“Our experience at The Reef apartments has been wonderful from our first tour to move in, The apartments are well appointed and tastefully designed. The amenities are exceptional but the views are the real star! Waking up to the sun rising over the pond is priceless.

Ciara and John worked together to find a creative solution to accommodate the timing of our house sale. They have been so helpful! Paul in maintenance provides timely service and is so warm and friendly! We are very pleased with our decision to move to the Reef!!”

“I just had an air conditioner repair today,Sunday July 9 from Deandre. I did not want to call and bother anyone; however, The air conditioner was making such a banging noise since yesterday and today. Deandre came right away and knew exactly what was wrong and replaced the part that was needed. I am very thankful!”
“Great front office staff! The maintenance team is very attentive and quick! I love how strong the sense of community is and how homey my apartment feels. I love the 24 hour gym, its so nice to be able to go to the gym when I cant sleep at night. The resort pool is also a dream honestly! They just put a new fire pit in and added a turf section. Its so nice to live somewhere that is constantly trying to better the community.”

“Fast response time for any issue I've had since moving in. Had an after hours maintenance issue. Maintenance tech was at my door within 20 minutes. Any issue I've had in the apartment has been handled quickly and professionally.”
“The property manager Anily has really changed the property for the better!!! Constantly looking to improve where improvements are needed. She personally hears out complaints and does what she can to help. Wonderful place to live ✨️”

“WE LOVE OTTER RUN! It’s an older complex which is why I believe it’s so affordable to live here. There’s nothing wrong with it being an older apartment complex because when things break the maintenance staff is amazing and comes and fixes it as soon as they possibly can depending on severity. The complex pays for pest control to come once a month and spray your apartment, which is amazing because I am terrified of bugs! The office staff is my favorite. Hidie and Karen are the best and Dave, the maintenance guy is my dog’s #1 best friend (Dave carries around dog treats). If you’re looking for a community and a place where you feel comfortable and welcome this is definitely the place for you. We have been here for almost 2 years, we love it.”

“I'm giving this complex 4 stars in fairness, because the best pro is that it us by far the lowest best priced apartments on this whole east side in a good area, the biggest con is that the apartments aren't the nicest, and the maintenance guys are Terrible. They are lazy and hide out. It's hard to get them to come fix anything. It took my mom 1 month to get them to replace a sink that had a hole in it when we moved in. You have to way your priorities though, because there are nicer apartment complexes around here that have worse people in them and are more dangerous than here and this place will save you money compared to all the others, so choose your battles wisely. My advice is stay far away from country club lakes and park of milazzo! Those 2 are worse and more expensive!”

“I loved living here at cabana. Jax is such a huge city. Moving here you really never know what’s a good area or not. Cabana has everything right off the 295 exit. But far enough where it’s not in your backyard. I work nights, and it’s so quiet during the day, there’s never any trash, or maintenance issues. The size of the apartments with the option of a garage is so convenient. For what’s out there (cost, size, location) you really can’t beat it. Everyone I interacted with was so professional, and accommodated many of my needs. (Living on a certain floor, only wanting Xfinity/ not AT&T for internet, needing a garage)
Plus you have an extra storage unit right outside your front door. If you’re moving from an expensive city. You’ll feel more free here!”

“The first week I moved in my AC shut off. During that time the staff 100% stepped up and had my back. They consistently called and updated me on the status of my AC, set me up with a mobile AC unit while I waited, and profusely apologized. The matter was fixed within days and I am thankful that the staff worked so quickly and efficiently all while being kind.”
“My experience with the staff was excellent I have moved in completely and I am enjoying my new home. Everything is going well. It's the best living here so far, I have nothing but good things to say about Wood Hollow, the homes are absolutely beautiful. I would suggest to my family and friends to move here.”
“I've lived here since February 2021, a few staff left and new staff came in. I don't mind the Enclave, I never had a problem with staff, I am having a problem with all these new people feeding the geese, and there's poop everywhere it's annoying at this point. But overall my apartment is clean, maintenance always come when I need them honestly. They've replaced my dryer and AC when it became broken. They're responsive to me, I have not had any thing stolen from my car so not sure wha that is about. But other than the geese feeding I recommend it. The dog park needs to be updated though, my dog got fleas from it, it was terrible. I definitely don't go there anymore and it's a hole underneath the fence for the dog so they can easily escape, that's the only downfall I have. And if you have insects they'll get the guy to come spray your place. He only comes certain days of the week but he'll come. Hope my review helps.”
“The office staff is extremely professional. The property manager India was very helpful. When I called to inquire about the property they were very friendly and sneered on the first ring. The tour was amazing the model unit was up to par. I would recommend this property. The outside and landscaping was very nice. Great upkeep of the property.”
“Moving in was a breeze. Victoria Miller and Anna Perkins were very responsive and persistent on updating us on the status of our move in. When I read the negative reviews about this place they all seem to complain about THEIR NEIGHBORS and not the actual apartment complex. This complex is equipped with your standard appliances, which is fine. The bedroom is carpeted which is awesome and the floors are very nice. I saw other reviews about being able to hear upstairs neighbors, which I can understand because when I walk around I feel like I'm making booming noise beneath my feet. Other than that everything works perfect and the amenities are CLEAN and easy to access.”

The office staff- Elinor has been great, the manager Renee is also great. I usually don't have a need to go to the office but when i have, its been a pleasant experience. Thank you
Maintenance- in my opinion could do a better job. i have only had one of them come over for a fridge issue, which the issue might have fixed itself. The gentleman that came over in my opinion was not that good. The other maintenance guy i talked to while at the pool. He was a nice person. I don't remember his name though.
Overall property- The pool gets mis used by people that either live here or maybe there from the hotel across the way. It was actually nice to see that management put up a code to the pool in an attempt to stop the mis use. The apartment is nice and i like the spacious size. Better than when i had a 3br house that was 916 sq ft. lol. The common areas are pretty well upkept, however the pool area can be trashed by some people. That is really a shame. When the pool area is cleaned up it looks absolutely amazing. Nice area, close to the shops and access to most of Jacksonville.
Price- I do in my opinion think that the price is a little high for these, however they are really nice apartments, so you do get quite a bit for your money. I would definitely recommend this as a place to live.
Conclusion- I love it here, hope i can continue to be a resident here for as long as i can. I appreciate everything when we moved in from the office staff. It was a smooth move in.”

“This is my first ever apartment. It’s close to the beaches and my workplace and I live in a 2 bedroom apartment. The rent is very inexpensive and the apartment itself has been very nice. It’s very clean as long as you keep yourself clean (which you should as a grown adult) and the neighborhood also seems to be very good for kids. I don’t have any kids of my own but it’s nice to see there’s a lot of family’s here.”
