“Very happy here, I couldn't imagine living anywhere else! The views are 10/10; the river and the dolphins swimming outside my balcony are the first things I look forward to every day. Amenities are excellent: Sky Lounge, Sky Gym, Sky pool, EV charger(S). There's some nice ambient scents in the leasing office I enjoy when I swing by to jack drinks from the mini-fridge. Hallways always smell fresh, and cleaning staff keeps things tidy. Maintenance is quickly responsive to tickets. I wish these were rent-to-own! Took me about 5 minutes into my property tour to make my decision. Thanks to Chad and the team, keep it up!”

“I lived at Brooklyn for around 3 years and have to say, it’s a pretty great place to live in Jacksonville. This is due to the management team. I’ve dealt with some lousy management groups, but Mark is the best. I’m a bit of an anxious person who is frequently in contact with the office about questions, concerns, etc. Each time I had a question, Mark would be in touch.

For example, my dog began to have sudden health issues when being outside the complex. We were wondering if it was due to something cleaners were spraying outside. Mark reached out right away, spoke with me, answered questions, went back to ask the cleaners what they were using, ask if it was new, and got back to me. He didn’t have to do any of that. When a friend of mine’s car was broken into in the parking lot over the weekend, Mark allowed us to use a garage spot until Monday when we could take it in for repair. He goes above and beyond. To say he’s exceptional would be an understatement. I’d be thrilled to live in any property he managed. The staff under him is also great - Keysha is a huge help and the maintenance workers are kind and efficient.

The rest of my experience was again, pretty good. I never felt unsafe. You need a fob to get anywhere in the complex. This can be good and bad. Is it secure? Yes. But never forget your fob or you will be waiting around the door until someone else who lives in your building enters/exits to get back in. The office on site also needs a fob to enter, so it’s just a pain to deal with if you forget that one thing. There’s a mailroom, a gym that has been recently renovated, a small office. Across the street is a string of stores which is helpful. The river is nearby. There’s also plenty of guest parking. I see complaints about this and never understand it. I had guests over frequently and there’s always an abundance of open spots. So please don’t let those comments be a deterrent.

In terms of the quality of the apartment - I think it’s serviceable. The appliances are okay. If you run into any issues, maintenance jumps on it. I’d say walls are thin. Noise depends on who is around you. Unfortunately I had a very bad domestic abuse situation above me. This made many nights unpleasant and ourselves and neighbors had to call the police on them on occasion. My apartment was fortunately facing the parking lot, so I did not get much other noise from outside. But if you are facing the other side by the street, it is loud and disruptive. You do not want to be facing the street at all. Fire alarms are also really sensitive, which can be annoying at times when cooking. Overall though, you’d be comfortable in one of these units. It isn’t luxurious but it’s clean and comfortable. You get what you pay for and here that’s largely a good thing.

I think, unfortunately, where I take a star off is based on external factors. It’s not a reflection of Mark or his team. But I’ve felt there’s been a decline in quality of clientele. It’s noisier. There’s a Uhaul daily in the parking lot for people leaving. I’d say it’s louder. There were a string of a few car break ins from non-residents. Just things that never happened earlier that became more prevalent over time. The domestic abuse situation above me was unsettling as well. We’ve also had to deal with neighbors with absolutely out of control dogs. Dogs that would charge at you coming out of the elevator as the owner can barely restrain them. And lastly, the mail carrier from USPS is really bad. They misplaced several of my packages since February and required me tracking down the Postmaster to sort it out. Mark told me many residents were having issues with this new carrier and it stinks dealing with all that. Not sure a fix is coming soon either.

TLDR, this apartment is a safe bet. The management team is worth it. The units themselves are fine, nothing you haven’t seen before. And the complex is nice with plenty of parking. I’d highly recommend it, with my only concerns being unreliable USPS serv”

“I just had an air conditioner repair today,Sunday July 9 from Deandre. I did not want to call and bother anyone; however, The air conditioner was making such a banging noise since yesterday and today. Deandre came right away and knew exactly what was wrong and replaced the part that was needed. I am very thankful!”

“My mum has been living here for about 20 years. We have seen the office staff come and go. My mum loves it here. Sometimes the elevator does not work but as soon as anything is reported to the office, someone investigates. Mother Donna interacts with the staff and has only pleasant things to say. The place is kept clean and the security is good. Rules are made about letting outsiders in and sometimes the rules are broken by the residents but mostly they look out for each other. I wld recommend Rosalind Villas to anyone needing a nice lace to live ??”

“Our experience at The Reef apartments has been wonderful from our first tour to move in, The apartments are well appointed and tastefully designed. The amenities are exceptional but the views are the real star! Waking up to the sun rising over the pond is priceless.

The staff are so helpful and accommodating.
Ciara and John worked together to find a creative solution to accommodate the timing of our house sale. They have been so helpful! Paul in maintenance provides timely service and is so warm and friendly! We are very pleased with our decision to move to the Reef!!”

“Great front office staff! The maintenance team is very attentive and quick! I love how strong the sense of community is and how homey my apartment feels. I love the 24 hour gym, its so nice to be able to go to the gym when I cant sleep at night. The resort pool is also a dream honestly! They just put a new fire pit in and added a turf section. Its so nice to live somewhere that is constantly trying to better the community.”

