“Hello everyone. Share my experience with Maintenance services in the apartment complex Fontaines at River Oaks. First create the ticket. The next day Mauricio ( technician) diagnosed our dishwasher and replaced the pump. Unfortunately there are two issues happening. Anyway, the next day Mauricio replaced the whole dishwasher due to the main controller failing. It takes two days but the care is important and the attention of our problem too. Thank you Mauricio and team.”

“I recently self-toured the historical lofts/apt for a 1b1b. It's a beautiful loft with exposed brick walls and nice appliances. The community has great amenities and is walking distance to some amazing places in Japantown.But this 5 star review is for Maricela and the leasing office. Maricela was really helpful and answered all the questions I had, and I had a lot!I didn't submit an application this time but I'll definitely consider the property in future.”

“Living at the Lex has been great, the highlight of the 2 years here has been the maintenance crew, specifically Irving. He’s always been helpful especially in one instance our car got towed accidentally, during that situation he coordinated w t management and the tow yard to get it out for free that same day. Always happy and a great help. 5 stars !”

“I wanted to give a shout out to Sandra. I recently got my car towed out of my parking spot because I didn’t have my parking permit displayed. She reached out to me and agreed to reimburse me for half of the amount. That’s pretty reasonable since I did forget to display my permit.On top of her helping out with the reimbursement, she is also in the process of helping us transfer to a unit we’ve been interested in. At first, we were told we had to pay a pretty big amount in order to transfer, but she re-calculated everything and got it down significantly. No discounts involved, but is implementing the proper process for us. I appreciate her taking the time to hear me vent and to talk me through the transfer step by step. This is the type of service all companies need.Thank you Sandra for hearing me out and actually helping me.”

“I love this place. The co-ordinates are aligned.I don't know who these dementia laden people are who have the balls/stupidity to complain, but THIS is to THEM. Get your butt into your thankfully very low rent, yet extraordinarily extremely high life apartment closet (of which ALL 3 ARE ROOMY ENOUGH TO FIT YOU!), get down ON YOUR KNEES in PRIVATE & THANK GOD (whatever God you thank or whatever you choose to call God!) & then ask FORGIVENESS for being so thick headedly ungrateful, promise to do better, DO BETTER & then LISTEN!Prayer is LISTENING! “We checked out La Terraza Apartments on Saratoga in San Jose, and even though we went with another place, I had to share how great it is.The grounds are super clean and look beautiful. The team, especially Austin and Gabriel, were amazing during our tour. They really care about the place and the people.La Terraza offers a sweet deal on 2 bed 2 bath units, and the location is perfect. It was a tough choice for us, but if you're looking for a fantastic community with a friendly management team, give La Terraza a shot.While we didn't choose to move in, I wanted to give credit where it's due. La Terraza deserves this positive review!”

“I recently moved to San Jose from Santa Cruz and Vespaio was one out of probably fifteen apartments I viewed. Hands down, Vespaio had the BEST customer service. Toni and her team are amazing! Some apartments can be slow in responding to you which can be really frustrating when you have ample amount of options, but Vespaio can get you moved in ASAP, and they call/email promptly. I had some apartments that would NOT leave me alone but Vespaio was not like this, if I ever was working and could not respond, they would try once more and then give it a break. The interior of the apartments are incredibly stunning with a ton of natural light compared to many of the other apartment buildings in the area (many of them feel like dungeons). Thank you Vespaio for all of your help!”

“A great place to live...I have lived here for over a decade and chose the complex because it was within 2 miles of my work. Just coming here from a Condo in Santa Clara and having all the amenities of Condo life, which include gated entrance, garage, in unit washer/dryer, dishwasher, deck, pool, hot tub, gym, great maintenance crew and super awesome management (shout out Jenny & Lina) If you are looking for place to dwell for a reasonable price in the land of crazy rents THIS IS THE PLACE!PS. The mature, well maintained landscaping and lots of trees are a bonus too!”

“I was in a hurry to move into a new room at the meridian at midtown apartment. The community relations team did help me a lot with the smooth and fast process. Melina, Kaitlynn and many other staff at the leasing office communicated with me daily so that I could move in at my preferred and much needed date. Additionally, when it comes to paperwork, Brandon's help was immaculate for me. Even the manager Jose was there all the way assisting me with the move in request. I couldn't be more thankful for what they have done for me. I am now happily living with my friends at the meridian at midtown and I would like to highly encourage future tenants to confidently apply for it.”

“I have lived at Serrano Heights for about four years. It has been a an amazing experience living here. Val in the leasing office is very professional and easy to deal with. Val is also incredibly efficient as I know there are a lot of residents here but she always responds quickly, is very helpful and supportive.”

