“Overall, I enjoyed my three years living at Washington Place Apartments. The outdoor space is well maintained, the neighbors are friendly, and maintenance requests are handled promptly. I had one emergency request in the three years, and maintenance arrived in about thirty-minutes on a Saturday evening. All the administration staff are also great at responding quickly, returning phone calls, or handling any issues on site. Even the application process was seamless before moving in. A big shout out to Marla and Alexis for all their hard work and professionalism! This property is home to residents with children and pets, so it is lively in the warmer months. I only enjoyed some of the amenities of the pool, clubhouse, and gym due to my schedule, but these are nice additions and add value. The property is situated on the border with Centerville, which makes commuting to Dayton or Cincinnati super easy.
The property's main cons are slow snow removal, apartment style, and yearly rent increases. The few times a year we do get a significant snow store, snow removal does not occur promptly, regardless of whether snow happens on a weekday or weekend. On several occasions, I helped a neighbor remove snow around his vehicle in a handicapped spot. Snow removal should happen regardless of accessibility.
Secondly, the apartments are well-maintained, but are older in style, and are not well-insulated. The 'newer' apartments with 'updated' kitchens and bathrooms are not worth the additional charge as the finishes are similar. You can hear most, if not all, sounds from your neighbor, including running the dishwasher, coughing, t.v., and even speech. I was fortunate to have quiet neighbors, but there was a time when one neighbor's dog, one building away, would insistently bark. I made complaints to management, and the issue was addressed.
Thirdly, rent also has consistently increased each year, which I understand given the changing market. However, they provide notice less than two weeks before renewals, which does not allow residents to make informed decisions about whether they would like to stay at the property.
Overall, I was happy being a resident at Washington Place Apartments for the past three years and would recommend it to others searching for an apartment complex in this area :)”

“The best part about living in Dayton was living at The Promenade At Beavercreek. From the maintenance staff to the front desk we had the absolute best experience. The apartment was spacious and incredibly well maintained. The neighborhood was beautiful and we loved using the pool. Overall we had a great experience and would highly recommend this as your next place to live!”
“Just giving the maintenance here a shout-out: LG is the man. Had the AC go out this morning (July 4th), called emergency hotline and left a msg, he was here in 10 minutes, and had it fixed in 5. He's done the same for our Water Heater in the past, and even helped my wife and I return a baby bird to a nest here on the property that had fallen out once. Best Apartment Maintenance I've ever even heard of, thanks LG! :)”

“I lived here for 2 years from 2021-2023 without any issue. Rent is competitive with other apartment complexes and maintenance issues were handled immediately on request. The management team is awesome as well as they take care of any issues and are generally understanding if you give them advance notice. The community is quiet as well. I highly recommend Ashton Brooke as a place to live if you're in the Dayton area!”

“Where to start? The Landing is such an amazing building with wonderful vibes! Quaintly restored and period decorated with quality tastes and amenities. No two apartments are the same! Ann and Raquel are simply wonderful ladies and such a pleasure to work with, and a treasure to their residents. Never missing a beat with our questions or concerns (There were plenty) and always with a smile on their face or voice over the phone.The Landing is a safe and secure building that not only looks after its residents, but their staff and building, that by the way is meticulously clean both inside and out. My husband and I can't stop talking about how lucky we are to live here! You will never go wrong with calling The Landing home, or as Ann and Raquel say "Welcome Home!" PS, don't forget the tasty coffee bar and alkaline water in the lobby on your way in or out. Now only if there was a popcorn machine ;) Be our fellow resident, you'll be glad you did.”

“Nice place to live. One bedroom apartment is efficient and is all I wanted. They are under new management and are efficient with taking care of issues that may arise. They are pet friendly which is wonderful. I posted pics of apartment prior to moving in and after moving in some months back. Handrails in bathroom is an additional plus for me as well.”

“Decent price, overall pleased, some annoyances.Pros:+ Good cost per square foot (~1.6-1.7 $/sqf)+ Clean interiors, simple design.+ Decently organized package room. Carts available.+ Two elevators+ Digital key to the building, physical keys to apartment.+ Sound isolation is good. I very rarely can hear an upstairs neighbor clomping around, and I can play my stereo up to 70-80 dBa without a single complaint issued.+ 2019 construction.+ Neighborhood is actively developing, decently safe, good foot traffic. We did have a car break in this summer, but no grand theft auto.+ Fiber internet, 1 gigabit for $75.Meh:= Parking is decent, $50-$75 assigned through Parkade, surface lot.= Choose between a view of the baseball field (with all the noise) or a view of the parking lot + radio tower (with no sound except the occasional train).= Club house with a view of the baseball field if you're a Dragon's fan.Bad:- Man, they don't take out garbage frequently enough. There is no chute, just one room per floor with large trash cans. These are supposed to be emptied at least 5 days per week, but there are days that you will smell the reek of rotting garbage. There's a vent in the garbage room but it doesn't negatively pressurize the room, so smell leaks out. I feel for the tenants located near the garbage room, it's unbearably foul smelling in the hallway half of the days of the week.- Drains for bathroom sinks are incorrectly designed. The PVC pipe is too narrow and the height between the drain opening and where the PVC meets the wall is not high enough to motivate drainage (potential energy = force of gravity * height). Consequently the bathroom sinks drain more slowly than they fill and you will have a nasty basin of toothpaste and whatever else you blow into the sink that will slowly drain and coat the sink. This is a design flaw and cannot be fixed without breaking open the wall.- No gym.- No pool.”

The apartment is nice, but the outside of the buildings could use some fresh paint and siding repairs. With supply costs these days, I would expect a delay. Good place to live for your stepping stone to home ownership.”

“We moved here from another housing community in the area that we had a horrible time with from the beginning. When our lease came to an end, we decided to look elsewhere and found Fairfield Lakes! We came to tour the property and met Melissa and Shawn, who both made us feel much more confident in choosing to move into a home here. Melissa also gave us advice for how to handle some of the issues we had moving out of our other property. Since moving in, Melissa has checked in on us to make sure that everything has gone smoothly, and any issues we have had were resolved the day we mentioned them. The homes were recently updated, and also have assigned parking as well as included security systems in the home. The neighborhood around us is quiet and quaint. We love coming home here and look forward to staying a while! Melissa and Shawn make a wonderful team and we are so thankful that they are here!”
