immediately after our 12-hour flight from our Merida, Mexico home on a Sunday…mostly everything is closed on Sunday, especially at 11:00 onward. We also didn’t know the emergency numbers and the line was supposed to prompt us for that but it never did. So we sat outside of our apartment door for 4 hours until THANKFULLY my super smart and handy husband looked closely at the door and realized that he could use a 9-volt battery to “charge” the pad long enough for our code to be punched in. ?‍? So we FINALLY gained entry, hauled our stuff in and got a few hours of sleep. The next morning when we spoke with Marianna and Christian, they were very apologetic and more than made amends for the oversight and inconvenience. A couple of days later, there was a false fire alarm, and I had the chance to speak with a resident who has been living here for 5 years. He said it’s always quiet and that new restaurants and things to do are always popping up, that’s a major plus for us. So far, we haven’t heard any residents blaring music or slamming doors or crazy arguments, the building is kept up, the carpets look clean and aren’t torn, management and the maintenance crew is GREAT…all in all, we’re happy so far and we truly hope it continues this way on the next part of our life adventures.”

“Had a great apartment tour here at the Stewart—clean unit, nice layout, and friendly leasing staff. Everything was explained clearly on the pricing and the amenities are top notch! Although my lease isn’t over for another couple months I wanted to do some early searching and The Stewart is definitely at the top of my list!”

“I lived here for 2 years and I love it here. I would have honestly given it a lower rating due to a previous manager but Ricky, Adiana, and the guy with the dark hair (Mark?) has been completely amazing. The maintenance crew will go above and beyond to make sure your maintenance request is done as quickly as they can get to you. The clubhouse events is awesome and fun!!! The pool party was so much fun with great prizes and great food. The food trucks and ice cream truck will always come by. The dog park could definitely use some work. The noise at night could be annoying (loud motorcycles, people screaming, allowing their dogs to park nonstop) but overall I would definitely recommend living here. The neighbors in this community is like family to me. Please give this place a try.”