“Let me just update whats going on here as of July 2023 on this property. The previous management company was terminated by the owners of Almaden terrace, along with Marcelina who left a huge mess. First off, Marcelina brought in a ton of tenants that then signed up for Covid in 2020 and never paid their rent and about twenty of them still live here along with other problem tenants she never addressed. I have lived here since 2014. The new management (encore) is getting on top of all the issues here and it's already a hundred times better. They still have some party late at night issues and kids not being supervised, but there is a whole new management staff that lives on the propert, they've hired three new maintenance people that are way better then the last company, Aries, had hired. And they have security an site all night. There are 260 units of two and three bedroom family friendly units and yes the parking is a drag on the outside of the complex. As a resident you get two parking spots, so having five cars in your household, this is going to be a challenge for you. We just changed units after being in one for seven years that needed paint and fixing, and the management was awesome about it and made it so easy. They will tow your cars in the red fire zones, they will shut your party down at ten pm for they sake of everyone. They let your kids run, play and have fun but they frown on yelling and screaming loud. It's safe here But you still have to watch your kids. They also have a playground and a pool. It's built in 1970 and yeah it's not an updated complex on the outside but the gardens and lawns are nice and well kept. Best of all they let you have dogs and cats. It's one of the least expensive complex in the bay area and a great location for shopping. So after being a two for years it's a four now and soon it will be a five.”

“We've lived here for a few months in an Alexander Unit. The 5 stars is for the staff, especially the maintenance crew, although I'd give the overall apartment complex 4 stars. The 5 stars:- the maintenance staff are responsive, fast at their work, and very friendly and professional- FRANCISCO, in particular, came to help fix a shower issue recently and was friendly, patient as I badly explained the issue, and quick with the repair. He's also great with cats. - NICK at the office is skilled at his job and similarly patient with my concerns. I misinterpreted the visitor parking situation and he was polite and understanding as he explained how visitor parking works. He was also upfront with some of the downsides of the complex and what the company is doing to address those shortcomings when we asked when we first toured the complex. - apartments have heat pumps which are much more environmentally friendly than traditional heating/cooling devices. Makes me happy. - pet friendly! Lots of dogs and cats!!- one laundry room with 5-6 washers and dryers PER FLOOR (at least within the H, I, and J buildings)The less than 5 stars:- pulling out of the complex can be a bit nerve wracking, especially when school is in session- internal hall ways leading to the apartment is very stuffy and warm, especially in the summer time- airflow/cross breeze within Alexander apartments is non-existent- bedroom window faces the wall of the closet which does not help with the lack of airflow- no bike storage at the complex - would love to see that installed either in a common outside area or within the entry ways of certain buildings- the on-site laundry machines are rarely cleaned (a common issue with contracting laundry machine operations)- occasional noisy neighbors even through the double pane windows (although usually shut it down by 11 PM)- there are occasional issues with unhoused folks being in the community and car break ins - the staff is working to address these concerns, but your comfort with this may vary”

“I love living here. It's been almost 2 years. Very friendly manager Senada, and handyman Rogelio are awesome. The landscaping is gorgeous. I have a nice big patio. Having a really big washer and dryer in my unit is a HUGE plus. The living room is quite spacious, such a good layout when you walk in, very open. My bedroom is giant, tons of closet storage space, and double sliding mirrors on each side. A/C unit blows super cold, and heater in the bedroom makes it snuggly. The living room windows are really big so I get the perfect amount of sun. Nice recessed lighting in the kitchen, and built in ceiling light in the living and bedroom. The bathroom and kitchen are all updated, nice countertops and fixtures. Stainless steel appliance and nice flooring. The various upstairs neighbors I've had, don't make too much noise. It's also amazing having a nice covered car port. In the last year, they've put up gates with codes to get in through the front which has greatly helped prevent mail break-ins. All the neighbors are incredibly nice, too! Such a friendly, welcoming environment. I see all these reviews mentioning cockroaches, but I have never seen one in my unit or around the property. I know it's San Jose and roaches are pretty prevalent everywhere, but if you keep your place clean, it shouldn't be a problem. If I ever have an issue or question, they are great at responding promptly. I honestly love living here and don't want to move anytime soon!”

“The Delmas Park Apartments in San Jose are a decent option for those looking for an affordable living arrangement. While the apartments themselves are nothing to write home about, they provide the basic necessities for comfortable living. Don't expect any fancy amenities, but you will have access to laundry facilities and a small parking lot.The location of the complex is relatively convenient, with easy access to 280 and 87 freeway, public transportation and nearby stores and restaurants. “I really enjoyed my stay at Vintage Towers. I lived by myself here for about 2 years; 2009 & 2010. The location was awesome and a short walk to my workplace. Restaurants & grocery stores within walking distance. SJSU is also nearby. It can get loud since it's in downtown and on a busy street. Loud sirens and cars passing by. I'm used to living in the city life and the city noise don't bother me at all. The building is old and outdated. It doesn't bother me. Hence, it's vintage. Love the lobby area. Beautiful marble wall all around. Laundry room on the bottom floor. I lived in one of the loft studio penthouse on the very top floor. Tall windows. Small living room & kitchen with spiral staircase to the bedroom area. It had gargoyles along the ceiling trims. It's made of wood. Not sure if it's still there. The space is small but it was perfect for me as I was living on my own. My furniture was minimal. The only problem I had was the bathroom drainage. It was an issue living on the top floor with the pipes being backed up almost everyday. The water doesn't drain well in the bathtub & sinks. The main thing is that the toilet works. It does get very hot during the daytime. There's no AC. Thank goodness the windows can open up. There's no window screen. The evenings & night does cool down and it feels good sleeping with the windows open during the summer. There is a garage parking for tenants. It's assigned and I got two spaces. One for me and one for visitor. Overall, it's a cute loft with great views. My friends loved it when they visited. The neighbors were quiet. Had no issues with other tenants and management. Hopefully, management made some improvements with the pipes & water issues.”
