“We had a wonderful experience at the Kimpton Cottonwood Hotel’s Afternoon Tea service. Our server Sam and the manager Jamie were both outstanding.

Jamie went out of her way to ensure everyone was taken care of smoothly and in a timely manner. Her presence made the entire service feel organized, warm, and effortless.

Sam was an excellent server who was attentive, welcoming, and very knowledgeable about the set tea menu.

I wasn’t lucky enough to meet the pastry chef, but her creations were unforgettable. I will absolutely be back for more of her treats.”

“We have been staying here for years and never have anything to complain about! Reliably a clean and comfortable place to stay with our cat. Hot tub and breakfast are great perks. We like the suites, which have more space, a table, and a couch. Suites also have an extra sink and a microwave. Can comfortably walk to the main part of Aksarben village on back streets. They removed the EV charging station which was a bit of a disappointment.”

“Easy to navigate facility. Guest laundry is complimentary. There is a fitness center with free weights and cardio equipment. Great for a workout after traveling all day.
My husband and I enjoyed a comfortable, peaceful night’s sleep. Quiet atmosphere which enabled us to really rest after a long day of driving.
Overall, affordable and nice. We will definitely stay here again.”

“I had a very nice room. I immediately checked the sheets and towels for hairs and stains. I also checked the bathroom for hairs and stains. All clear. The sink did not drain slowly, but I did see some gunk in the crevice of the sink. There were some water stains on the ceiling above the shower, but for the most part, it all looked clean. The location isn’t great because there is tons of construction outside, but im sure that’ll change once they are finished. The staff is really nice and accommodating, even though I only stayed for two nights and didn’t interact with them much. They have a nice restaurant attached that I had breakfast at and they have vallet parking. I would stay here again.”

“First time staying here. Quick one night with an infant. Food at the bar was great for a late night meal. Pizza was delicious. Lobby area is very nice with tons of seating. No water bottle refill station and the tap water didn’t taste good. Only canned water for $4+ so make sure you bring water prior to getting here. Pool and fitness center were nice but we did not use. Complimentary coffee. Room was just okay. Bathroom sink was clogged and took 10 minutes to drain. Shower did not appear to be cleaned. Hair on walls. Glass and shower floor were incredibly dirty. Floors of bathroom need to be deep cleaned. Remote control and side table were not clean, sticky and hair. We probably will not stay here again because of the room not being fully cleaned. Parking should be free. It’s a lot right outside in the back of the hotel. It was odd that they charged.”

“I can’t say enough about the friendliness and professionalism of the staff. Front desk Delia was a Godsend. We showed up 1 day ahead of our reservation and she accommodated us swiftly. Jessica at front desk also saved the day by granting entry after I showed up without my husband who held the room key. Allen, Jessica and Tara started our days in an awesome way with great nutrition. The facilities were always clean, while our room was very comfortable. This is our 2nd stay at this location. We will call this location home whenever in Omaha!”

“The rooms were spacious and seemed clean. The bathroom was a little bit outdated with peeling paint and some places that need caulking. The front desk gentleman was super fantastic. Very nice and friendly. No issues with checking in. So glad they had parking connected to the hotel! I was here for an event at the CHI health center. Easy walking distance. Would definitely stay here again.”

“We had a wonderful stay here 10/18/24-10/19/24. We booked 2 rooms and had a dog with us. We got to pre-check in and choose our room!
There was a shuttle service that could take you anywhere within a 5 mile radius. It took us to dinner.
The hotel was clean, well organized and the staff were very friendly.

Nearby activities: We came to see Dylan Schneider in concert at Barnato's which was such a cool space and within walking distance of our hotel.
We ate dinner at The Local, which had fabulous food and was easy to get into on a Friday night.

Walkability: There is an outlet mall about a 1/4 mile away which has great restaurant options. Also, the hotel is on a frontage road which was a great option for me to walk my dog.

