“It’s officially been a year since I’ve lived at Cortland Biltmore. I can honestly say it’s an amazing place to live. I was nervous to go from living in a house to living in an apartment. I specifically found these because of the custom home finishes and high ceilings. The location is central to everything and the community is great. I’ve had a few normal little inconveniences occur since I’ve lived here and the management team was wonderful helping me deal with anything that came up. The management and maintenance team respond very quickly if You ever need them- huge plus! Though the community capacity has been close to full since I’ve lived here- the property is very quiet and peaceful. Overall, I do love it here and it’s been a great experience.”

“We randomly stopped into Spectra on 7th today to see if they had any tour spots available, and we are SO glad we did! We were greeted by Haven, who was absolutely fantastic. She went out of her way to squeeze us into a tour, and her customer service was amazing from start to finish. The property itself is beautiful, clean, modern, and very well-maintained. We loved the amenities, apartment layouts, and overall atmosphere. We actually loved it so much that we came home and applied for an apartment! If it weren’t for Haven taking the time to accommodate us, we probably wouldn’t even be considering moving here. She truly made such a great first impression and played a huge part in our decision to apply!”

“I’ve only been living here for about two weeks, but so far my experience has been great! Any maintenance issues I’ve had have been taken care of incredibly quickly, and I haven’t had any ongoing problems. The maintenance team, Luis, Raul, and Julian, has been amazing. They’re quick, efficient, friendly, and always make sure everything is actually taken care of. They’ve even gone out of their way to bring packages inside for me, which I really appreciate. I also have two cats, and they are always so sweet with them and very careful when coming in and out of my apartment to make sure neither of them accidentally gets out. That little bit of extra care means a lot to me. Ryan and Maria in the front office have been just as wonderful. They’re both kind, welcoming, and actually take the time to listen if I have a question or concern. They’ve always done their best to help and make sure things are addressed. It’s still early since I’ve only been here a couple of weeks, but I’ve been really impressed with how responsive and caring everyone has been. So far, I’m very happy with my experience and really appreciate Luis, Raul, Julian, Ryan, and Maria for making moving into a new place feel so easy and welcoming!”

“First off, the location is a total dream. Being right in the middle of Roosevelt Row downtown means everything is literally at your fingertips. Picture this: stepping out and being just a quick 5-minute walk from all the coolest bars, delicious restaurants, and awesome art spots. The energy around here is fantastic! Every friend and family member who's visited me has been absolutely blown away – they can't get enough of how chic and well-designed everything is. And the amenities? The rooftop terrace is my favorite – the city views from up there are just stunning, especially at sunset. If you're into fitness, the gym is well-equipped with everything you need for a great workout. And the pool? It's like a little resort right here. Having an on-site cafe attached to the building downstairs with great gourmet coffee and food? That's just next-level convenience. Okay, so a huge shout-out has to go to RPM, the new management company. They took over right after I moved in, and honestly, it's been a game-changer. They're doing an incredible job, especially compared to Greystar, who was here before (if you know, you know). The folks in the front office team are seriously the best – so professional, always super friendly, and they really go out of their way to help with anything you need. Every interaction is just smooth sailing and you feel really looked after. What really stands out about Derby, for me, is how safe it feels. You just have total peace of mind knowing everything is super well-kept and monitored, no homeless people hanging around our building like other areas of downtown – the community here is genuinely considerate. The soundproofing is fantastic, which means you actually get to enjoy peace and quiet in your own space, no loud neighbors, which is a big deal! And they even have a pool curfew, so evenings stay nice and calm for everyone. The only noise you hear is the music from the bars around, which is a lot of fun! They're also on top of cleanliness. The common areas inside and all around the building are maintained they keep up with if there’s any trash outside lying around the building. You can tell they take a lot of pride in keeping the place looking great. Honestly, Derby has totally surpassed all my expectations. I have to give a special shout-out to Tiana from management – she's amazing! Her leadership is so hands-on, she communicates wonderfully. If I ever have an issue, she gets it sorted out super fast and effectively. She's really a fantastic contact and shows how top-notch the whole RFM team is. So, if you're looking for a vibrant, safe, and really well-run place downtown where you can enjoy all the excitement, the music, and the amazing vibe of city life, but still come home to total comfort and style, you seriously have to check out Derby.”

“I have lived at Tela Verde for 8 years and since then Belinda And Valerie and Saul has been the Great. The former management company was bad. The office has worked with me with paying rent the work orders have been done fast. We had problems with roaches but Belinda and her team took care of it. Atomic pest control is great. The price for these apartments are good. I saw some of the reviews for Tela Verde it sounds like people who left were not on good terms. I would recommend my community.”

“I've heard many different reviews, some are really good, others not so much. For me, living by myself in a single bedroom apartment for the past 6 months, it has been really good experience. My move in process was very fast. A friend recommended me this place before I arrived in Phx. I didn't have the time to tour the property but Daisy sent me enough information, photos and even videos that I was able to see before making the decision to move here. When I finally came, having leased the apartment already, it didn't disappoint. I was very happy. After moving in, they respected all of the special discounts for the length of time that they promised. At the very beggining, there were a few items that did malfunction in a short period of time. The disposal didn't work, the fridge made a lot of noise and the filter had to be replaced. Also they didn't provide me with the information of the Internet service that they were already charging me until I realized about it and asked for the info weeks later. But besides that, I cannot complain. The apartments are very clean, no roaches so far, and the place is very peaceful. I love my balcony and also the kitchen. The amenities are great and I've been able to use most of them. Perhaps the only downside of my apt is that I feel there isn't enough space for storage. I think they could easily install a few more shelves at the laundry or closet and it would be even more appealing. I have realized that parking is an issue, especially for visitors. But for people like me, living with a single car, with infrequent visitors, it isn't really a problem and I haven't had any issues with other people parking on my spot. Maintenance team can be seen very often. I like the fact that I can recycle some items and the valet trash, though charged (not optional), provides good service. I've lived in quite a few apartments for the past few years in different cities but these ones, at least as of now, have been the best!”

I would like to still be here and stay in my home i love it here. It's been very quite and peaceful no homeless, and we're finally secured. The whole office team has been great. Missing Ms Morgan please come back. Jamie i like her don't get another manager , I think she's capable of handling 2 jobs.. Ron great guy does so much work it's been a pleasure knowing you . “+ Amenities + Location + Views + Rooftop Pool - Maintenance - Sound Isolation The main doors have a gap near 1 inch tall which leaves your apartment exposed to the hallway. Front desk is hardly present for any issues and there was a broke pipe that took a solid minute to get fixed. Workout area is nice, maxes out at 70 for the dumbbells, no sprint treadmill, and 1 squat rack.”
