“Overall the experience was pretty horrible. We stayed for business and picked for the location. The rooms were obviously not cleaned (underwear was found in front of the bed and the showers had dirt in the tub). Location was central to what we needed for our business trip, but I'd choose to drive further for another hotel next time I find myself on the cape.”

“We have stayed here twice now and plan to return whenever we are in the area. The very best Inn we have ever stayed at with the best people and environment. The care that the owners give to each and every detail does not go unnoticed. They take such great care of you here we cannot give enough stars for the experience.”

“Cute, cozy, charming atmospere that always feels like home when you return. You will always feel like family here. The rooms are clean and decorated beautifully. Martin is an amazing host and will always make sure you have everything you need. Ashley and Dina are the sweetest. This place is a hidden gem that is truly special. Also about a 10-15 min walk from the beach! Beach towels are provided during your stay.”

“We were only here for a few days for a family funeral. It was cold at the time so it was nice to be able to get to the lobby and pool area from inside the building which was expansive. The rooms were clean and had everything you needed. Kitchen area was nice, but cooking isn't allowed which is understandable. There are restaurants on site; one was closed for the season. I wouldn't mind coming back for an actual vacation.”

“PROs: The location is great, and the rooms themselves are clean and have clearly been renovated. The rate is good, and so if you're looking for a truly decent place to stay near the beach at a fair rate, this is probably a good spot.

CONs: There are just details that could benefit from some tightening up, and that in my mind keep it from being a spot I'd seek out again. The wall Heat/AC unit was fussy to say the least. We reset it three times, and it finally operated as it should. When we arrived, it was cold outside, and the room temp was in the 50s, so its needing that much troubleshooting was a bummer. Similarly, despite literally downloading the manual from the web, we could never get the in-room coffeemaker to brew. It's a Keurig knock-off, and it shows. And when we wanted a late night snack, the vending machine wouldn't take bills, just coins.

I love these renovated old-school motels, but when they're not traditionally operated, meaning you don't check in with a human on-site, things really do just have to work for a customer to feel great about the property. We've stayed at several over the years, and while the attempt at excellent was there, the bummer in my mind is that it just wasn't. I hope that a year from now I read that all of these wobbles have been resolved. I'm rooting for Team Sandy Neck.”

“Good place for the money. One of the more affordable options on the Cape. Being as close to the water as you are. Being on the main road (rte 28) makes a little noisy with regular police and ambulance traffic. During my stay, the indoor pool was closed except for the morning we were leaving, for maintenance. outdoor pool was a nice option when not at the beach or to kill time between activities.”

“I stayed here weekly for nearly 3 years, sadly I will have to stay elsewhere due to work schedule changes. The front staff is amazing, both check in and Christine with check out. Clean rooms too, great location and parking.”

“The hotel was nice. The pool area, lobby, and breakfast area were nice. It was clean and beds were comfy. The only issue we had was breakfast. We went to breakfast an hour before close and there was no food left and the tables were gross. Overall a good stay though.”

“This is a good hotel - clean, good staff, great location for the Cape. The only issue was the toilets are really low and small. If you are tall or have a weight issue this will probably be a problem. I am 65 and thankfully in decent shape, and I had trouble with it.”

“Wonderful service.
Sonny and Zee were the nicest and truly went out of their way to make me feel welcome and cared for. I felt safe, comfortable, and very much at home. Thank you for making my stay so great!”

“The staff we encountered were very nice. The room was clean and ready. The marsh outback was beautiful. I was pleasently surprised by the breakfast offerings, gave us a great way to fuel up for day ahead! My grandkids had a great time in arcade and pool. It will be a location we would go to again.”

“Can't beat the location. Perfect weekend getaway accommodation. We stayed in the double room, which has a partition that separates the bedroom and living room space. Rooms were clean, and comfortable. Literally across the street from Parker Beach. Recommend this for anyone looking for a weekend cape cod summer getaway.”

“It’s great for the price! The room was totally clean and very large. The room is a bit dated but I felt totally comfortable staying here. The location is great. I would recommend staying here if you are looking for a budget friendly option in Hyannis.”

“Stayed here for two nights on business and the room was clean and quiet. The bed were extremely comfortable and a nice big walk in hot shower, which is something I always appreciate! Breakfast was decent with something for pretty much everyone.”