Food and drinks: There is a typical breakfast bar in the morning, free of charge. They also have a cook to serve option for $12.50. there were about 6 cook to order options to choose from. Everyone we saw who was coming to eat breakfast ordered from the cook to serve. There was a waitress who was very friendly.”

“We were in Omaha on the 25th of December 2025 and it was so foggy. We did not want to continue our drive home so we called choice privileges and they accommodated us at this place. Everything was perfect. Was a very nice hotel. A good breakfast in the morning and good coffee. I highly recommend this place and of course choice hotels.”

“I stayed a week and really enjoyed my stay. Everyone was super nice and the place was easy in and out. There was a great donut shop (pettites pastries) and bar (green onion lounge) within walking distance and overall the rooms were nice and big. Overall just a great experience.”

“The hotel is very clean and organized. The staff is kind and attentive to guests needs. They go above and beyond to make a guest feel -as their name states — Comfort. I was more than impressed by the feeling of being greeted and actually heard. There is a pool and fitness center as well as good location to many nearby places for food or shopping. “We stayed at this hotel on January 24. I believe the front desk gentleman who helped us was name Dupree. He had the best customer service and enthusiasm for his role and it was greatly appreciated! He did a tremendous job and kind to everybody who walked through the door. Very valuable teammate for sure!”

“The room was very clean and the staff was great. Location is 15-20 mins from downtown and right down the road from The Amazing Pizza Machine. Quick access to the highway and plenty of retail close by.

Rooms: Rooms were clean and well stocked. Full sized refrigerator, microwave, and 2-burner stove.

Nearby activities: Right down the street from The Amazing Pizza Machine and only a 15-20 minute drive to the Kiewitt Luminarium and Omaha Zoo downtown.”

“The service was great, the person checking us in was so nice and professional. Our check in was quick and smooth. The handicap room was spacious but somethings were awkward for someone in a wheelchair to access. The room door does not stay open so that someone in a wheelchair can enter without assistance. The bathroom door does not stay open either, again making it hard for someone in a wheelchair to access by themselves. The soap in the bathroom is attached to the wall out of reach of someone in a wheelchair to reach. The toilet has a button flush on the tank, again making it difficult for someone to reach who cannot stand and turn. For a visually impaired person, the all white of the bathroom made it difficult to distinguish the sink from the walls, etc. It would also be great if there was not a curb going in and out of the hotel minus the small cutout, it makes it hard for not only wheelchair access but also pushing carts. All in all, we enjoyed the hotel, these things are to point out the difficulties for a handicapped person to access. I would recommend and stay here again.”

“We stayed here from Friday through Monday. The location is great. Easy access to a highway, Target/Walmart are close, good shops are near. Small drive to some nice malls and decent food places around. Gas stations and coffee shops right across the street.

The rooms look really nice and clean, but the beds are uncomfortable. Overall, the place is in nice condition, but the elevators can be slow by the front desk. There is another elevator by the pool that isn't used as much and is quicker.

The windows can be loud on windy days and with L street being busier, the road noise can be loud from time to time. If you're a light sleeper, I would try to get a room away from L street.

The pool is just a kid pool. My son loved it. There is a hot tub, but it gets used up by the kids, too.

Fitness room was pretty nice for most hotels I have been to. Machines were clean and worked. Free weights were on racks, they also had a nice bench. Good flooring with mats as well.

Breakfast was alright. It gets you by rather than spending money. They have eggs, biscuits and gravy, bacon or sausage links, waffles, yogurt, cereal, quite a bit, really.

Overall, I would stay at this hotel again. I just wish the beds were more comfortable.”

“I have been staying at this hotel for many years during my visits to Omaha.