“MAA 220 Riverside is so clean and is perfect in location. Today I went to tour the complex looking at 2 bedrooms and studio apartments. They have all the amenities you could want including fitness center, pool, grilling area with outdoor mini fridges, pet spa, etc. The fitness center is 24/7, internet is included with the trash valet & community amenities fee. The specials they have going on are great such as one month for free! Packages are delivered right to your door. Parking garage is available to safely park underneath the building.

Petra Novak was our leasing consultant that showed us around. She was extremely knowledgeable, friendly, and patient. I only scheduled to look at 2 bedroom apartments but at the last minute I asked if I could look at the studio and she happily obliged. I would highly recommend working with her and I look forward to working more with her in the future when I am ready to start applying/moving in!”

“Moved here last year from Potenza across the street and am BEYOND happy with that decision.
For about the same price, we get a much more spacious (and CLEAN!) apartment, with a garage and updated appliances (stainless steel everything in the kitchen).
I live on the second floor and have never had an issue with noise, besides hearing my neighbors' music sometimes but never past 9-10PM.
In the past year, they have kept the community looking beautiful (more so than the folks across the street) and maintenance shows up when requested.
We just resigned our lease for 12m, and thankfully the rent stayed the same from our first 15m lease.
Really, the only con is the small gym offered!”

“Ciel Apartments: Very nice apartment complex located in a very good section of town. Close to Mayo Clinic. Apartment had nice amenities but could use some more kitchen utensils for cooking and at least one more chair in den area. Also would be good to offer some handicap bars in the shower and toilet area (especially for post surgery short term rehab patients at Mayo or other medical facilities in the Jacksonville area.
No issues with coordinating move in or out with Corporate Suite Shoppe. Very helpful people.”

Brittany/Bri (Leasing Professional) was very polite and professional responding to our questions/comm/con in a timely fashion. This could not be more appreciated and reduced much stress as we were seeking Off-campus Housing for our new to UNF student. We visited many other apartments offered through UNF off campus housing portal ultimately sticking with Drake at Deerwood. The Drake hands-down provided all or close to all of the amenities with reasonable monthly costs. However, Brittany was the driving factor that made The Drake remain number one on our list while we viewed others as she continues to be good natured and professional.”

“The Residences at Barnett has first class people, beautiful exposed brick apartments, granite countertops/stainless steel appliances, and is one of Jacksonville's historic architectural jewels. Furthermore, the addition of more amenities is going to happen with the growing momentum to accelerate Downtown's revival, and two of the 18 floors not yet built out. Happy with my decision to move in start of this year, and can't wait to see what's to come (especially Downtown retail growth) in the not so distant future!”

“I hardly leave reviews but I felt compelled to do this one. This place is amazing and here is why: 1) the people that work here are caring. They have been working here for years and they take time to know you and really care about you. I signed the lease with Jill twice and she has been very kind to me. I can’t praise all of the staff enough. All of them have helped me in some way or another. 2) the facility amenities are in great shape and clean. You can walk into the bathroom in the gym every day and it is spotless clean! I really appreciate this because I am a clean freak. The pool is always looking beautiful and they give proper maintenance always. You should come look for yourself!! 3) The lake, OMG I feel blessed every day of my life when I wake up and look to the lake. My apartment view is lake front. This might not be a thing for you but I am a nature and animal lover and I appreciate the lake, the ducks that are so friendly, the turtles that come up to say hi ☺️. It is breathtaking. 4) The location. The school system was very important to me when making a decision on the lease, and I am confident I made the right choice. The school system is graded A, one of the best in the state.
Then why 4 starts instead of 5. Here is why: 1) I wish the appliances could be updated to a new style. The black style seems out of date. 2) There are roaches in my apartment and they have sent pest control but it didn’t do the trick so I went out myself and bought poison food strips and it seems to be working so far. I am absolutely terrified of roaches. I am in a war in my apartment but I am gonna win ??
I wish I could give 4.5 starts instead because the cosmetics is not deal breaker. I passed out on other apartments that are brand new construction for this place and I don’t regret one bit. The roaches can be an issue if it can’t be fixed but I am confident I am gonna win; after all, I pay rent and they don’t. ???

“My wife and I have lived at cypress cove for a little better than ten years.The current management team has been the best maintenance is the best.It's an older property, and they do their very best to make it look inviting.And fresh and clean.We've really enjoyed our experience here and plan on staying! “My husband and I are satisfied with the home we have in Alaqua. The environment, the pool are very clean. The staff is friendly and for any problem we may have had, we received a quick service. it is a very quiet area with a good community.we suggests this residence for everyone that is looking for home,you will find here a very friendly and nice place.”

“My brother and his family recently moved into this complex and it the entire place has been kept clean. Security has improved under new management (about a couple of weeks now). The facilities in the club house is decent and the pool area is nice. One thing though is you cannot use outdoor grills and there is no grilling area in the outdoor space by the pool as well.”

“I moved in when the complex first opened up, lived here for a year, moving because I'm leaving Jacksonville. The facilities are nice & clean, amenities are great and maintenance is outstanding. My studio is perfect for a single person and the fact that my utilities were included is a plus. I even had my own washer! My only complaint is that the refrigerator is tiny and can only hold so much. Definitely worth checking out!”
