We were helped by Jennifer, she was amazing! So helpful. Kept us updated with every step of the way. We couldn’t be more glad to have had someone like her help us find a place to live! I recommend this place 100%. If you do ask for Jennifer! She will make it 10x better!!!”

“I’ve had such an amazing experience living at The Local Downtown as a student at Texas State University. The downtown location is unbeatable for the price and makes everything so convenient. Campus, restaurants, coffee shops, and nightlife are all close by. It’s perfect for balancing school, work, and my social life.
The apartment itself is modern, clean, and well designed. Even with my layout being a 4x4, it still feels spacious and comfortable. I also really appreciate that everyone has their own bathroom, and they are surprisingly spacious, which makes daily living much easier.
The amenities stand out as well. The study rooms are a huge help during midterms and finals. They are quiet, well maintained, and great for getting work done. The gym is very convenient since it’s open 24/7, and the pool is great for relaxing and is always clean, which I really appreciate.
Parking is another huge plus. Covered and assigned parking makes daily life much easier and takes away the stress of trying to find a spot downtown or worrying about getting towed.
Management, staff, and maintenance are all super nice. Maintenance requests are handled quickly and efficiently, and communication from the team is always clear and professional. Knowing that issues get fixed fast makes living here stress free.
Overall, The Local Downtown is an awesome downtown apartment for Texas State students. Between the location, amenities, spacious rooms, covered parking, responsive maintenance, and supportive staff, I genuinely love living here and would absolutely recommend it to other students.”
“Very nice overall for student apartments. Good TXST bus stop, good maintenance.Cons:Office could be open more often. Mail/packages situation could be better.Communication about construction could be better as well.Apartment was uninhabitable during working hours for a couple of days due to construction.Construction crew uses power tools to saw things outside my window early in the morning”

“When I first moved in, it was a nightmare management wasn’t the best and maintenance was backed up for months due to many issues. They’ve recently undergone under new management and you can see the difference. They started upgrading the property and being more interactive with residence and now there’s always somebody in the office that you can speak to. I Renewed because of the new management. I can just tell that the next lease year is gonna be so much more better than my first year here.
Ok, I had to get back on here and add onto my review, the new management has been so freaking amazing. We finally have a pool after two years! Right in time for finals so we can get a nice little break. They also finally replaced the carpet in my room. Previous management promised me I wouldn’t be moving into an apartment with carpet and of course I moved into the only apartment on my floor with carpet. I let new management know last Thursday and by Tuesday my carpet was replaced! They even call to check in after maintenance request are completed to ensure that everything is okay and properly working. They’re even starting to do resident events, which is something that has never happened since I’ve been here. I updated to five stars. ?”

“LOCATION LOCATION LOCATION!!! Older apartment complex located downtown SAN MARCOS, walkable distance from the square, HEB and various restaurants and shopping. The complex has a parking garage with level access to your apartment which makes it convenient when moving or bringing in groceries, etc. The building is a bit old and in need of updates and repairs. However, when my daughter has submitted a work order maintenance quickly handles it.”

“Cabana Beach is very peaceful and quiet. Everyone here is nice and the staff at the office are super helpful for any questions or concerns you have. Cabana Beach is also very good about sending out updates of office hours and events going on. I have found it a very lovely place to live.”