One notable aspect of this hotel is the friendly staff all around. The check-in desk personnel during my arrival, the maintenance team, and the breakfast staff all exhibited above-average friendliness. In particular, a maintenance employee went out of his way to say, “If you need anything at all, please only ask.” Additionally, the room was clean and aligned well with the Hilton value proposition. The front desk attendant seamlessly connected my reservation to my rewards account without needing any prompting and even provided us with complimentary welcome waters. I also appreciated being granted a late checkout, which was incredibly helpful for managing the needs of our children. The breakfast offered was above average and very enjoyable.

However, there were some issues that detracted from our experience. The ice machine on my floor was broken, and there was an inoperable microwave due to an electrical problem with the outlet. Although the repairman addressed the issue, it took time out of our visit. Furthermore, there were no walnuts on the breakfast buffet, which was disappointing. I also found it challenging to obtain certain items from the front desk, as they seemed to only keep a limited selection of essentials. For example, it was difficult to find a garbage bag, which we always find necessary.

Overall, while there were a few drawbacks, the overall experience was positive, and I look forward to returning on my next visit to Omaha.

I had a wonderful stay at this hotel. From the moment I arrived, the staff was warm, welcoming, and very professional. The check-in process was smooth and quick.
The room was clean, spacious, and well-maintained. The bed was extremely comfortable, and all the amenities were provided as promised. I especially loved the peaceful ambiance and beautiful view from the room.
The food was delicious, with a good variety of options for breakfast. Room service was prompt and efficient. The hotel’s location was also very convenient, close to major attractions and transportation.
Overall, it was a pleasant and relaxing experience. I would definitely recommend this hotel to anyone looking for comfort and great service. Looking forward to staying here again!”

“I have stayed here a handful of times while in Omaha for work purposes. The staff have always been warm, friendly, helpful, and engaging. The hotel is always very clean and organized. Everything is maintained and updated well. The breakfast is wonderful. The lobby has a lot of things you can buy if you need something but don't want to run to the store. There is a good pool and a nice gym. I highly recommend this place, it's especially pleasant because of the staff who take care of it.”

“Rooms are remodeled and well made, but they were not the cleanest. We found a bra on top of the closet and there were handprints all over the headboards ?, and I think they skip the mirrors too. Staff was polite, and helpful. If housekeeping would make sure to clean the rooms a little better it would be a 5 star!”

“I stay at this hotel probably every other week.

With that, as with this place becoming more of a second home and me seeing both the good and not so great rooms, my stays have been somewhat up and down depending on the room and the travel season.

I appreciate the friendliness of the front desk staff. Even the night audits are friendly on check in. However, my status with Marriott has never been acknowledged. It took me three stays to realize that they don’t give the two free waters to everyone.

The rooms are modern, however some rooms in the hotel are less than ideally maintained. The shower pressure and temperature is 95% adequate, but some rooms have you praying for water pressure like you’re praying for rain in the Arizona desert.

I hate staying here in the summer months, I didn’t deduct stars for this because frankly I hate Nebraska in the summer months as a business traveler as everything takes longer due to the College World Series.

They have an event center down the way; so it might get rowdy depending on whether or not the bride and groom opened up the bar.

This has been a point of contention of mine in the past, but housekeeping has gotten better at respecting do not disturb signs (not just walking in without knocking) and tend to do a better job of keeping the noise down.

It is insanely annoying to have to call the front desk for every single HVAC setting change. I get that this bright cost savings idea was when the hotel was initially built and judging by other reviews it wasn’t really received well that if the owners could go back in time and not install it they probably would, but it’s still worth saying how annoying the “amenity” is to have to call down at 3am to turn the heater on while the night audit is out having a smoke, to then have to wait 20 minutes until she’s done.

It seems like they do make an effort to address the issues people make in the reviews and not just write a canned response hoping that the guest won’t notice the same problem when they come back.”

“This is where I choose to stay when visiting Omaha. The rooms are clean. The beds are comfortable. The shower has hotter water and good pressure. There is also a full sized fridge, coffee pot and microwave. The staff goes above and beyond to make sure you have a pleasant stay. Great hotel at a reasonable price”