“We had our Son and Daughter-in-law wedding at the Popponesett Inn under the tent in the middle of a tropical storm last weekend.Even though the weather was not the best it did not overshadow the amazing job Jennifer the wedding coordinator and her team did. They were the absolute best. Didn't miss a beat. The venue, the staff and the amazing meal is still being talked about days later. Jennifer put my daughter in law and son at ease since there needed to be a few minor adjustments to the schedule do to the weather. Everything was flawless. If you are looking for a wonderful venue and especially the most amazing team look no further than The Popponesett Inn @ New Seabury.Cathy Mc”

“Oh my gosh , not every day do you find a guess receptionist that is willing to help you . Dena at the front desk when out of her duty to help us . I applaud her for her efforts, thank you and may God blessings be upon you. We need more Dena in this world”

“Stayed Friday-Sunday and had an enjoyable time. The room was very nice, true to photos, clean and updated. The mini fridge was good sized and able to hold all the groceries I brought with me. The bathroom was very clean and even has an antibacterial UV light option. Location is perfect. It was across the street from the beach so I was able to get a spot early and relax all day. They also had well kept a pool. Would stay here again for a weekend get away. My only complaint was noise from nearby construction (which they can't control) and that you have to pay a $25 daily parking fee.”

“Could not have asked for a better place to spend a Cape Cod weekend. Ginny and Craig were so sweet and accommodating for me and my grandma. Would love to return again soon”

“Pleasantly surprised - Room was clean, bed was comfortable, staff was nice, pet friendly & location was amazing! I was a little apprehensive after reading some of the reviews (especially from a few years ago) but it looks like they have refurbished recently. While it’s not the Hyatt or Ritz, it’s still much better than some places we have stayed with our dog.”

“We had a room with a loft on the beach. RM 201 is on the 2nd and 3rd floor with 2 queen beds downstairs and a fold out queen sofa upstairs. Room was refreshed. Bathroom was fine water pressure in the shower was unusually good. Kitchen area was a little small could use a coffee nook table. The coffee maker was on a tray on the cook top. Had a table with 4 chairs. Maybe a bigger table with 6 chairs in case you had a full house. We had 5. Ordered Doordash one night at a nearby pizza place didn't have enough seats in the room. Pizza on the cape is not a thing.
Couldn't make tea with water in a pan if you brought one, had to put the coffee maker on the cooler we brought. The little store area could offer some half and half for sale, it has small milk bottles. No breakfast or coffee available on the grounds but there are plenty of places near by.
Strangely the room doesn't have silverware or pans even though it has cabinets, a small fridge, a sink and a cook top. Plastic ware is available from the front desk. There are 2 balconies one small one downstairs and one upstairs. 2 chairs on each so if you have the 6 people the room will fit your not sitting together outside. Many of the decks are poly wood but ours were pretty weathered pressure treated. There a plenty of lounge chairs by the beach and pools. Could use a couple regular chairs by the water for us older folks who can't get up from the low lounge chairs. 2 good size TVs in the room that had content for the kids. I went back and forth here but I hope you get the idea. They call themselves a boutique hotel. I traveled for work. I spent 3 days a week in hotels at a minimum sometimes months all over the world. If I owned a hotel they would have showers with good water pressure and a wand not a shower head alone the toilets would all be toto brand with a bidet seat. I first experienced the toto at the Hotel Grand Via above the Kyoto train station perfect. At least 600 thread count sheets and a blanket not a duvet. too heavy. A restaurant and bar that you wanted to be at. On the roof if possible. The China Grill on top of the Park Hyatt is an amazing venue. Overlooks Beijing on the 65 floor. The hotel lobby is on the 64th floor. Rooms are below. Anyway the Ocean Mist...I'll probably go back”

“There is no hot tub. It broke and took it out of service for good. Besides that, it’s a nice hotel and they still have a sauna right next to the 4 foot pool and breakfast.”

“Contrary to many harsh reviews, this place is not so bad. I had some concerns before my arrival for a conference. The staff has been more than welcoming. The rooms are not 5 star accommodations but clean and maintained. The shower water pressure is great, better than at home. The conference center accommodations are well equipped and comfortable. The food is reasonably priced and not bad at all. Nice large outdoor pool and pool furniture. The staff and management are really trying to make a positive experience.”
